Living here
Renters, Airbnb and elevators at Nevis
Do mostly owners or renters live here?
Renter-heavy building. Of 17 deals here in the last 24 months, 11 were leases and 6 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Nevis?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Nevis
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Nevis is the building I show people who want to live at the water in Humber Bay Shores but do not want a 40-storey tower. It has 161 suites on Palace Pier Court, at the end of the Shores closest to the Humber River, and its fee covers both heat and air conditioning. That fee is the first thing to understand before you look at a single suite here. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Nevis is a 15-storey, 161-suite condominium at 80 and 88 Palace Pier Court in Humber Bay Shores, part of the Humber Bay Shores, Mimico, the Queensway and central Etobicoke area of Toronto. It was developed by Shiu Pong Group and built in 2003. The condominium corporation is TSCC-1528, registered on 26 June 2003, and the property manager is Crossbridge Condominium Services. Suites range from about 526 to 1,705 square feet. The maintenance fee includes heat, air conditioning, water, building insurance and common elements.
Nevis at a glance
A mid-size building on a famous piece of shoreline
Palace Pier Court takes its name from the Palace Pier, a dance hall that opened on this shore in 1941 and burned down in 1963. A plaque on the Waterfront Trail marks the spot. The two towers that later took the name are much bigger than Nevis: Palace Pier, finished in 1978 at 46 storeys, and Palace Place, finished in 1991.
Nevis arrived in 2003 and is a different kind of building. At 15 storeys and 161 suites, it has roughly the population of one or two floors of a large Shores tower. Fewer people share each elevator, the lobby staff can learn faces, and an owners’ meeting is a room of people rather than an auditorium.
Shiu Pong Group is listed as the developer. I found very little published about its other Toronto projects, so I would not buy on the developer’s reputation either way. Judge this building on its own records: the reserve fund study, the board minutes and twenty-plus years of resale history.
Two addresses, one corporation
Nevis carries two street numbers, 80 and 88 Palace Pier Court, under a single corporation, TSCC-1528. Buyers often assume they are identical. Find out which address a suite is in before you compare it with another, because the entrance, the views and the elevator you use every day can all differ.
One detail worth noticing: penthouse suites at 80 Palace Pier Court have been numbered on the fifth level, which suggests that part of the property is far lower than the 15-storey figure for the corporation. I could not confirm the exact massing from a published source, so walk the site and ask the concierge how the two addresses connect.
View is the biggest price driver on this street. A suite that looks over the lake, the Humber mouth or the downtown skyline is a different product from one that faces the Gardiner side. Ask for the exposure in writing and visit at the time of day you would actually be home.

Suites for first-time buyers and downsizers alike
Condos.ca records suites from about 526 to 1,705 square feet, and current listings run from one-bedrooms to three-bedrooms. That is a wider spread than most Humber Bay Shores towers, which lean heavily toward one-bedroom and one-plus-den plans.
The larger two- and three-bedroom suites are why downsizers look here. A 1,500-square-foot suite with a lake view in a 161-unit building is hard to find, and it gives you room for a proper dining table and a guest room. Compact one-bedrooms bring in first-time buyers and investors, so the owner mix is not one type.
I could not verify ceiling heights or a full list of floor plans from a reliable source. Ask for the plan of the suite you are seeing, and measure during the visit. Also confirm whether parking and a locker come with the suite; the fee inclusions condos.ca lists do not mention parking.
What the fee buys
Across the suites listed for sale when I wrote this, condos.ca puts fees at about $1.19 per square foot. That will look expensive next to a newer Shores tower, and on its own it is. But the fee here includes heat, air conditioning and water as well as insurance and common elements.
In most buildings finished after about 2010, heating and cooling are metered to each suite and billed separately, so the posted fee leaves out a real summer and winter cost. At Nevis you trade a higher fee for a flatter, more predictable monthly bill. Hydro is not on the inclusion list, so ask what remains on your own account.
The other side of an all-in fee is that the corporation carries the cost of the central heating and cooling plant. In a building of this age, that equipment is part of what the reserve fund has to plan for, and it is a fair question to ask what has already been replaced.
Price per square foot and what is listed now
Condos.ca puts the building average at about $678 per square foot. Because the suite mix includes many large plans, the per-square-foot number understates how much total money some of these suites cost, and it overstates value for the small one-bedrooms, which usually carry a higher rate.
When I wrote this there were six suites for sale and two for rent. Asking prices across the six ran from about $488,500 to $1,149,000, and the five two-bedroom listings alone ranged from $624,000 to $1,149,000. That gap is mostly size and view, which is why I compare suites here only with the same exposure and a similar floor area.
Monthly fees on those listings ran from about $800 to about $1,630. Before you decide a fee is too high, add a typical heating and cooling bill back onto the building you are comparing it with. For recorded sale figures, see the data panel on this page or ask me for a building sold report.

