Living here
Renters, Airbnb and elevators at Kingsway by the River
Do mostly owners or renters live here?
Renter-heavy building. Of 64 deals here in the last 24 months, 40 were leases and 24 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Kingsway by the River?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Kingsway by the River
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Kingsway by the River is the building I show buyers who want the Kingsway postcode and a view over the Humber Valley without buying a house on Kingsway streets. It is new, it was designed by an architect with a real point of view, and its first phase mixes a 21-storey tower with stacked townhomes, which gives you two very different ways to live in the same corporation. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Kingsway by the River at 10 and 20 Brin Drive is the first phase of Urban Capital’s community on Dundas Street West between Royal York Road and the Humber River, in Etobicoke and part of the Humber Bay Shores, Mimico, the Queensway and central Etobicoke area of Toronto. Urban Capital developed it with Northam Realty Advisors, and Wallman Architects designed it. UrbanToronto describes phase one as a 21-storey, 78-metre tower with 201 suites plus stacked townhomes; condos.ca lists the corporation at 80 units and three floors, which appears to describe only the townhomes. The condominium corporation is TSCC-2901, registered on 25 March 2022, and it is managed by Melbourne Property Management.
Kingsway by the River at a glance
A former Rona lot turned into a three-part community
This site used to be a big-box Rona store and its parking lot, with two small office buildings beside it, on the stretch of Dundas West just before it drops down to the Humber. The Globe and Mail reported in early 2017 that Urban Capital and Northam Realty Advisors would replace it with a tower, a mid-rise and a set of townhomes. UrbanToronto tracked the site being cleared in late 2017 and shoring starting in early 2018.
The plan was built in two phases. Phase one is this corporation: the 21-storey tower at 20 Brin Drive, set at the northeast corner of the site where it looks over the valley, and the stacked townhomes at 10 Brin Drive, west of the tower. Phase two is the eight-storey mid-rise on Dundas, which registered separately later in 2022 as Kingsway by the River 2.
That matters when you buy. Three buildings share one site, one driveway network and, very likely, some shared facilities. Ask for the shared facilities agreement along with the status certificate so you know what this corporation pays toward common systems and what the other corporation pays.
Wallman’s international style, and why it fits the valley
Wallman Architects designed all three building types. The Globe described the approach as modern and in the international style, and Urban Capital’s own marketing leans on clean lines and big glass that open toward the river, the parkland and Lambton Golf Course. I would call it restrained rather than flashy, which suits a site surrounded by woodland.
UrbanToronto’s construction photos show the townhomes finished in dark brick, which gives them a heavier, more residential look than the tower. Inside the tower, the launch materials promised full-height windows, oversized balconies and nine-foot ceilings in the principal rooms, with larger terraces on many suites and rooftop space on some penthouses.
Urban Capital has a reputation for design-led buildings, and this was its second project in this part of Etobicoke after St. Andrew on the Green, the mid-rise overlooking the golf course on Mimico Creek. If you like that building, you will recognise the thinking here.

Tower suite or stacked townhome: two different purchases
At launch, plans across the project ran from about 479 to 1,500 square feet, one to three bedrooms. The Globe reported 80 stacked townhouses with their own street-level entrances, upper units with roof terraces and garden suites at grade with garden terraces. UrbanToronto counted 75 townhomes in two blocks, so the published numbers do not match; the status certificate and the declaration will settle the exact count.
The townhomes suit people who want a front door on the street and private outdoor space, and who do not mind stairs. The tower suits people who want an elevator, a concierge-style lobby and views. The developer told the Globe the main market was empty-nesters, with smaller suites aimed at first-time buyers, and that is still the mix I see here.
One practical point: condos.ca groups 10 and 20 Brin Drive on one page and shows only three floors and 80 units. If you read that page and think the whole corporation is a small townhouse complex, you will misjudge the fee base and the reserve fund. Count the whole corporation.
Between the Kingsway and the Humber
The address puts you at the top of the Kingsway, with the valley on one side and Dundas West on the other. Developers set aside roughly 20,000 square feet of parkland on the river edge, and the wider plan talked about renaturalizing the conservation land around it. For dog owners and runners, the trail access is the real daily benefit.
Dundas West here is a changing strip. Several mid-rises, including Humber Lofts and The Prince Edward next door, have gone up in the last decade, and more proposals are coming along this stretch. Expect some construction around you for a few more years. The transit, schools and walkability figures for this address are in the data panel on this page.
What it costs, and how it compares to phase two
Condos.ca puts the average for this corporation at about $868 per square foot. That is a premium over Kingsway by the River 2 next door at about $808, which makes sense: the tower has the height, the valley views and the larger suites, and the townhomes have private entrances and terraces.
When I checked, five suites were listed for sale, asking from about $729,000 to just under $2.1 million, with monthly fees from roughly $440 to $1,415. The two listings above $1.7 million both carried fees of around $1,400 a month, which tells you they are large suites. Average numbers here hide a very wide range, so compare like with like: townhome to townhome, and tower floor to tower floor.
Condos.ca does not list what the fee includes for this corporation. Before you compare fees with another building, get the fee schedule and confirm whether heat, water, cooling and parking are in the fee or metered separately. In a 2022 building, many utilities are metered by suite, and that changes the real monthly cost.

Amenities at Kingsway by the River
Condos.ca lists a gym, party room, media room, meeting room, bike storage and visitor parking. The launch plan also described a lounge with a bar and a seventh-floor social space with a terrace, day beds and a fire pit; confirm what was actually built and who can use it before you buy.
Jatin’s honest take on Kingsway by the River
Who this building suits
Empty-nesters leaving a Kingsway or Humber Valley house who want to stay in the area, and professionals who value design and quiet over a downtown buzz. The stacked townhomes suit buyers who want a street entrance and a terrace, and the tower suits anyone who wants an elevator and a view over the valley.
What I’d want you to check
First, the corporation’s full makeup: how many tower suites and townhomes, and how costs are split between them and with the phase two building. Second, the shared facilities agreement and the reserve fund study. Third, any outstanding deficiency or warranty items from the first years after registration in 2022; new buildings often still have open items, and the board minutes will show them. And because condos.ca lists no fee inclusions, get the fee schedule in writing.
The value question
At around $868 per square foot, you are paying a premium for Kingsway proximity, valley views and a design-led building. Against a house in the Kingsway, it is a much lower entry point; against older condos along Dundas West, it is more per foot, but newer. For an owner-occupier who will stay a long time, I think the location holds its value well. If you need more space for the money, look at phase two or the older buildings on Old Mill Road. If you want to talk through a specific suite, book a call.
