Living here
Renters, Airbnb and elevators at Bloorwood Manor
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Bloorwood Manor?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Bloorwood Manor
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Bloorwood Manor is a townhouse complex surrounded by condo towers, and that is exactly its appeal. You get 1,200 to 1,700 square feet, your own front door and underground parking, in the middle of Etobicoke’s busiest high-rise district, close to Six Points as it is rebuilt. The questions here are about the garage and the fee, not the location. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Bloorwood Manor is a low-rise condominium townhouse complex of 61 homes at 50–148 Resurrection Road and 20–40 Michael Power Place in Etobicoke City Centre, part of the Humber Bay Shores, Mimico, the Queensway and central Etobicoke area of Toronto. It was built in 2004; condos.ca lists the developer as 1398796 Ontario, a numbered company. The condominium corporation is TSCC-1592, registered on 10 March 2004, and condos.ca lists Maple Ridge Community Management as the property manager. The fee includes common elements, building insurance, air conditioning, water and parking.
Bloorwood Manor at a glance
Low-rise living in a high-rise district
Islington-City Centre West, between Islington Avenue, Bloor Street and Mimico Creek, is one of Toronto’s four business districts outside downtown. The Bloor subway reached Islington in 1968 and Kipling in 1980, and the decades since have filled the area with office and condo towers.
Bloorwood Manor is the exception on its block. Its 61 townhomes sit on Resurrection Road and Michael Power Place, beside towers such as Vivid at 1 Michael Power Place and Port Royal Place at 5 Michael Power Place. You get the tower district’s convenience without living in a tower.
The street name is a nod to Michael Power High School, which was founded in the Bloor-Dundas area in 1957 and moved away in 1993. I could not confirm whether the complex sits on the former school grounds, so treat that as local history rather than fact about this site.
Homes of 1,240 to 1,700 square feet
Condos.ca lists sizes from about 1,241 to 1,694 square feet. That range covers everything from a compact family townhome to something close to a small semi-detached house, which is far more space than the two-bedroom suites in the towers next door.
Townhomes of this size are usually spread across several levels, so ask about the number of floors, where the laundry is, and whether there is a bedroom or full bathroom on the main level if stairs are a concern. I could not confirm ceiling heights from a reliable source.
The developer is listed only as a numbered company, 1398796 Ontario, which is common for single-project builders. It means there is no well-known brand to research, so the building’s own record, in its reserve fund study and minutes, matters more than the name on the original sales brochure.
Living in townhomes beside towers also changes your outlook. Homes facing the neighbouring buildings will see less afternoon sun and more windows looking back at them, while homes facing the interior of the complex tend to feel more private. Visit at different times of day, and ask which direction the main living space and any terrace face before you compare two similar homes.

Underground parking and air conditioning in the fee
Condos.ca lists a parking garage, and parking is included in the fee. Underground parking in a townhouse complex is a real winter advantage, and it keeps the grounds free of driveways. It is also the single most expensive thing this corporation maintains, because garage membranes, drainage and ventilation all wear out.
The fee also includes air conditioning and water, along with common elements and insurance. Air conditioning in a townhouse fee is unusual. Ask how cooling is delivered, whether through equipment owned by the corporation or by each home, and who pays to repair and replace it.
Heat and hydro are not on condos.ca’s list, so plan for your own utility bills. Condos.ca also lists a security guard among the features; ask what hours are covered and what it costs, since staffing is an expensive line in any condo budget.
Six Points is being rebuilt next door
The Six Points interchange, where Bloor, Dundas and Kipling meet, was a freeway-style tangle from 1961 until the City rebuilt it as ordinary street intersections between 2017 and 2020. On the land that freed up, construction started in 2024 on a new Etobicoke Civic Centre with a library branch, a recreation centre with pools, childcare, a public health clinic and a public square on Dundas.
Around it, the Bloor-Kipling block plan calls for at least 2,781 homes, more than 900 of them affordable rentals, and about 10,000 square metres of new parkland, with a district energy system intended to make the area a near-zero emissions community. For Bloorwood Manor owners, that means more parks, services and street life within reach, and years of construction on the main roads.
The data panel on this page covers transit, schools and nearby food in more detail.
How to value a townhome in a tower district
Condos.ca did not publish an average price per square foot for Bloorwood Manor, and there were no active listings when I checked, so I am not going to quote a number. The data panel above shows what has traded here, and I can pull it together in a building sold report.
When I price a home here, I compare it with two groups: large two- and three-bedroom suites in the neighbouring towers, and condo and freehold townhomes elsewhere in central Etobicoke. Townhomes usually trade at a lower price per square foot than tower suites, but each home is much larger, so the total price can be similar to a big tower suite.
Then adjust for monthly costs. Here the fee covers parking, water and air conditioning but not heat or hydro, while a tower fee may cover more utilities but fund a pool and concierge. Compare the full monthly picture, not the fee alone. With no active listings to compare, patience matters here: set up an alert and be ready to move when the right size comes up.

Amenities at Bloorwood Manor
The package is about security and convenience rather than recreation: covered parking, visitor spaces and a security presence. For a pool or gym, residents look to the towers’ private facilities or to the recreation centre planned at the new civic centre.
Jatin’s honest take on Bloorwood Manor
Who this building suits
Bloorwood Manor suits families and couples who want townhouse space and their own entrance but still want the services of Etobicoke’s city centre around them. It also suits buyers moving out of a tower suite nearby who want more room without leaving the area, and anyone who values covered parking.
What I’d want you to check
Start with the underground garage: ask about its condition, any membrane or drainage work planned in the reserve fund study, and how that work would be funded. Find out how air conditioning is supplied and who replaces the equipment. Ask what the security staffing costs. At about 20 years old, the complex is also due for roofing and window reviews, so read recent minutes and the status certificate for any planned major projects.
The value question
I cannot give you a published price per square foot here, so value comes down to the home’s condition and the corporation’s finances. A townhome of 1,200 to 1,700 square feet with underground parking in a district that is about to get a new civic centre and new parks is a strong long-term position. Just make sure the reserve fund is ready for the garage before you pay for the location.
