It is also, by one measure, the 12th-highest price per square foot out of 58 buildings in the area, and it holds that position with steady sales. This is a building that works. IQ is not a single tower. It is two mid-rise towers joined by a shared podium, arranged around a private park with a playground and courtyard. That configuration is why a 123-unit building can support amenities you would normally need three times the density to justify — the shared podium concentrates them.
The suite naming is a small nice touch: floor plans are named for famous parks — Stanley, Prospect, Griffith — which fits the courtyard concept. Ceilings are 9 feet on floors 2 through 11, and 10 feet on the ground floor and floor 12, so the top floor carries a genuine premium.
The building was specified with energy-efficient glazing and Energy Star appliances, which was ahead of the standard in 2015 and shows up in hydro costs.
The amenities are the reason to buy here
Run the list: indoor pool, hot tub, sauna, a full gym plus a separate yoga studio, a media room, a party room with wet bar and caterer’s kitchen, a games room, a rooftop deck with BBQs and a fireplace, two guest suites, a pet spa, and 24-hour concierge with a security guard.
Among established buildings on The Queensway, only Loggia comes close, and Loggia has no guest suites or pet spa. For a 123-unit building this is exceptional — and it is a large part of why IQ commands the pricing it does.
The honest counterweight, same as everywhere: amenities cost money to run, and fees here at roughly $0.94 to $1.06 per square foot are among the highest on this corridor. You are paying for the pool whether you swim or not.
Pricing — strong, but check the active listings
Trailing twelve months to August 2026:
- 1 bedroom: $499,000 to $552,000 (about $944/sq ft)
- 1 bed + den: $550,000 to $586,000 (about $885/sq ft)
- 2 bedroom: $586,000 to $700,500 (about $856/sq ft)
11 units sold, averaging 20 days on market at about 2% below asking, with roughly +1% value change year over year. Building averages are reported around $756 to $759 per square foot. One source ranks IQ 12th-highest price per square foot out of 58 buildings in the area.
Either the sold data is stale, the active units are materially different (lower floor, poor exposure, no parking), or pricing has softened. I do not know which, and I will not guess. If you are buying, that gap is an opportunity worth investigating. If you are selling, it is a reason to price carefully rather than off the trailing average.
Location
Route 80 Queensway stops at “The Queensway at Zorra St,” steps away. The 80A runs Sherway Gardens to Keele Station, and the 80B rush-hour branch runs to Mimico GO (added September 2024). Islington Station is roughly 20 minutes via the 110 Islington bus; Kipling is about a 6-minute drive.
Gardiner on-ramp at Kipling is roughly 2 minutes — the fastest highway access of any building in this group. Straight-line distances: Sherway Gardens 3.11 km, Mimico GO 2.01 km, Kipling Station 2.07 km, Costco 1.13 km, Humber Bay Park West 3.63 km.

Who this building suits
People who will use a pool and a gym regularly — at these fees the amenities need to be part of your actual life to make sense. The two guest suites make it practical if you host family from out of town. With 73% of the building being one-bedroom or one-plus-den, it suits professionals and couples rather than families, despite the playground.
What I’d want you to check
Investigate the gap between recent sold prices and current asking prices before you act in either direction. Confirm exactly what the fee includes — three sources give three different lists, and whether hydro is covered is a meaningful monthly difference. And be realistic that at roughly $0.94 to $1.06 per square foot, these are among the highest fees on the corridor; that is the trade for the amenity package.
The value question
IQ holds its pricing better than most buildings here — 11 sales in twelve months, 20 days on market, roughly flat year over year in a corridor where several buildings are down. That stability has real worth. The amenity package is the reason and it is genuinely hard to replicate. But the current active asks sitting well below the trailing sold range is a live question, and I would want to answer it with actual MLS data before advising you either way.
