Do mostly owners or renters live here?

Leases 75%Sales 25%

Renter-heavy building. Of 106 deals here in the last 24 months, 80 were leases and 26 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Valhalla South Tower?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Valhalla South Tower

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Valhalla South Tower is where I send buyers who want a new one-bedroom in Toronto under $410,000 and can live with what that price means. The building is part of Edilcan’s Valhalla Town Square beside Highway 427, a community still filling in around it. You get new construction and a low entry price; you give up an established street and some monthly savings. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Valhalla South Tower is a high-rise condominium at 30 Gibbs Road, Toronto M9B 6L6 (condos.ca groups it under 2 to 30 Gibbs Road), in the Humber Bay Shores, Mimico, the Queensway and central Etobicoke area. It was developed by Edilcan Development Corporation as part of Valhalla Town Square and completed in 2022. The condominium corporation is TSCC-2944, registered on 18 October 2022, and condos.ca lists Melbourne Property Management as the manager. Condos.ca lists common elements, building insurance and water as included in the fee. I could not confirm the storey and suite count from a primary source.

Part of Edilcan’s five-building Valhalla Town Square

Valhalla Town Square is a roughly 6.6-acre site north of Bloor Street and The East Mall, at the western edge of Toronto beside Highway 427. When UrbanToronto covered it in 2020, the plan called for five buildings and more than 1,400 homes, designed by IBI Group, now part of Arcadis.

Phase one was a point tower and two ten-storey mid-rise buildings, built at the same time. Two more towers of about 40 and 44 storeys, on a shared four-storey podium with rounded three-sided floor plates, were then moving through approvals.

UrbanToronto’s 2020 update had the phase one tower forming its 33rd and final residential floor, while the project’s forum thread lists 31 storeys. Listings at 30 Gibbs Road show suites on high floors, which fits the tower. Confirm the storey and suite count on the status certificate, because the public sources do not agree.

Built for entry-level buyers and investors

The resale supply here is mostly one-bedrooms under 600 square feet, with some one-plus-dens and two-bedrooms around 700 square feet. That is a starter-suite building, and it prices like one. In suites this size, the layout decides how livable the space is: look for a bedroom with a real window and closet, a kitchen wall long enough for proper storage, and a balcony you can actually sit on.

Small one-bedrooms are easy to rent and easy to buy, but they are also the most common product in the west end. When you sell, you will compete with every other new one-bedroom along the 427 corridor. A suite with a better view, a proper den or parking will stand out; a basic interior suite will not.

When the project was in approvals, forum posts suggested some buildings might be rental. TSCC-2944 is a registered condominium corporation, so this tower is a condo. If rental buildings do end up nearby in later phases, that would add to the supply of rental suites competing with yours.

How it compares with Cypress at Pinnacle Etobicoke

The building most buyers weigh against this one is Cypress at Pinnacle Etobicoke on Dundas Street West, another first-phase tower in a large master plan near the 427. Both were finished within months of each other, and both are surrounded by phases still to come.

On the condos.ca numbers, Cypress averages about $687 per square foot against roughly $711 here, and its active-listing fees work out to about $0.96 per square foot against about $0.94. In other words, the two are close on cost. The real differences are suite mix and location: Cypress skews to one-plus-dens and two-bedrooms over 600 square feet and sits closer to Kipling Station, while Valhalla South Tower offers smaller, cheaper one-bedrooms right beside the highway.

If your budget tops out around $400,000, this building gives you more choice. If you can stretch, compare a larger Cypress suite on a per-square-foot basis, and factor in which master plan is further along when you want to sell.

The town square idea and what is there today

Edilcan sold Valhalla Town Square as a mixed community, with a central square, retail at the base and cafes and restaurants planned. The point is to create a small neighbourhood centre in a pocket that has been dominated by offices and highway interchanges.

There is no public park on the site. According to discussion on the project’s forum thread, planning staff accepted that because the rental housing in the plan met an important policy goal. If green space matters to you, check where the nearest park is in the data panel on this page.

Location here is about the highway. The 427, the Gardiner and the QEW are minutes away, and that is why many owners chose it. It is not a walkable neighbourhood yet, and with more phases to come, construction will be part of daily life for some time.

Pricing: a low entry point with fees to watch

Condos.ca puts the building average at about $711 per square foot. That is below most new towers closer to Kipling and Islington stations, and it reflects both the location by the highway and the large share of small suites.

Fees on the active listings I reviewed came to about $0.94 per square foot, which is high for a new building with a concierge, a gym and a party room. Condos.ca lists common elements, building insurance and water as included, so heat, hydro and parking would be on top unless the status certificate says otherwise. On a small suite the dollar amount looks modest, but per square foot it adds up.

When I checked, 13 suites were for sale and 10 were for rent. One-bedrooms under 600 square feet were asking from about $375,000 to $410,000, with the full range of asks running from about $375,000 to $529,000 and the one-plus-den and two-bedroom suites at the top. With that many listings, buyers have room to negotiate. Compare the fee and the parking situation on each one, not just the price.

Amenities at Valhalla South Tower

ConciergeGymParty room

The amenity list on condos.ca is short: a concierge, a gym and a party room. Edilcan marketed signature amenities for the wider community, so ask the property manager exactly which spaces this building’s owners can use and which belong to other phases. As more buildings open, shared spaces can get busier, or new ones can come online.

Jatin’s honest take on Valhalla South Tower

Who this building suits

First-time buyers who want new construction at one of the lower entry prices in the west end, drivers who need the 427, the Gardiner and the QEW daily, and investors looking for a small suite that is easy to rent.

What I’d want you to check

Confirm the basics first, because the public sources disagree on the storey and suite count. Then read the status certificate, the first reserve fund study and the budget, and ask why fees are near $0.94 per square foot. Find out whether the building shares a garage, loading or amenities with other phases under a shared facilities agreement, and how those costs are split. Check whether the suite comes with parking and a locker, and look up what the City has approved for the remaining phases.

The value question

At about $711 per square foot, the entry price is the selling point. The fee and the competition from other small suites are the weak points. For an owner who needs a first home near the highway, it can make sense. For an investor, run the numbers with the real fee and a realistic rent before you commit, because the margin on small suites here is thin.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
