Living here
Renters, Airbnb and elevators at 4 The Kingsway
Do mostly owners or renters live here?
Mostly owner-occupied. Of 5 deals here in the last 24 months, 0 were leases and 5 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at 4 The Kingsway?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 4 The Kingsway
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

4 The Kingsway is not a condo for people who want a condo. It is for people who have lived in a Kingsway house for twenty years, want to stay within walking distance of the same coffee shop, and are done with stairs and snow shovels. The building is small, the suites are large, and the price per square foot tells you exactly who it was built for. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
4 The Kingsway is an eight-storey boutique condominium at the corner where The Kingsway meets Bloor Street West, in Kingsway South, part of the Humber Bay Shores, Mimico, the Queensway and central Etobicoke area of Toronto. It was developed by North Drive, designed by Richard Wengle Architect with interiors by Gluckstein Design, and completed around 2019 to 2020. Condos.ca lists 34 suites; the kitchen supplier’s press kit says 30 residences. The condominium corporation is TSCC-2766, registered on 20 March 2020. Condos.ca lists common elements, building insurance and water as included in the fee.
4 The Kingsway at a glance
A Parisian-style flatiron on a triangular corner
The site is the wedge of land where The Kingsway peels off Bloor Street West, and the building takes the shape of that wedge. Developer Jordan Morassutti of North Drive described it to Bisnow as a flatiron-style luxury building, and the design team leaned into a traditional Beaux Arts look rather than glass.
The architect is Richard Wengle, whose name is better known in Toronto for large custom houses than for condo towers. Brian Gluckstein’s firm designed the interiors, Janet Rosenberg did the landscape, and Cameo Kitchens supplied the kitchens and baths. That combination is a house-builder’s team, and it reads that way when you walk in.
North Drive’s stated approach is to build small, context-sensitive buildings in established neighbourhoods for people who will live in them, not for investors betting on an area. 4 The Kingsway is the clearest example of that idea in west Toronto. It fits the low, older streetscape of the Kingsway far better than a typical mid-rise would.
Big suites, very few neighbours
Condos.ca puts the suite range at roughly 1,088 to 3,751 square feet. There are no studios and no small one-bedrooms here. The smallest suite is bigger than many two-bedroom units in newer Etobicoke towers, and the largest is the size of a detached house.
With 30 to 34 suites over eight storeys, you are sharing elevators and hallways with only a few dozen households. Townhouse-style suites at grade also appear in the building’s listings, which suits buyers who want their own door at street level but still want a concierge and a shared garage.
The sources disagree slightly on the count. The kitchen supplier’s press kit says 30 residences and condos.ca says 34 suites. Some units may have been combined or split after launch, so check the exact count on the status certificate if it matters to you.

What daily life on this corner actually looks like
The building sits at the eastern edge of the Kingsway shopping strip on Bloor, just west of the Humber River. Kingsway village shops and restaurants run west along Bloor, Bloor West Village is across the river to the east, and the Humber valley trails and the Old Mill are close by.
The trade-off is that this is a busy corner. Bloor carries a lot of traffic, and a triangular site means some suites face the street on two sides. Ask which way a suite faces before you fall in love with the finishes, and visit at rush hour as well as on a Sunday morning.
The surrounding blocks are almost all houses, and that is unlikely to change quickly. You are not buying into a construction zone, which is a real point in its favour compared with The Queensway or Islington and Kipling.
How it compares with the two Old Mill Road buildings
If you are shopping this corner, you are probably also looking at Riverhouse at the Old Mill at 30 Old Mill Road and The Riverstone at 40 and 50 Old Mill Road, both a short walk away. They are the natural comparables, and they are very different buildings.
Riverhouse is an 11-storey Lanterra building from 2014 with a full amenity package, including an indoor pool, and river views on most sides. The Riverstone is a 1983 building with only 18 large suites and very little in the way of amenities. 4 The Kingsway sits between them: newer than both, smaller than Riverhouse, and with a more traditional, house-like design than either.
My rule of thumb: choose Riverhouse if you want the pool and the river, The Riverstone if you want very large, traditional floor plans in a tiny building and accept that it is more than 40 years old, and 4 The Kingsway if you want new construction, a designer interior and a Bloor Street address.
Priced against Kingsway houses, not Etobicoke condos
Condos.ca puts the building average at about $1,091 per square foot. That is well above most Etobicoke condo buildings and is closer to what newer luxury buildings downtown ask. Morassutti told Bisnow that North Drive priced its projects just under the entry point for detached houses in the same neighbourhood, and that is the right way to think about value here.
The fee covers common elements, building insurance and water, according to condos.ca. Heat, hydro and parking are not listed, so budget for them separately and ask how heating and cooling are metered in the suite you are considering.
There were no active listings when I checked, which is normal for a building this small. Resales are infrequent, so you may wait months for the right layout, and the price history is thin. I would look at sales in nearby buildings such as Riverhouse at the Old Mill as well as this one before making an offer.

Amenities at 4 The Kingsway
The amenity list is short on purpose: a concierge, a gym, visitor parking and permission for barbecues. You are paying for the suites, the design and the address, not for a party room and a pool you would rarely use.
Jatin’s honest take on 4 The Kingsway
Who this building suits
Downsizers from the Kingsway, Baby Point and Bloor West who want to stay in the neighbourhood and keep a house-sized floor plan. It also suits buyers who care about design and want a building with a recognizable architect and interior designer behind it, in a building small enough that you will know your neighbours.
What I’d want you to check
This is a young building, so the issues are about early operations rather than ageing systems. Read the status certificate and the first reserve fund study, and ask whether any warranty items from the first years were resolved. In a building with roughly 30 owners, every repair is split among very few people, so a single large expense has a bigger effect on each owner than it would in a 300-unit tower. Confirm the suite count, what parking and locker come with the unit, and how heating and cooling are billed.
The value question
At about $1,091 per square foot, you are not getting a bargain by condo standards. You are getting a large, well-finished suite with a concierge for less than a comparable detached house nearby, without the upkeep. If you were going to buy a house here anyway and want to simplify, it makes sense. If you are comparing it with ordinary Etobicoke condos on price per square foot alone, it will always look expensive, and you should look elsewhere.
