Living here
Renters, Airbnb and elevators at 520 Riverside Drive
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 520 Riverside Drive?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 520 Riverside Drive
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Most condo buyers in Bloor West Village end up comparing towers. 520 Riverside Drive is the opposite: a 14-suite building on a quiet residential street by the Humber River, where the suites are the size of a small house and a resale comes up only now and then. If you want condo living without a lobby full of strangers, it deserves a look, but you have to buy it carefully. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
520 Riverside Drive is a small, low-rise condominium of 14 suites (per a recent MLS listing description) on Riverside Drive in the Lambton Baby Point neighbourhood of Toronto, near Bloor St W and Jane St. condos.ca lists it as built in 1984 and classes it as townhouses, while MLS records class the suites as condo apartments with street-level access. MLS records carry condominium corporation number 635. Suites recorded on MLS run roughly 1,000 to 1,200 sq ft, with underground parking. The developer and property manager are not listed in the sources I could find.
520 Riverside Drive at a glance
A 14-suite building, not a tower
The single most important fact about 520 Riverside Drive is its size. A recent listing describes it as an exclusive 14-unit boutique building, which puts it in a completely different category from the high-rises along Bloor Street and the Old Mill area. Fourteen owners share one roof, one garage and one budget.
That has real upside. You know your neighbours, the common areas see very little traffic, and there is no towering podium of short-stay renters. The flip side is that every repair is split 14 ways instead of 300. A new roof or a garage membrane in a building this size lands hard on each owner, which is why the reserve fund matters more here than almost anywhere else.
The sources also disagree on what to call it. condos.ca files it under townhouses; the MLS listing records describe the suites as condo apartments, with at least one ground-floor suite having its own street-level entrance. In practice it sits between the two, and I would walk it before deciding which one it feels like to you.
Layouts: closer to a bungalow than a condo
Suites recorded on MLS here fall roughly between 1,000 and 1,200 square feet, with two bedrooms and two bathrooms being the format I have seen. That is large by Toronto condo standards, where a new two-bedroom often comes in under 800 square feet.
One recent listing pitched its ground-floor suite as feeling like a private bungalow with condo convenience, and the layout supports the claim: open living and dining, ensuite laundry, and street-level access instead of an elevator ride. For downsizers coming out of a Baby Point or Bloor West house, that single-level, ground-access format is the real draw.
MLS records show forced-air heating, which usually means each suite runs its own system. Ask about the age of the furnace and air conditioner in any suite you are considering, because on a building of this vintage, those can be original or close to it.

Parking, lockers and what the fee covers
The suite records I found include one underground parking space and a locker, described in one listing as a large locker. Underground parking in a 14-suite building is unusual and valuable on a street where you would otherwise be fighting for a spot.
On fees, the MLS records indicate water is included and hydro is not. I could not find a complete, reliable list of what the common-element fee covers, so get it from the status certificate rather than from a listing sheet. Heat in particular: with forced-air systems in the suites, assume it is on your own bill until the documents say otherwise.
condos.ca lists no amenities, and I found nothing to suggest a gym, party room or concierge. You are paying for space, parking and quiet, not a club.
Riverside Drive day to day
The building sits in the Lambton Baby Point neighbourhood, on Riverside Drive just off Bloor Street West near Jane Street, in the low-density pocket that runs down toward the Humber River. Buyers usually describe the location as Old Mill or the west end of Bloor West Village.
The appeal is the combination: the Humber River parkland and trails are right there, while Bloor West Village shops and restaurants and Old Mill station are a short walk away. The data panel on this page shows the transit and walking times.
Because the surrounding streets are mostly houses, the setting is calm in a way the Bloor Street towers cannot match. Driving is easy too, with the Gardiner reachable in a few minutes by car through Islington Avenue.
How to think about price here
With only 14 suites, 520 Riverside Drive trades rarely, and there are no active listings as I write this. That makes any per-square-foot number fragile. Two or three sales can swing the building average more than the market does, so treat the sales figures in the data panel as a rough guide, not a precise benchmark. When one does come up, move quickly but never skip the status certificate review.
The better comparison is replacement cost. A 1,000 to 1,200 square foot two-bedroom with underground parking and a locker in a new Bloor West or Old Mill building would be priced at new-build rates, usually with parking extra and a much smaller footprint. Against that, an older, larger suite here can make sense even after you budget for updates.
Fees in small buildings also run high per square foot because there is no economy of scale. Do not reject the building on the monthly number alone; look at what the fee covers and, above all, how healthy the reserve fund is. If you want help reading those numbers against recent area sales, book a call.

Amenities at 520 Riverside Drive
There is no amenity package to speak of, and that is part of why it works for the people who buy here. With no pool, gym or concierge to fund, the fee goes to the building itself, and you rely on the Humber trails and Bloor West Village for everything else.
Jatin’s honest take on 520 Riverside Drive
Who this building suits
Downsizers from the surrounding Baby Point, Bloor West and Swansea streets who want to stay in the neighbourhood, keep a large single-level home and lose the stairs, the snow and the yard. It also suits buyers who value quiet and privacy over amenities, and anyone who walks the Humber trails daily.
What I’d want you to check
Start with the reserve fund study and the last few years of budgets, because in a 14-suite building there is very little cushion if a big item comes due. condos.ca dates the building to 1984, so ask specifically about the roof, windows, the garage membrane and any balcony or masonry work. Confirm the corporation designation and registration details on the status certificate, ask about the age of the furnace and air conditioner in the suite, and read the declaration and rules on pets and leasing yourself rather than relying on a listing.
The value question
Value here is about space and setting, not finishes. You are buying a large suite with underground parking in one of the west end’s nicest pockets, in a building most people never see listed. If the reserve fund is healthy and the suite has been updated, I think that is a strong long-term hold. If the fund is thin, the small owner base is exactly what makes it risky, and I would walk away rather than inherit a special assessment.

520 Riverside Drive — frequently asked questions
How many suites are at 520 Riverside Drive?
A recent MLS listing describes it as a 14-unit boutique building. That makes it one of the smallest condominiums in the Bloor West Village and Old Mill area.
Is 520 Riverside Drive a townhouse or a condo apartment?
Sources differ. condos.ca lists it as townhouses, while MLS records class the suites as condo apartments, at least one with its own street-level entrance. Legally it is a condominium either way.
When was 520 Riverside Drive built?
condos.ca lists 1984. I could not confirm the year from a second source, so check the registration details on the status certificate.
What is the condominium corporation number?
MLS records list corporation number 635. Confirm the full designation, including the registering jurisdiction, on the status certificate.
How big are the suites?
Suites recorded on MLS fall roughly between 1,000 and 1,200 square feet, generally two bedrooms and two bathrooms.

Who is 520 Riverside Drive best for?
Downsizers and buyers who want a large, quiet suite close to the Humber River and Bloor West Village, and who do not need building amenities.
What should I check before buying here?
The reserve fund study, recent budgets and board minutes, plus the condition of the roof, windows and garage. In a 14-suite building, each owner carries a large share of any major repair.
Can you Airbnb a unit at 520 Riverside Drive?
Only in limited cases. Toronto allows short-term rentals only in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly City registration and 6% accommodation tax.
