Living here

Renters, Airbnb and elevators at 1031 Midland Avenue Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 1031 Midland Avenue Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 1031 Midland Avenue Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

1031 Midland Avenue is about as small as a Toronto condominium corporation gets: 11 townhouses, registered in August 1989, on Midland Avenue just off Eglinton Avenue East. A complex this size behaves less like a condo and more like a shared driveway with a legal structure around it. That can be a very good way to own a home, provided you know exactly what you are signing up for. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

1031 Midland Avenue Townhouses is an 11-home condominium townhouse complex at 1031 Midland Avenue in the Eglinton East area of Scarborough, Toronto, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area, near Eglinton Avenue and Midland Avenue. It was built in 1989 and the condominium corporation is MTCC-833, registered on 8 August 1989. Condos.ca lists no developer, no property manager, no amenities and no fee-inclusion list, so the status certificate is the place to confirm how the corporation is run and what the fee covers.

Eleven homes, one corporation

With 11 homes, MTCC-833 is one of the smallest condominium townhouse corporations I have looked at in Scarborough. Every shared cost, from insurance to a new roof or a repaved driveway, is divided among just 11 owners, so each owner’s share of a big project is large.

The flip side is simplicity. You can read the corporation’s entire paper trail in an afternoon, you will know every other owner by name, and decisions can be made at a kitchen table rather than a ballroom. Small complexes often run on very modest fees for exactly that reason.

The risk is concentration. One owner who stops paying fees, or one large repair the reserve fund cannot cover, has a much bigger effect in an 11-home corporation than in one with a hundred homes. That is why I read the reserve fund study and the arrears figure in the status certificate first here.

Think about the people side too. In a complex this small, you will almost certainly be asked to serve on the board at some point, and rules on things like renovations, parking and pets are often enforced by neighbours rather than a manager. If that sounds like a burden rather than a benefit, a larger corporation will suit you better.

No manager on record: who actually runs it

Condos.ca lists no property manager for this corporation. That may mean it is self-managed by its owners, or simply that the database has no entry. Either way, the first thing to establish is who keeps the books, who arranges insurance and who handles repairs.

Ask for the audited or reviewed financial statements, the date of the most recent reserve fund study, and the board minutes for the past two years. In a corporation this small, missing paperwork is the biggest warning sign, and a complete, organised package is the best reassurance you can get.

Your lawyer should also confirm that the corporation holds the insurance the Condominium Act requires and that the status certificate arrives complete. Order it early in the conditional period so there is time to ask follow-up questions.

The homes: late-1980s townhouses, verify everything

Condos.ca records the complex as one storey, which is a database convention for townhouses rather than a description of the homes. I could not find a recent listing to confirm layouts, bedroom counts or parking, so treat every detail of a specific home as something to verify in person.

No amenities are listed, not even parking. In practice, most small townhouse complexes of this era have a garage or a driveway space for each home, but ask what comes with the home you are buying, whether it is owned or exclusive-use, and where visitors can park.

At about 35 years old, original roofs, windows, doors and paving have either been replaced or are due. Find out which of those are corporation items and which the declaration leaves to owners, because in an 11-home complex that split shapes both the fee and your own repair budget.

Ask about the heating and cooling in the specific home, and the age of the furnace, air conditioner and water heater. Those are usually owner items in a townhouse, and their age belongs in your budget alongside the condo fee.

Eglinton and Midland: a transit corridor in transition

This is the Eglinton East side of Scarborough, a short trip from Kennedy Station, the area’s main transit hub. Kennedy is the western end of the City of Toronto’s planned Eglinton East LRT, an 18.6-kilometre line to Malvern Town Centre with 27 stops, passing UTSC. It has no confirmed opening date.

Closer to the present, the TTC’s Scarborough Busway was scheduled to open on 30 September 2026 on the former Line 3 Scarborough RT corridor between Kennedy Station and Scarborough Town Centre, replacing the temporary bus lanes on Kennedy and Midland Roads. It is meant to bridge the gap until the Scarborough Subway Extension is finished, around 2030.

For an owner here, all of that means Midland Avenue traffic and bus service may keep changing over the next few years. Check the data panel on this page for current transit, schools and parks, and visit at rush hour before you commit. A home on a busy arterial road can feel very different at 8 a.m. than it does on a weekend viewing.

Pricing a home in an 11-home complex

There were no homes for sale or for rent here when I checked, and with only 11 homes, sales can be years apart. The sold data in the panel above, if any, is a handful of points, not a market.

So you have to price from the outside in. Look at recent sales of townhouses of similar age and size along the Eglinton and Midland corridor, then adjust for parking, basement finish, condition and fee. A low fee in a tiny corporation is a real saving only if the reserve fund is adequately funded.

If you want help building that comparison, my building sold report pulls the aggregates, and I am happy to walk through a status certificate with you on a call.

Jatin’s honest take on 1031 Midland Avenue Townhouses

Who this building suits

Buyers who want a townhouse rather than an apartment near the Eglinton and Kennedy transit hub, and owners who like the idea of a small, quiet complex where they know every neighbour and may help run things.

What I’d want you to check

Confirm who manages the corporation and ask for its financial statements, reserve fund study, insurance certificate and two years of minutes. Look at the arrears figure in the status certificate, because one owner in arrears matters in an 11-home complex. Find out what parking comes with the home and which exterior items are owner responsibilities.

The value question

The value here comes from location and from paying a townhouse price close to a major transit hub, with modest overhead. The risk sits almost entirely in governance and the reserve fund. If both check out, it can be a quietly sensible purchase; if the paperwork is thin, I would walk away, because there is no large owner base to absorb a surprise.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
