Living here
Renters, Airbnb and elevators at Ocean Club Waterfront Condominiums
Do mostly owners or renters live here?
Renter-heavy building. Of 165 deals here in the last 24 months, 135 were leases and 30 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Ocean Club Waterfront Condominiums?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Ocean Club Waterfront Condominiums
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Ocean Club is two buildings sold as one address: a 39-storey glass tower with a sloped, sail-like crown and a 10-storey boutique building beside it, sharing one corporation and one amenity package. The fee is low for Humber Bay Shores once you notice parking is inside it, and that is the first thing I point out to buyers comparing it with its neighbours. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Ocean Club Waterfront Condominiums is a 519-suite condominium at 59 and 60 Annie Craig Drive in Humber Bay Shores, Etobicoke, made up of a 39-storey tower and a 10-storey boutique building. It was developed by Beaverhall Homes and Graywood Developments, designed by Page + Steele / IBI Group Architects, and completed in 2015. The condominium corporation is TSCC-2496, registered 27 November 2015, and Del Property Management manages it. Maintenance fees include common elements, heat, air conditioning, water, building insurance and parking.
Ocean Club Waterfront Condominiums at a glance
Two buildings, one corporation
Most buyers search for Ocean Club as if it were one tower. It is a 39-storey point tower and a 10-storey boutique residence that went up side by side on the same site, registered together as TSCC-2496. During construction, both buildings had two floors added beyond the original renderings.
The split matters when you shop. The boutique building was marketed with the smaller plans, studios to two-bedroom-plus-den between roughly 395 and 835 sq ft, while the tower carried one-bedrooms to two-bedroom-plus-den up to about 1,230 sq ft at launch. If you want a quieter lobby and fewer neighbours per elevator, ask which building the suite is in before you book a showing.
Both buildings share the same reserve fund and the same board, so a problem in one is paid for by owners in both. That is normal for a phased site, but it is worth knowing when you read the status certificate.
The pool and the design story
Ocean Club’s second-floor spa level is its headline amenity: a saltwater pool framed by big windows, a hot tub, steam rooms, change rooms and a lounge with an outdoor deck. The fitness centre sits on the same level with a large balcony facing the lake and Humber Bay Park.
The design brief leaned hard into the waterfront. The tower’s glass and precast skin rises to a sloped roof meant to read like a sailing mast, and the landscape plan by Strybos Barron King took its cues from resort waterfronts. The lobby is three storeys tall with glazing on three sides, and the ground floor was planned with a double-height restaurant space open to the public.
Up top on the boutique side, an eighth-floor rooftop garden with sun decks, planters and barbecues gives the smaller-suite owners an outdoor room. Each building also has its own party room and guest suite, so you are not competing with 519 households for one booking calendar.

What daily life on Annie Craig Drive is like
Annie Craig Drive is a short internal street south of Lake Shore Boulevard, so the buildings face the water and the parks rather than traffic. Humber Bay Park and the Martin Goodman Trail are the backyard, which is the real reason people buy here: running, cycling and walking along the lake are part of an ordinary weekday.
The trade-off is the one every Humber Bay Shores owner knows. The neighbourhood grew fast on a small road network, and the City has been running the Park Lawn Lake Shore Transportation Master Plan to deal with it. The former Christie’s cookie lands at 2150 Lake Shore Boulevard West, across Lake Shore, are planned for a large mixed-use community anchored by a new Park Lawn GO station, so expect years of construction and, eventually, much better transit.
Transit, schools and walkability details are in the data panel on this page. My advice is simpler: do a weekday rush-hour drive out to the Gardiner before you firm up, so you know exactly what your commute feels like.
Who lives here and how the suites work
The mix of compact boutique suites and larger tower plans means you get first-time buyers and investors on one side and downsizers and couples on the other. Southeast-facing signature suites in the tower were the first to sell during pre-construction because they catch the downtown skyline and the lake at once.
Suite sizes run from about 395 to 1,530 sq ft. If you are comparing two similar one-bedrooms, check the view line and the floor, because a suite looking straight at the lake and one looking at the next tower can be priced quite differently in this pocket.
One more thing on suites: with eight units for rent against nine for sale at the moment, there is a visible investor presence. That is not a negative on its own, but it is worth asking the status certificate and the board minutes how short-term rental and move-in rules are enforced, and whether the elevator booking system copes with turnover.
Price per foot, and why the fee is better than it looks
The building’s average sits around $989 per square foot in the data I am working from. That is high for Humber Bay Shores, and part of the reason is the boutique building: small suites always carry higher per-foot numbers, so the average leans up. Compare like-for-like plan sizes, not the building average.
Fees on active listings average about $0.75 per square foot, and they cover heat, air conditioning, water, insurance and parking. Parking inside the fee is the detail people miss. Many newer Humber Bay Shores buildings charge it separately or exclude heat, so a building quoting $0.70 can cost more per month in practice.
Right now there are nine suites for sale and eight for rent. Across current listings, one-bedrooms ask roughly $480,000 to $500,000, one-plus-dens about $575,000 to $650,000, and two-bedrooms from about $675,000 up past $1 million, with monthly fees running from about $370 to $765. The full spread runs from $480,000 to about $1.13 million.

Amenities at Ocean Club Waterfront Condominiums
The saltwater pool, steam rooms and gym on one level make this a genuine replacement for a club membership, and separate party rooms and guest suites in each building ease the booking crunch you get in most 500-suite buildings.
Jatin’s honest take on Ocean Club Waterfront Condominiums
Who this building suits
Swimmers, runners and cyclists who want the lake and the trail at the door, and buyers who like a fee that covers parking and heat so the monthly number does not move. The boutique building suits first-time buyers and investors who want a small suite with a quieter lobby; the upper tower suits couples and downsizers chasing a lake view.
What I’d want you to check
This building is now about ten years old, which is when the first round of warranty-era fixes is long gone and the reserve fund study starts planning for real replacements. Pools and spa equipment are expensive to run, so read the reserve fund study, the latest budget and the board minutes for anything on pool mechanicals, garage membrane and window seals. Confirm which of the two buildings the suite is in and whether the parking space and locker are owned or assigned.
The value question
On a per-foot basis Ocean Club is not the cheapest building on the strip, but parking in the fee and a real pool narrow that gap quickly. For an owner-occupier who will use the amenities, I think it holds up well against newer Humber Bay Shores buildings with thinner fee coverage. For a pure investor buying a small suite, run the numbers against the per-foot premium before you commit. If you want a second opinion on a specific suite, book a call.

Does Ocean Club have a pool?
Yes. A saltwater pool with a hot tub and steam rooms sits on the second-floor spa level, next to the fitness centre.

The fee inclusions list parking, which is uncommon in newer Humber Bay Shores buildings. Confirm whether a specific suite comes with a space before you buy.
