The Legend at Mystic Pointe at 190 Manitoba Street is where you go when you want space. Suites here run from 685 to 1,830 square feet — nearly double what most new Queensway construction offers — and sixty percent of the building is genuine two-bedrooms. It sits inside a gated 16-acre community with a 24-hour gatehouse and a full tennis court, and it is the one building in this group where values went up year over year. The floor plans are the story
Look at the numbers: 685 to 1,830 square feet, with 60% of the building being two-bedroom suites and another 13% two-bed-plus-den. Only about 8% are one-bedrooms.
Compare that to what is going up on The Queensway now, where one-bedroom and one-plus-den layouts routinely make up 60 to 70% of a building and a “large” two-bedroom means 800 square feet. The Legend was built in 1998 for a different buyer — people moving out of houses who were not prepared to halve their living space.
If you need a genuine three-bedroom-equivalent footprint, or you are a downsizer who wants real rooms rather than an efficient plan, this building has stock that essentially does not exist in new construction at any comparable price.
Gated, with a tennis court
The Legend is part of Mystic Pointe, Camrost-Felcorp’s roughly 16-acre master-planned community phased from 1992, shared with Skylofts II and the Warehouse Lofts. There is a 24-hour gatehouse — not a fob-and-camera arrangement, an actual staffed gate.
There is also a full tennis court. I want to be clear how unusual that is: land economics in Toronto make outdoor courts effectively impossible in new construction. If you play, this is close to the only game in Etobicoke condo living.
The value trend is the one that stands out
Across the buildings in this cluster, most show flat or declining values. The Legend shows approximately +9% year over year as at August 2026, with units selling around 5% above asking and averaging just 16 days on market.
Trailing twelve-month sold data:
- 1 bedroom: around $530,000 (about $580/sq ft)
- 1 bed + den: roughly $530,000 to $605,555 (about $685/sq ft)
- 2 bedroom: around $500,000 (about $505/sq ft)
- 2 bed + den: around $665,000 (about $669/sq ft)
Six sales in twelve months. Building averages are reported between $609 and $669 per square foot depending on source.
Note the oddity: that two-bedroom figure at roughly $505 per square foot sits below the one-bedroom pricing per foot. In large-format buildings that pattern is normal — buyers pay a premium per square foot for smaller units — but it also means the big suites here are the value play.
Location, and one correction worth knowing
Current service: Route 80 at “Manitoba St at Legion Rd” and Route 76 Royal York South at “Grand Ave at Manitoba St,” about 125 metres away. Old Mill Station is roughly a 28-minute walk or 7 to 8 minutes by car.
Mimico GO is 1.27 km — about a 17-minute walk or 3 minutes by car, which is the real commuting advantage here. Humber Bay Park West is about 5 minutes by car, Costco about 4, Sherway Gardens about 9.

Amenities at The Legend at Mystic Pointe
Sources give four different amenity lists for this building; the items above appear in at least two. A squash court is cited by one source only. A pool, concierge and guest suites could not be verified. The tennis court, however, is well corroborated — and genuinely rare for a Toronto condo.

Who this building suits
Downsizers coming out of houses who refuse to shrink into 700 square feet, families needing genuine two-bedroom-plus space, and anyone who wants gated security with a staffed gatehouse. If you play tennis, this is close to the only option. It also suits GO commuters — Mimico GO at a 17-minute walk is a real asset.
What I’d want you to check
This is a 1998 building, so it is well into its capital cycle — read the reserve fund study and ask specifically about window, elevator, garage membrane and balcony work, and what has already been done. Fees around $0.90 per square foot are on the higher side for this corridor and do not include heat, hydro or air conditioning, so budget accordingly. And confirm the amenity list yourself: four sources give four versions, so verify anything you are counting on.
The value question
This is the one building in the group where the trend line is genuinely positive — roughly +9% year over year, selling above asking in 16 days. That is a real signal, not noise, even on six sales. The large two-bedrooms at around $505 per square foot look like the value in the building to me, because you are buying space at a discount per foot in a format nobody is building anymore. The offset is age and higher fees. For a long-hold owner-occupier, I think the space and the scarcity outweigh both.
