Living here
Renters, Airbnb and elevators at Kingsway by the River 2
Do mostly owners or renters live here?
Renter-heavy building. Of 51 deals here in the last 24 months, 40 were leases and 11 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Kingsway by the River 2?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Kingsway by the River 2
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Kingsway by the River 2 is the cheaper way into a design-led new building at the top of the Kingsway. It is the eight-storey mid-rise on the Dundas Street side of Urban Capital’s site, with smaller suites than the tower behind it and a lower price per square foot to match. The question I ask buyers here is simple: do you want the address and the building, or do you need the view? I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Kingsway by the River 2 is an eight-storey, 137-suite condominium at 4208 and 4210 Dundas Street West in Etobicoke, part of the Humber Bay Shores, Mimico, the Queensway and central Etobicoke area of Toronto. It was developed by Urban Capital with Northam Realty Advisors, designed by Wallman Architects, and marketed during sales as K2 Condo Lofts. The condominium corporation is TSCC-2948, registered on 25 October 2022, and Melbourne Property Management manages it. Suites run from about 511 to 1,082 square feet.
Kingsway by the River 2 at a glance
Phase two of a three-building site
Urban Capital and Northam Realty Advisors bought the old Rona store site on Dundas West near Royal York Road and planned three building types on it: a 21-storey tower, stacked townhomes and this eight-storey mid-rise. The tower and townhomes came first as phase one at 10 and 20 Brin Drive. This building, phase two, runs along the south edge of the site facing Dundas.
UrbanToronto reported the mid-rise at 137 units while the second level of its underground garage was being formed in early 2020, and the corporation registered in October 2022. At the original announcement, The Globe and Mail described the shorter building at 130 units with about 30,000 square feet of ground-floor retail. The suite count changed during design, which is normal; condos.ca’s 137 matches UrbanToronto.
Being a separate corporation on a shared site is the key legal fact here. You own into TSCC-2948, not into the tower’s corporation, but you share a site with it. Ask for any shared facilities or reciprocal agreement and read how the costs of shared roads, garage areas and amenities are divided.
Compact suites, loft branding
During sales this building was branded K2 Condo Lofts. That is a marketing name, not a hard loft conversion: it is a new concrete mid-rise, designed by Wallman Architects in the same international style as the tower, with clean lines and a lot of glass. If you are hunting for exposed brick and timber beams, this is not the building.
Suites here run from about 511 to 1,082 square feet, so you are mostly looking at one-bedrooms, one-plus-dens and two-bedrooms. The two listings for sale when I checked were a one-plus-den and a two-bedroom. That is a narrower, smaller range than phase one, which had larger tower suites and townhomes reaching about 1,500 square feet.
The launch specification for the project promised full-height windows, nine-foot ceilings in principal rooms and generous balconies. I could not confirm whether every mid-rise suite received the same ceiling height, so check the floor plan and measure during a showing.

Which side of the building you are on matters
The developer’s pitch for this community is views: over the Humber River Valley, the parks, Lambton Golf Course and the downtown skyline. At eight storeys and set on the Dundas frontage, this building does not see over the tower. Suites facing Dundas look at the street and the retail strip; suites facing into the site or toward the valley do better.
This is the single biggest pricing factor inside the building. Two suites of the same size can live very differently depending on exposure, floor and what sits in front of the window. Ask for the floor, the exposure and a photo out of the main window before you compare two listings on price alone.
The retail at grade is useful for daily errands but also brings deliveries, noise and evening traffic. Lower suites on the Dundas side feel that most.
Life at the top of the Kingsway
The location is the reason to buy here. You are at the north end of the Kingsway, steps from the valley trail system and the parkland Urban Capital set aside along the river, with Old Mill and Bloor Street West to the south. For people moving out of a house in the area who want to stay near their friends and routines, that matters more than square footage.
Dundas West through here has filled in with mid-rises over the last decade, including Humber Lofts and The Prince Edward nearby, and it continues to change. The transit, school and walkability figures for this address are in the data panel on this page.
Lower price per foot than the tower, higher fees per foot
Condos.ca puts the average here at about $808 per square foot, compared with about $868 for phase one next door. You give up the tower’s height and the townhomes’ private entrances, and you get a lower entry price into the same site.
When I checked, two suites were listed for sale, asking about $559,000 to $589,000, with monthly fees of roughly $658 to $796. Across those active listings, fees worked out to about $0.97 per square foot. That is on the high side for a 2022 building, and it is the number I would want explained.
Condos.ca does not list what the fee includes. Before you compare it with an older building where heat and water are often bundled in, find out whether this fee covers any utilities, parking or a share of site-wide costs. A smaller corporation sharing a site with a larger one can end up carrying a meaningful share of common costs. The status certificate and budget will show you.
Parking and lockers are the other line to check. I could not confirm from public sources how many suites here came with a parking space or a locker, and in compact one-bedroom buildings many do not. A suite with parking is worth noticeably more on resale, so make sure the listing says exactly what is deeded or assigned, and confirm it in the status certificate.

Jatin’s honest take on Kingsway by the River 2
Who this building suits
First-time buyers and downsizers who want a new, well-designed building at the top of the Kingsway and do not need a large suite. It also suits investors who want a newer one-bedroom-plus-den near the valley with a manageable entry price.
What I’d want you to check
Start with the fee: about $0.97 per square foot is high for a 2022 building, so read the budget to see what drives it, and check the shared facilities agreement with the tower corporation. Look at the reserve fund study and the board minutes for any open deficiency items from the first years after registration. Confirm what amenities you can actually use. And compare exposures carefully, because a Dundas-facing suite and a valley-facing suite are not the same product.
The value question
At around $808 per square foot, this is a reasonable way to buy into a new building in a strong location. The trade-offs are smaller suites, fewer amenities than the listing name suggests, and a fee that needs explaining. If the fee checks out and you get a good exposure, I think it is fair value. If you need more space, the older buildings along Old Mill Road give you more square footage per dollar. Want me to pull the recent sales numbers for this building? Book a call.
