Living here

Renters, Airbnb and elevators at 45 Verral Avenue Condos (Leslieville Lofthouses)

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 45 Verral Avenue Condos (Leslieville Lofthouses)?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 45 Verral Avenue Condos (Leslieville Lofthouses)

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

45 Verral Avenue is one of the smallest condominiums I write about: nine brick townhomes on the corner of Verral and Colgate avenues, tucked just behind the Queen Street East retail strip in Leslieville. You get house-like proportions, 9 to 10 foot ceilings and a condo title, with almost nobody to share a building with. That rarity is the appeal and the challenge. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

45 Verral Avenue Condos, marketed during construction as the Leslieville Lofthouses, is a low-rise condominium of nine townhomes at 37-45 Verral Avenue and 65 Colgate Avenue in South Riverdale, Toronto, near Queen Street East and Carlaw Avenue. It was developed by Urban Fabric Development Inc. with George Popper Architect and completed in 2013. Homes range from roughly 1,085 to 1,700 sq ft with 9 to 10 foot ceilings. No condominium corporation number or fee inclusions are published in the sources I could find, so confirm both on the status certificate.

Nine townhomes, not a building with a lobby

Most people searching this address expect a mid-rise. It is not one. The project is nine townhome-style residences that Urban Fabric Development called “lofthouses” when they were being built, finished in 2013 on a corner lot just north of Queen Street East.

That scale changes how you should think about it. There is no concierge, no gym and no party room, and you should not expect any. What you are buying is closer to a modern freehold town in daily life, held under a condominium title, with a small group of neighbours who collectively own and maintain the common elements.

For the right buyer that is the best of both: no shared hallways or elevators, your own front door at grade, but someone else’s budget line for the things a freehold owner handles alone. For the wrong buyer, it is a condo with very few owners to spread costs across, which matters more than people realise.

George Popper’s brick, and why it fits the block

The architect is George Popper, whose practice is known for small infill projects on tight Toronto lots. Here the homes are clad in dark brown brick with glass balcony guards, a deliberately modern design that still reads as housing rather than a commercial block.

UrbanToronto described the massing as a step up from the Victorian and Edwardian houses on Colgate and Verral toward the converted factory buildings across the block. That is a good way to understand the location: on one side, the residential streets of Leslieville; on the other, the Carlaw loft district, with Showcase Lofts and Abode Lofts within a minute’s walk on Colgate.

The homes sit back from the retail corner rather than fronting Queen directly. You trade a little visibility for a quieter front door, which I think is the right trade on this stretch.

Sizes and ceilings: why these feel bigger than the square footage

Reported sizes run from about 1,085 to 1,700 square feet, which puts every home here above what most Leslieville condo apartments offer. Ceilings were built at 9 to 10 feet, and the layouts are vertical, spread over several floors rather than one plate.

Vertical living has real advantages: separation between sleeping and living floors, more natural light from multiple exposures, and a layout that suits a couple working from home. It also means stairs, every day, which rules it out for some downsizers.

Because there are only nine homes, the plans are not all identical. Before you compare one listing here with another, get the floor plan, confirm the number of storeys, and check what outdoor space comes with that particular home, whether a terrace, balcony or roof deck, and whether parking and a locker are owned or exclusive-use.

Daily life around Queen and Carlaw

This corner is about as practical as Leslieville gets. Queen Street East is at the end of the street for coffee, restaurants and the streetcar, and Carlaw’s converted factories bring offices, studios and small retail within a few minutes on foot.

The area keeps changing. The former industrial buildings around Carlaw have been turning into lofts and offices for years, and this project itself was built on that kind of infill lot. For an owner here, that mostly means more amenities nearby and a busier street during construction periods. The transit, school and Walk Score details are in the data panel on this page. My advice is to visit on a weekday evening and a Saturday, because Queen East at this corner feels quite different at each time.

