Living here
Renters, Airbnb and elevators at Kingsway Crescent
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Kingsway Crescent?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Kingsway Crescent
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

At about $1,011 a square foot, Kingsway Crescent is priced well above most of the Etobicoke condos I write about, and it is built for one buyer in particular: the Kingsway homeowner who wants to sell the house and stay. It is a 2024 boutique mid-rise of 92 suites and 10 townhomes at the Humber, with real stone outside and big terraces. Whether the price is worth it depends on which suite you buy. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Kingsway Crescent is a boutique mid-rise condominium of 102 residences (92 suites and 10 townhomes) at 4125 Dundas Street West, also addressed as 150-160 Kingsway Crescent, in Etobicoke, Toronto M8X. Condos.ca places it in Kingsway South; it is grouped here with Humber Bay Shores, Mimico, the Queensway and central Etobicoke. It was developed by Harhay Developments and designed by TACT Architecture, with interiors by Patton Design Studio. Condos.ca and UrbanToronto list eight storeys; the 2020 launch coverage described nine. The condominium corporation is TSCC-3059, registered on 17 May 2024. Condos.ca does not list a property manager or what the fee includes.
Kingsway Crescent at a glance
Built for Kingsway downsizers
The pitch for this building has been clear from the start. When it was announced in 2020, the developer said the area had very few condominiums, and aimed the oversized suites and family-size townhomes at local owners who wanted less space without leaving the neighbourhood.
That is a real gap. The Kingsway and the streets above the Humber are mostly detached houses, and an owner who wants one-floor living, an elevator and a concierge has had few choices nearby. Kingsway Crescent fills that gap at the corner of Dundas Street West and Kingsway Crescent, which gave the project its name.
Harhay’s first idea for this corner was different. A terraced rental mid-rise was proposed here in 2016, and it became a condominium when the project was relaunched in 2020. That history does not change anything for you as a buyer, but it is a reminder that this corner was always going to be developed, and that the developer chose to sell rather than rent.
Stone outside, terraces everywhere
TACT Architecture designed the building with a real stone exterior and faux-wood metal finishes, a palette chosen to fit the parkland around the Humber. UrbanToronto also lists A& Architects on the project, and SITE/C did the landscaping.
The outdoor space is the main draw. Residences come with yards, patios, terraces or balconies, and the large north- and south-facing terraces look out over the mature tree canopy. The ten townhomes give a family-size option with grade-level outdoor space and a condo’s maintenance arrangements.
Condos.ca reports suites from about 533 to 2,041 square feet. The smaller end is a one-bedroom-plus-den, which is not what the marketing emphasised, so this is not only a downsizer building. The larger end is a genuine house replacement, and those are the suites that will hold their appeal best.

Ten townhomes inside a condo
The ten townhomes are the part of this building I would look at most closely. They give you the size and the grade-level outdoor space of a house, with a concierge, an elevator building and a gym next door, and someone else handling much of the exterior upkeep.
The questions are different from a suite. Ask which parts of the townhome are exclusive-use common elements, who looks after the yard, patio and front door, and whether the townhome has direct access to the underground garage or a walk around the building. Also ask whether the townhomes carry a different fee per square foot from the suites, because that varies by declaration.
Resale for townhomes in a small building can be slow, simply because only ten exist. That cuts both ways: a buyer may wait for one to come up, and a seller may wait for the right buyer. Price it against freehold semis and towns nearby, not only against the condo suites upstairs.
What daily life looks like here
The amenity package was designed for people who are home a lot. Launch coverage described a rooftop terrace with a fire pit, a dining area under a trellis, a green roof and skyline views, plus an art gallery and lounge, fitness and yoga studios, indoor bike storage and a dog wash. Peter Triantos, a neo-abstract expressionist painter, was commissioned for permanent art near the main-floor amenity space.
Condos.ca lists a concierge, gym, party room, rooftop deck and visitor parking. Visitor parking matters more than people expect in a downsizer building, because your family will come to you now.
The setting is the Humber valley end of Dundas, where the street drops toward the river. You get parkland and trails on your doorstep and a quiet residential feel. Day-to-day shopping is more of a short drive than a stroll, so check the data panel on this page for transit and walkability before you decide you can live without a car.
Over $1,000 a foot: what you are paying for
Condos.ca puts the building average at about $1,011 per square foot, and the average fee on current listings at about $0.90 per square foot. That price is well above most Etobicoke resale condos, and it reflects a new building, boutique scale, stone construction and the Kingsway address.
When I checked, three one-bedroom-plus-dens of about 500 to 699 square feet were asking $539,900 to $579,900, with fees of about $512 to $582. Two two-bedrooms of 800 to 899 square feet were asking $737,093 to $763,490, with fees of about $738 to $772. Two larger two-bedroom and two-bedroom-plus-den suites were asking $969,900 to $984,900, with fees of about $910 to $968.
Some of those asking prices end in unusual figures, which can be a sign of developer inventory. If you are buying from the builder rather than a resale owner, ask about HST, closing adjustments and occupancy terms, because they change the real cost. For recorded sales, see the data panel or ask me for a building sold report.
Seven suites for sale in a 102-unit building is a fair amount of choice, which gives you room to negotiate.

Amenities at Kingsway Crescent
The amenities lean toward quiet use: a rooftop terrace for dinners outside, a lounge and gallery, fitness and yoga studios, and a dog wash. In a building of about 100 homes, these spaces will rarely be crowded, which is part of what you are paying for.
Jatin’s honest take on Kingsway Crescent
Who this building suits
Long-time Kingsway, Lambton and Humber valley homeowners who want to sell the house and stay close, buyers who want a large suite or a townhome with real outdoor space, and anyone who values a quiet boutique building over a tower with hundreds of neighbours.
What I’d want you to check
Find out who manages the building, because Condos.ca does not list a manager, and get the status certificate for what the fee covers. Ask about Tarion warranty claims, the performance audit and the first reserve fund study. If you are buying a townhome, ask which parts of the exterior and outdoor space you maintain and which the corporation does, and confirm whether parking and a locker are included.
The value question
At about $1,011 per square foot, you are paying a clear premium. For a large terrace suite or a townhome bought by someone who plans to stay for many years, I think it can be justified, because there are so few comparable options nearby. For the small one-bedroom-plus-dens, I would compare hard against newer buildings at lower prices per foot before committing.
