Living here
Renters, Airbnb and elevators at Longhaven Luxury Lakeside Towns
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Longhaven Luxury Lakeside Towns?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Longhaven Luxury Lakeside Towns
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Longhaven is a small, recent stacked-townhouse complex in Long Branch: 28 homes by Inmino Developments, completed in 2022, a short walk up from the lake. The plans are larger than most new stacked towns, running from about 1,000 to more than 1,500 square feet, and some come with their own rooftop terrace. It is new enough that the warranty and the first reserve fund study are still the story. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Longhaven Luxury Lakeside Towns is a condominium stacked-townhouse complex of 28 units at 28 Marina Avenue and 66 Long Branch Avenue in the Long Branch neighbourhood of Etobicoke, near Lake Shore Boulevard West, part of the Humber Bay Shores, Mimico, the Queensway and central Etobicoke area of Toronto. It was developed by Inmino Developments and designed by Guthrie Muscovitch Architects. The condominium corporation, TSCC-2924, was registered on 12 July 2022, and condos.ca lists ICC Property Management as manager. Homes range from about 1,006 to 1,543 sq ft. I could not confirm what the monthly fee includes.
Longhaven Luxury Lakeside Towns at a glance
A boutique project on a quiet corner
Longhaven was announced in 2019 as 28 stacked townhomes at Lake Shore Boulevard West and Long Branch Avenue, by Inmino Developments with Guthrie Muscovitch Architects and landscape design by Popovich Associates. The corporation, TSCC-2924, was registered in July 2022, and condos.ca lists ICC Property Management as manager.
Sources describe the height differently. UrbanToronto’s 2019 coverage describes two four-storey buildings, while condos.ca lists three floors. That difference is common with stacked towns, where a rooftop terrace level may or may not be counted as a storey. Ask for the floor plan of the specific unit and count the stairs.
The site is a small one, next to Saint Agnes Square on Marina Avenue and a short walk from the newer Minto townhomes on Long Branch Avenue. At 28 homes, it is a boutique corporation by any standard.
Small has trade-offs. A 28-home corporation keeps the shared budget modest and the board close to the owners, but every big repair is split among fewer people, and a few sales a year can move the comparables. It also means the early decisions the first board makes, on the reserve fund, the manager and the rules, carry a lot of weight. The minutes from the first few years are worth reading closely.
Bigger plans than most stacked towns
The plans run from about 1,006 to 1,543 square feet in two- and three-bedroom layouts. For comparison, the first phase of Minto’s Westshore in Long Branch launched in 2023 with plans from about 472 to 1,282 square feet. Longhaven is aimed at buyers who want house-like space in a stacked format.
The 2019 marketing showed Scavolini kitchen cabinetry and Miele appliances, and some homes have private rooftop terraces. I would confirm what was actually installed in the unit you are looking at, because finishes in renderings and final builds do not always match, and upgrade packages vary.
Stacked towns are a compromise worth understanding. You get a front door at grade or a short walk up, more space than a condo apartment, and often a private terrace. You also get stairs, sometimes a lot of them, and neighbours above or below you. Walk the whole unit, including the climb to the roof.

A new corporation’s first years
I could not confirm what the monthly fee covers, and there were no active listings to check when I looked. In stacked townhouse condos, the fee usually covers common elements, building insurance and the parking garage, while owners pay their own heat, hydro and often water. Check the status certificate.
Condos.ca lists a parking garage, visitor parking and bike storage. Confirm how many spaces and lockers come with the unit, and whether they are owned or exclusive-use.
Because the corporation was registered in 2022, the Tarion warranty is still relevant. In Ontario, the common elements are covered by their own warranty, and some coverage runs for seven years from registration. Ask whether the board has filed its performance audit and whether any warranty claims are open. Rooftop terraces and garage waterproofing are the items I would ask about first in a building of this type.
New corporations also tend to start with low fees that rise once the first full reserve fund study is done. Ask when that study is due and whether the board expects an increase.
Long Branch, a cottage town grown up
Long Branch started in the late 1800s as a lakeside cottage getaway and took its name from a summer resort in New Jersey. Today it is a mostly residential area of side streets running down to the lake, with shops along Lake Shore Boulevard West and Long Branch GO station in the neighbourhood.
It is also one of the parts of Etobicoke adding the most new townhomes. Minto’s Westshore is planned for more than 500 townhome units across several phases, on top of smaller projects like this one. More new stock means more choice, and more competition when you sell, so a unit here should stand out on size and outdoor space rather than on newness alone.
The data panel on this page shows the transit, schools and parks around the complex.
Pricing at about $642 a square foot
Condos.ca puts the average for Longhaven at about $642 per square foot. Across the 1,006 to 1,543 square foot range, that works out to roughly $650,000 to $990,000 as a rough guide, before you adjust for terraces, parking and finishes. For context, the project launched in 2019 with prices starting in the $600,000s.
There were no homes listed for sale or rent when I checked, so I cannot give you an asking range. For recorded sales, check the data panel or ask me for a building sold report.
I would price a unit here against other new stacked towns in Long Branch and New Toronto, and against older condo townhouses and freehold homes nearby. The new stacked towns usually win on finishes and warranty. Longhaven’s case is size, with three-bedroom plans up to about 1,543 square feet, well above the smaller plans common in newer stacked projects. Add the fee, property tax and utilities to compare the full monthly cost.

Jatin’s honest take on Longhaven Luxury Lakeside Towns
Who this building suits
Families and couples who want new-build space in Long Branch without buying a freehold, especially those who need a third bedroom or a home office. The larger plans and private terraces suit downsizers who want to stay near the lake and are comfortable with stairs.
What I’d want you to check
Ask about the Tarion common-element warranty, the performance audit and any open claims. Check the rooftop terraces and garage for leaks, confirm the parking and locker for the specific unit, and find out when the first full reserve fund study is due. Read the fee inclusions and the pet and rental rules in the status certificate, and confirm the finishes actually installed.
The value question
At about $642 per square foot, Longhaven sits at a reasonable level for a new stacked town of this size in south Etobicoke. You are paying for space, newer systems and a quiet location near the lake. Watch for fee increases in the corporation’s early years, and compare carefully against the much larger supply of new stacked towns coming in Long Branch.
