Leases 63%Sales 37%

Renter-heavy building. Of 16 deals here in the last 24 months, 10 were leases and 6 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at ConneXion Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about ConneXion Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

ConneXion is the low-rise answer to the towers rising around Six Points. North Star Homes built about 150 stacked, two-level homes on Fieldway Road in 2019, every one with its own terrace or rooftop patio, at fees well under what the high-rises nearby charge. You give up an elevator and a concierge to get that. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

ConneXion Condos is a stacked townhome condominium at 24-34 Fieldway Road in Etobicoke, Toronto, southwest of Islington Station. Condos.ca places it in Etobicoke City Centre; it is grouped here with Humber Bay Shores, Mimico, the Queensway and central Etobicoke. It was built by North Star Homes and designed by TACT Architecture, and was completed in 2019. Condos.ca lists 148 units, while UrbanToronto reported 150 across six four-storey blocks. The condominium corporation is TSCC-2730, registered on 20 August 2019, and Condos.ca lists FirstService Residential as property manager. Condos.ca does not list what the fee includes.

Low-rise between the towers and the houses

ConneXion was planned as a bridge. The City’s Official Plan designates the Six Points area for high-rise growth, and towers such as The Kip District and Islington Terrace were already coming. On the other side of Fieldway are older detached houses. TACT Architecture designed ConneXion as low-rise density that sits between the two.

The look borrows from the early 20th-century homes of Islington Village: four-storey blocks in dark brick, rather than glass. It reads as a row of town houses from the street, which is part of why it sits comfortably next to the single-family homes.

The site has a short history worth knowing. Before construction, the sales office occupied a one-storey warehouse at 26 Fieldway Road that had until recently housed Alderwood Private School. The site was cleared in 2016.

Two-level homes with your own outdoor space

Every home here is a two-level, split-level stacked townhome, and Condos.ca lists the buildings as two floors, which likely reflects the two levels inside each home rather than the four-storey blocks. Condos.ca reports sizes from about 594 to 956 square feet. The developer pitched them as larger and more family-friendly than a typical new Toronto condo.

The outdoor space is the main reason to buy. Every home has private outdoor space: upper units have large rooftop patios and lower units each have a private terrace. A rooftop patio is a rare thing at this price point, and it is the feature buyers remember after a showing.

North Star specified 9-foot ceilings, oak handrails and spindles, sound insulation and TJ Silent Flooring, a joist system meant to reduce squeaks and sound transfer. The six model names all contain an X, such as neXus, apeX and viXen, and the viXen model shown at the presentation centre was about 729 square feet.

Upper and lower homes live very differently. A lower home with a terrace gives you easier access and outdoor space at grade, but you will hear footsteps from above and your terrace may face a shared walkway. An upper home gets the light, the quiet ceiling and the rooftop patio, and pays for it in stairs.

Two levels means internal stairs, and upper units mean stairs to the front door as well. Ask how many flights you climb from the street to your bedroom, and to the rooftop patio, before you fall for the view.

Why the fees are so low

The fees on current listings run from about $228 to $408 a month, and Condos.ca puts the average at about $0.43 per square foot. That is less than half the roughly $1.01 per foot that Condos.ca shows for The Kip District 2, a new tower a short distance west.

The reason is simple. There is no concierge, gym, pool or party room. Condos.ca lists visitor parking, BBQs and bike storage, and that is about it. There are also no high-rise elevators to maintain or replace.

Utilities are the other piece of the comparison. Many stacked townhome complexes meter hydro and heating to each home, while some towers bundle them into the fee. I could not confirm how ConneXion handles this, so ask for recent utility bills from the seller and add them to the fee before comparing with a tower.

Low fees are only good news if the reserve fund is healthy. In stacked townhomes, the big future costs are roofs and rooftop terraces, waterproofing over the units below, windows, exterior brick and walkways, and the underground garage if there is one. Condos.ca does not list the fee inclusions, so read the status certificate and the reserve fund study before you decide the fee is a bargain.

Living near Islington and Six Points

The site is a short walk southwest of Islington Station, tucked away from the Six Points interchange itself. The data panel on this page shows the transit and walkability numbers.

The area around you will keep changing. The new Etobicoke Civic Centre is under construction on the Westwood Theatre lands at Six Points, and blogTO reports it will include a 16-storey office building, a new library branch and a community recreation centre with pools, with opening scheduled for 2028.

For an owner, that means better services nearby over the next few years, and more towers and more construction. A low-rise home with your own outdoor space should stand out more, not less, as the area fills in with high-rise suites.

What ConneXion asks, and how to compare it

Condos.ca does not publish an average price per square foot for ConneXion. When I checked, three homes were for sale, from a one-bedroom-plus-den and a one-bedroom to a two-bedroom, asking between $475,000 and $675,000. Two were for rent.

Compare ConneXion with a tower suite on two numbers, not one. The asking price may look similar to a one-bedroom in a new high-rise nearby, but your fee is roughly half per foot, and you get a terrace or rooftop patio. Against that, you lose an elevator, a concierge and amenities.

For recorded sales in the complex, see the data panel or ask me for a building sold report. I would also price a ConneXion home against other stacked towns in central Etobicoke, because that is who your next buyer will be comparing with.

The amenity here is your own outdoor space. There is no gym or concierge, but you can barbecue on your own terrace or rooftop patio, and the low fee reflects the lack of staff and shared facilities.

Jatin’s honest take on ConneXion Condos

Who this building suits

First-time buyers and young couples who want outdoor space and a front door instead of a hallway, people moving out of a tower who are tired of high fees and elevator waits, and anyone who wants to be near Islington Station without living in a high-rise.

What I’d want you to check

Ask whether the home is upper or lower, how many stairs you climb, and what condition the rooftop patio and its waterproofing are in. Read the status certificate for the fee inclusions and the reserve fund study for roofs, terraces and the garage. Confirm whether parking and a locker are included, and whether the unit count is 148 or 150, which tells you which records you are looking at.

The value question

At fees around $0.43 per square foot with private outdoor space, ConneXion offers good value against new towers nearby, as long as the reserve fund is in good shape. If you can live with the stairs and without amenities, I think it is one of the better low-rise choices near Islington and Six Points.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