Amenities at Nevis
The amenities are about hosting and convenience more than fitness: a staffed concierge, a rooftop deck, a party room, a meeting room and guest suites for visiting family. The published list I saw was incomplete, so if you need a gym or a pool, confirm what the building actually has before you make an offer.
Jatin’s honest take on Nevis
Who this building suits
Downsizers who want a large suite near the lake without moving into a giant tower, and anyone who values a predictable monthly bill with heat and cooling included. It also suits people who will use the waterfront: the Martin Goodman Trail runs along this shore, and the data panel shows the nearby parks. First-time buyers can find compact one-bedrooms here too, though they pay the same all-in fee structure.
What I’d want you to check
This is a 2003 building, so ask about the central heating and cooling plant, windows and balcony doors, the garage membrane and elevator modernisation, and whether the reserve fund study plans for them. Confirm which address the suite is in, what its exposure is, and whether parking and a locker are owned with it. Read the status certificate for the fee history and any planned increases, and review recent board minutes.
The value question
At about $678 per square foot with heat, cooling and water in the fee, Nevis is a reasonable buy for an owner who plans to stay and who compares the full monthly cost rather than the posted fee. It is a weaker fit for an investor watching cash flow, because the fee per square foot is high for a small suite. For the right lake-facing two-bedroom, I think the building earns its price; for a city-facing one-bedroom, compare hard first.

Nevis — frequently asked questions
Who built Nevis?
Condos.ca lists Shiu Pong Group as the developer. The building was completed in 2003.
How big is Nevis?
It is recorded as 15 storeys with 161 suites under one corporation, TSCC-1528, which covers both 80 and 88 Palace Pier Court.
Are 80 and 88 Palace Pier Court the same building?
They share one condominium corporation and one set of finances. The entrances and building heights may differ, so confirm which address a suite is in before you compare it with another.
What do the maintenance fees include?
Heat, air conditioning, water, building insurance and common elements. Hydro is not on the published inclusion list, so confirm it with the status certificate.
Why are the fees higher than newer Humber Bay Shores towers?
Mostly because heat and air conditioning are included. Newer towers usually meter heating and cooling to each suite, so their posted fees leave that cost out.
Is parking included at Nevis?
Parking is not in the published fee inclusions. Ask whether a space and a locker are owned with the specific suite you are considering.
What amenities does Nevis have?
Published amenities include a concierge, a rooftop deck, a party room, a meeting room, guest suites, visitor parking and an underground garage. Confirm any fitness or pool facilities directly.
Who manages Nevis?
Condos.ca lists Crossbridge Condominium Services as the property manager.
How does Nevis compare with Palace Pier and Palace Place?
It is far smaller. Palace Pier was a 46-storey tower finished in 1978 and Palace Place followed in 1991; Nevis has 161 suites and a more intimate lobby and owners’ group.
How large are the suites?
About 526 to 1,705 square feet, from one-bedrooms to three-bedrooms, which is a wider spread than most towers on this strip.
How much do condos at Nevis sell for?
Over the last 12 months the median resale at Nevis was $598,500, across 4 sales. The typical unit sold in 32 days at about 95% of the asking price. That works out to roughly $639 per square foot.
How much is rent at Nevis?
The median lease at Nevis over the last 12 months was $2,250/mo, from 3 leases. Units typically leased in 8 days.
What does each unit type cost at Nevis?
Over the last 24 months: Two-bedrooms sold for a median $598,500. Each median uses three or more deals.
Are prices at Nevis up or down since 2022?
Down about 25%. The median sold price per square foot was $853 in 2022 and $639 over the last 12 months. Pricing off 2022 comparables is the most common mistake sellers make here.
What rental yield does Nevis offer an investor?
At a median price of $598,500 and a median rent of $2,250 a month, the gross yield is about 4.5%, before maintenance fees, property tax, insurance and mortgage interest. Net cash flow depends on the fee and your down payment, so run the numbers for the exact unit.
Do mostly owners or renters live at Nevis?
Mostly renters. Of the deals here in the last 24 months, 65% were leases and 35% were sales.
Can you Airbnb a unit at Nevis?
Only in limited cases. Toronto allows short-term rentals only in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly City registration and 6% accommodation tax. The City’s register shows no active short-term rental registrations at this address. The condo’s declaration and rules can ban short stays outright, so check them in the status certificate.
Has Nevis had elevator outages?
None on record. Ontario requires residential buildings to report elevator outages of 48 hours or more to TSSA, and this address has no reported outage since July 2022.
What schools is Nevis zoned for?
For TDSB public schools, the address is zoned for Étienne Brûlé Junior School (Elementary, JK–5), Park Lawn Junior Middle School (Middle, Gr 6–8), Lakeshore Collegiate Institute (High school, Gr 9–12). Catholic and French-language schools are listed on this page by distance. Boundaries change, so confirm with the board before you buy.