How to price a home in a nine-unit condo

There are no active sale listings here as I write this, and there is no published average price per square foot for the building. In a nine-home corporation that is normal: a home might come up once in a while, and some years nothing trades at all.

That makes the usual condo shortcut, comparing price per square foot with the last sale in the same building, unreliable. I price homes like these against three groups at once: recent townhome condos in Leslieville and Riverside, larger loft units in the Carlaw conversions nearby, and small freehold houses on the surrounding streets. The right number usually sits between the loft comparables and the freehold ones.

Monthly fees and what they include are not published in any source I found, so I won’t guess. In small townhouse corporations, the fee per square foot can look low or high depending on how much of the exterior the corporation maintains and what the reserve fund study asks for. Read the declaration and the status certificate before treating the fee as a bargain. If you own here and want a proper read on value, ask me for a building sold report.

Jatin’s honest take on 45 Verral Avenue Condos (Leslieville Lofthouses)

Who this building suits

Buyers who want a townhouse but can’t stretch to a Leslieville freehold, or who want to skip freehold upkeep like a roof replacement on their own dime. Couples and small families who work from home will like the vertical separation and the ceiling heights. It also suits anyone who dislikes elevators, lobbies and shared hallways.

What I’d want you to check

In a corporation this small, the reserve fund carries a lot of weight per owner. Ask for the most recent reserve fund study and see what it schedules for roofs, roof decks, windows, balcony glass and any shared garage or driveway membrane as the building passes ten years old. Read the declaration to see who is responsible for what, because townhouse corporations split exterior duties in different ways. Check board minutes for any recurring issues, and confirm parking, locker and outdoor space for the specific home, plus the property manager, since I could not verify who manages it.

The value question

You are paying for scarcity: a modern brick townhome of over 1,000 square feet a block from Queen East, with someone else coordinating exterior maintenance. That is worth a premium over a loft apartment of similar size nearby, but not a freehold price, because you still share decisions and costs with eight neighbours. If the reserve fund is healthy and the fee is reasonable for what the corporation covers, I think it is one of the more interesting low-rise options in Leslieville. If the reserve fund is thin, walk away or price the shortfall in.

45 Verral Avenue Condos (Leslieville Lofthouses) — frequently asked questions

How many homes are at 45 Verral Avenue?

Nine. The project was built as nine townhome-style residences, marketed as the Leslieville Lofthouses, on the corner of Verral and Colgate avenues.

Is 45 Verral Avenue a condo or freehold?

It is held as a condominium, which is why the homes carry unit numbers and a shared corporation. Confirm the corporation number and the declaration on the status certificate before you buy.

When was it built?

It was completed in 2013, with construction wrapping up around mid-2013.

Who designed and developed it?

Urban Fabric Development Inc. developed the project, and George Popper Architect designed it.

How big are the homes?

Reported sizes range from about 1,085 to 1,700 square feet, spread over several floors.

How high are the ceilings?

Ceilings were built at 9 to 10 feet, which makes the homes feel larger than the square footage suggests.

Does the building have amenities like a gym or concierge?

No. It is a nine-home low-rise, so there is no lobby, gym or party room. Queen Street East is at the end of the street.

What do the maintenance fees include?

I could not find published fee inclusions for this corporation. The status certificate and declaration will show what the fee covers and what each owner maintains.

Is parking included?

It depends on the home. Confirm on the listing and the status certificate whether parking and a locker are owned, exclusive-use or not included.

How does it compare with the lofts nearby?

Showcase Lofts and Abode Lofts on Colgate are larger buildings with more units and shared facilities. 45 Verral offers fewer neighbours, a ground-level front door and a townhouse layout, but far fewer comparable sales to price against.

Can you Airbnb a unit at 45 Verral Avenue Condos (Leslieville Lofthouses)?

Only in limited cases. Toronto allows short-term rentals only in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly City registration and 6% accommodation tax. The City’s register shows no active short-term rental registrations at this address. The condo’s declaration and rules can ban short stays outright, so check them in the status certificate.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
