Living here
Renters, Airbnb and elevators at 100 Burrows Hall Boulevard Townhouses
Do mostly owners or renters live here?
Renter-heavy building. Of 8 deals here in the last 24 months, 5 were leases and 3 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at 100 Burrows Hall Boulevard Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 100 Burrows Hall Boulevard Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

100 Burrows Hall Boulevard is one of the larger townhouse condominiums in Malvern: 165 homes from 1976, with an outdoor pool, a parking garage and room for a family. It belongs to the first wave of homes in a community that was planned from scratch in the 1970s, and its size gives it a stability smaller complexes nearby don’t have. Its age is the thing to manage. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
100 Burrows Hall Boulevard Townhouses is a 165-home condominium townhouse complex at 100 to 156 Burrows Hall Boulevard in Malvern East, Scarborough, Toronto, near Sheppard Avenue East and Progress Avenue. It was completed in 1976. The condominium corporation is YCC-267, registered on 17 June 1976, and Royale Grande Property Management is listed as the property manager. Amenities include an outdoor pool, a parking garage, a security system, barbecues and visitor parking. A published list of what the fee includes was not available.
100 Burrows Hall Boulevard Townhouses at a glance
A large, first-wave Malvern complex
Malvern was planned as a model community of affordable homes on former farmland, and its first residents moved in during 1972. This complex, registered in June 1976, comes from that early build-out, when townhouse condominiums were a new way for young families to own in Toronto.
At 165 homes, YCC-267 is large for a townhouse corporation. Size helps: big projects such as roofs, windows or paving are spread across more owners, and the corporation can afford professional management and a proper reserve program. More homes also means more sales to compare against when you are pricing one.
The YCC prefix marks it as an older York Condominium Corporation, the numbering used across Metro Toronto before amalgamation. Approaching 50 years, it has a long record you can examine, and you should.
Buying a condo townhouse is different from buying a freehold. You get a board, a reserve fund and a status certificate, which protects you from a surprise roof bill on your own, but you accept rules on exterior changes, parking and the use of common areas. If you want full control of the outside of your home, a freehold is the better fit.
The homes, the garage and the pool
Condos.ca records these as ground-oriented townhomes, and the home listed when I checked was a three-bedroom plan with an extra room. That is typical here: family layouts with bedrooms upstairs and, in many homes, finished space below.
The complex lists a parking garage, which is less common in Malvern townhouse complexes than surface parking. Ask whether the home you are considering has a space in the garage, how many spaces come with it, and what condition the garage structure is in. Parking garages need membrane and concrete repairs over time, and those are large reserve items.
The outdoor pool gives families a summer amenity on site, and the listed security system is a plus. Barbecues are permitted, which matters if you plan to use your outdoor space.
Ask, too, how visitor parking is managed and whether owners can rent additional spaces in the garage, since rules on second cars vary from one corporation to the next and are set out in the declaration and rules.

Fees and the age question
There was only one home listed when I checked, so I can’t give a meaningful fee range. Ask the listing agent and Royale Grande for the fee schedule and how fees have changed over the past five years.
I couldn’t find a published list of what the fee includes, so confirm whether water, cable or any utilities are bundled, and get the actual utility bills for the home.
With a pool and a parking garage on top of roofs, windows and roads, the reserve fund here has a lot to cover. Read the most recent reserve fund study, the status certificate and recent board minutes. Planned work is fine, and a healthy fund is a good sign; what you want to avoid is a large project with no money set aside for it.
Make your offer conditional on a review of the status certificate, and give yourself enough days to read it properly. It will show the current fee, the reserve fund balance, any special assessment the board has approved and the corporation’s insurance coverage, and it is the best single document for comparing one old townhouse complex against another.
One point buyers often miss: the corporation’s insurance covers the common elements and the structures defined in the declaration, not your contents or the improvements owners have made. Ask your broker for a unit-owner policy that matches what the declaration leaves to you, and check the deductible owners are expected to carry.
Burrows Hall, Sheppard and the transit outlook
The complex sits on Burrows Hall Boulevard near Dailing Gate and Milner Avenue, a few minutes’ walk from Sheppard Avenue East and Progress Avenue. New Spiceland Supermarket is close, a Food Basics is under a kilometre away, and Sheppard Mall and Malvern Town Centre are a short drive.
Centennial College’s Progress Campus and the Milner and Progress employment area are nearby, which brings daytime activity but also supports demand from people who want to live close to work or school.
For transit, the Line 2 subway extension is planned to end at Sheppard Avenue and McCowan Road, and the City’s proposed Eglinton East LRT would run along Sheppard Avenue East. Neither has a firm opening date for this area. The panel on this page shows today’s routes and stops.
Inside the complex, internal roads keep through traffic away from front doors, so the busier Sheppard and Progress corridors are felt less than the map suggests. Ask which homes back onto the arterials before you choose.
Pricing a home here
Only one home was listed for sale when I checked, which is not enough to quote an asking range. With 165 homes, though, the complex is large enough that sold comparables inside it usually build up over a year or two.
The right benchmarks are other Malvern townhouse condominiums, including the neighbouring 2 Dailing Gate Townhouses, and freehold townhouses and semis nearby. Adjust for parking in the garage, basement finish and the fee.
My building sold report shows aggregate sales for this address, and I can pull recent Malvern townhouse sales if you want a wider view.

Amenities at 100 Burrows Hall Boulevard Townhouses
The outdoor pool and the parking garage are the two features that set this complex apart from most Malvern townhouses. Both add convenience, and both add long-term maintenance that the reserve fund has to carry.
Jatin’s honest take on 100 Burrows Hall Boulevard Townhouses
Who this building suits
Families who need three or more bedrooms in Malvern and want a large, professionally managed complex rather than a tiny one. It also suits buyers who value covered parking and a summer pool, and people working or studying in the Progress and Milner area.
What I’d want you to check
At nearly 50 years old, focus on the reserve fund study, especially the parking garage, the pool, roofs and windows. Ask which exterior items the declaration leaves to owners, confirm the parking that comes with the home, and review the status certificate and board minutes for planned projects or fee increases.
The value question
Size works in this complex’s favour: costs are shared widely, there are plenty of comparables and the amenities are better than most nearby townhouse corporations. If the reserve is healthy and the garage is in good shape, it is a solid family option in Malvern, with possible long-term help from new transit along Sheppard.
