Living here

Renters, Airbnb and elevators at 1021 Midland Avenue Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 1021 Midland Avenue Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 1021 Midland Avenue Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

1021 Midland Avenue is a 35-home condominium townhouse complex from 1972, on Midland near Eglinton Avenue East. Homes here rarely come up, there was nothing for sale or for rent when I checked, and the public record is thin, so this is a complex you buy on the strength of its documents. The corridor around it, though, has just had its biggest transit change in a generation. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

1021 Midland Avenue Townhouses is a 35-home condominium townhouse complex at 1021 Midland Avenue in the Eglinton East neighbourhood of Scarborough, Toronto, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area, near Eglinton Avenue East and Midland Avenue. It was built in 1972, and the condominium corporation, YCC-98, was registered on 29 November 1972. Condos.ca does not list a developer, a property manager, amenities or a fee-inclusion list.

A small, early corporation

Ontario passed its Condominium Act in 1967, and the province’s first condominiums were low-rise townhouse projects occupied from 1968. YCC-98 was registered in November 1972, which puts this complex in the first few years of condominium ownership in Toronto.

With 35 homes, it is a small corporation. Small complexes can be pleasant places to live, with owners who know one another and a board that knows every roof and driveway. The trade-off is that each major repair is shared among very few households, so the reserve fund has to carry more of the load.

Homes here do not come up often. There was nothing for sale or for lease when I checked, which is typical for a small complex where owners stay a long time. If you want to live here, be ready to act when something appears, and do the groundwork on the corporation in advance.

What I could not confirm, and how to fill the gaps

Condos.ca lists no developer, no property manager, no amenities and no fee inclusions for this corporation, and I could not find reliable public floor plans or size ranges. I would rather tell you that than guess.

That shapes how you buy. Ask the listing agent for the floor plan and room measurements, and compare them like for like with other 1970s townhouse corporations in the area. Ask what parking comes with the home, whether it is a garage, a driveway space or a surface spot, and whether it is owned or exclusive-use common element.

Ask who manages the complex, or whether the board manages it itself. Then ask what the fee covers. In some townhouse complexes of this era the fee includes water or even heat, and in others it covers little beyond the common elements and insurance, which changes your monthly budget considerably.

A 1972 townhouse corporation: where the money goes

In an older townhouse complex the big costs are predictable: roofs, windows and exterior doors, siding or brick repairs, paving, fences and the underground water and sewer lines that serve the homes. By now, most original components have been replaced at least once, or should have been.

The reserve fund study tells you which items have been done and which are coming, and whether the fund is on track to pay for them. Compare the fund balance with the study’s recommendation, and read the board minutes for any projects being discussed. That is where you will see a large bill coming before it arrives.

Read the declaration as well. It sets out what the corporation maintains and what you maintain, and in early corporations those lines can be drawn differently from what buyers expect, particularly for windows, doors and outdoor spaces. Ask what insurance deductible the corporation carries, because owners are often charged it when a claim starts in their home.

Inside the home, the systems are usually yours. Ask the age of the furnace, the air conditioner and the electrical panel, and whether the windows are original or have been replaced, and by whom. In a complex this age, a home that has had those items done recently is worth noticeably more than one that has not, and is far cheaper to live in.

Midland and Eglinton: the transit story

This part of Scarborough has just changed. Line 5 Eglinton opened on 8 February 2026, with Kennedy Station as its eastern end, connecting the Eglinton corridor to the Line 2 subway and the GO network at Kennedy. The panel on this page shows how far the complex is from Kennedy and from other transit.

The next stage is planned but not funded. The City’s Scarborough East Rapid Transit line, previously the Eglinton East LRT, would continue east from Kennedy along Eglinton for 18.6 km to Malvern Town Centre, and its route includes a stop at Midland Avenue with a centre platform east of Midland. The Province has said the project is not on its priority list, so I would treat it as a long-term possibility.

Day to day, Midland Avenue is a busy north-south road with residential streets of houses and townhouses on either side. Check the orientation of the home you are looking at, since homes facing the road will hear more traffic than those set back inside the complex.

How to price a home at 1021 Midland Avenue

With nothing for sale or for rent when I checked, there is no asking range or fee range I can quote. The sold figures in the panel on this page are the starting point, and with 35 homes they may cover only a few sales over several years, so read them with care.

Widen the comparison to other 1970s condominium townhouses in Eglinton East and nearby, adjusting for size, condition, parking and what the fee includes. Condition matters most: updated windows, a newer furnace, a renovated kitchen and a finished basement can separate two otherwise identical homes by a wide margin.

Do not pay extra today for transit that has not been funded. Line 5 is open and is already part of what the location offers; the planned extension east is not yet. If you want help building a fair number, my building sold report pulls the aggregates for you.

Jatin’s honest take on 1021 Midland Avenue Townhouses

Who this building suits

Buyers who want a townhouse in a small, settled corporation close to the Eglinton corridor and Line 5, and families moving up from an apartment who value their own front door over amenities. It also suits patient buyers prepared to wait for a home to come up.

What I’d want you to check

Everything starts with the status certificate, because the public record says so little. Confirm who manages the complex, what the fee includes, what parking comes with the home and what the declaration makes the owner responsible for. Read the reserve fund study for roofs, windows, paving and underground services in a 1972 complex, and ask whether the furnace and water heater are owned or rented.

The value question

Line 5 has already changed what this location offers, and a small, well-run townhouse corporation near it can be good value. The risk is the unknown: with so little public information, a weak reserve fund or a large planned project is the thing that would make me walk away. Clean documents and a fair price, and I would be comfortable here.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
