The figures to work from for Vita Two are the condos.ca ones, because they are tied to a specific registered condominium corporation — TSCC-2930. The 53-storey figure describes the taller Vita tower and Vita Two together. If someone quotes you “658 units” for Vita Two, they have read the complex record.

The suites are the story

640 to 2,073 square feet is a wide range and a genuinely large top end for Humber Bay Shores, where the typical new build is heavily weighted toward one-bedroom and one-plus-den suites in the 500 to 700 square foot band.

That has three practical consequences:

  • Different neighbours. A building of larger suites skews toward owner-occupiers and downsizers rather than short-hold investors. That usually means quieter hallways, better-attended owners’ meetings and lower turnover.
  • Different fee arithmetic. Fees are charged by unit factor, which broadly tracks size. A 2,000 square foot suite carries a large monthly number even at a modest per-square-foot rate. Run the actual dollars before you commit.
  • Thinner comparables. With 169 suites and a wide size range, there may be only one or two genuinely comparable sales for a large unit in a given year. Pricing is more art and more argument than it is in a 500-suite tower of near-identical one-bedrooms.

Amenities — and a caution about which ones are yours

condos.ca lists, for Vita Two specifically: concierge, gym, indoor pool and party room. strata.ca’s list for the combined complex adds guest suites, an outdoor pool, a car wash bay and indoor parking.

Shared amenities are a contract question, not a marketing question

In a two-tower complex, some amenities belong to one corporation, some are shared under a reciprocal or shared-facilities agreement, and the cost split is written into that agreement rather than being obvious from a floor plan. Before you assume you have access to the outdoor pool or the guest suites, ask the property manager two questions in writing: which amenities does TSCC-2930 own outright, and what does the shared facilities agreement obligate it to pay? Your lawyer should see that agreement with the status certificate. Buyers get caught by this more often than by anything else in a multi-tower complex.

Location

Annie Craig Drive is core Humber Bay Shores — the waterfront cluster proper, not the inland Mimico pocket. The nearest transit stop is opposite 2155 Lake Shore Boulevard West; Jane subway station is about seven minutes by car per strata.ca.

strata.ca rates the area 6 out of 10 for walkability, 7 for transit and 6 for bikeability, and lists Mero’s Hot Chicken, Ah-So Sushi and Scaddabush within about a five-minute walk, with the Butterfly Garden and Jean Augustine Park nearby.

My own read, having worked this neighbourhood for years: Humber Bay is superb for a certain life and frustrating for another. Walk out your door to the Martin Goodman Trail and the lake and it is one of the best addresses in Toronto. Try to do a weekly grocery shop, get a child to a school, or reach a subway platform without a car, and the geography works against you. Neither of those is a secret. Both should be tested against your actual week, not your imagined one.

Why I don’t quote maintenance fee inclusions here

When I checked this building on 23 August 2026, the two large public condo databases — condos.ca and strata.ca — disagreed about what the monthly fee covers. That pattern held on most South Etobicoke buildings I checked, which tells me at least one of them is populating the field from individual MLS listings rather than from the corporation’s budget. Under my licence I’m not willing to publish a fee inclusion list I can’t stand behind. The only reliable source is the status certificate, which the corporation must provide within 10 days of a written request and a fee capped at $100 including HST under Ontario’s Condominium Act. Ask for it before you waive conditions, and have your lawyer read it.

Who Vita Two suits

  • Strong fit: a downsizer who wants real square footage on the water; an owner-occupier who prefers a smaller building with a stable resident base; a buyer who will genuinely use the trail and the parks.
  • Think harder: an investor needing liquidity and deep comparables; a downtown subway commuter; anyone buying a large suite without stress-testing the monthly fee and the shared-facilities obligations.

The takeaway

Vita Two is a small, four-year-old building of unusually large suites in the middle of Humber Bay Shores. The building itself is straightforward; the paperwork around it is not, because it shares a complex with a much larger tower. Get the status certificate, get the shared facilities agreement, and have a lawyer tell you exactly which amenities you own and which you merely pay toward. That single step is worth more than everything else on this page.
