Living here

Renters, Airbnb and elevators at 83 Flaming Roseway Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 83 Flaming Roseway Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 83 Flaming Roseway Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

83 Flaming Roseway is for buyers who want a real townhouse, with stairs, a front door and room for a family, in a pocket that is mostly towers. It is a 1975 condo townhouse complex just off Bayview and Sheppard, and its value depends almost entirely on how well the corporation has looked after 50 years of roofs, windows and paving. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

83 Flaming Roseway Townhouses is a two-storey condominium townhouse complex in the Avondale neighbourhood of North York, Toronto, near Bayview Avenue and Sheppard Avenue East and close to Bayview subway station. Listing data puts construction at 1975. Property management is listed as Newton-Trelawney Property Management. The developer and condominium corporation number are not published in the sources I checked. Recent MLS listing data has shown the fee covering common elements, building insurance, parking, water and cable TV; confirm current inclusions on the status certificate.

A townhouse community in a high-rise pocket

The streets around here, including Flaming Roseway, Gypsy Roseway and Fashion Roseway, are a mix of 1970s townhouse complexes and the apartment condos that have since grown up around the Bayview and Sheppard intersection. 83 Flaming Roseway is one of the low-rise pieces: two-storey townhomes built around 1975, sitting west of Bayview Avenue and south of Sheppard.

That location is the main reason people look here. The City of Toronto places it in the Avondale neighbourhood, but most buyers know it as part of Bayview Village or Willowdale East. Either way, you are in a townhouse while your neighbours a block away are in high-rise suites.

It is a separate complex from the 14 Gypsy Roseway Townhouses about 160 metres away and from the Bayview Place apartment buildings on Fashion Roseway, both of which have their own pages on this site. If you are shopping this pocket, compare all three; they answer different needs. The towers give you elevators, amenities and newer systems; the townhouses give you more floor area, your own entrance and fewer neighbours sharing walls.

Ownership, and what is actually yours

Listings here have been marketed as condominium townhouses, so you buy a unit inside a condo corporation, pay a monthly fee and live under its declaration and rules. condos.ca does not show a corporation number, and I could not find one published elsewhere, so get it from the status certificate before you firm up.

In a townhouse condo the question I push hardest is who owns and repairs what. Roofs, windows, doors, decks, fences and driveways may be common elements maintained by the corporation, or exclusive-use areas the owner pays for, depending on the declaration. Get that answer in writing; over ten years it can be the biggest single difference in what you spend.

Layouts I have seen listed here are family-sized, including three-bedroom plans with a finished lower level that walks out. Not every unit is the same, and renovation quality after 50 years varies a lot from door to door, so compare actual floor plans and book a full home inspection. Inside the unit, the furnace, electrical panel, plumbing and any basement moisture are usually the owner’s problem, and they are where older townhouses tend to surprise people.

Fees, utilities and parking

condos.ca shows no fee inclusions for this complex. Recent MLS listing data has shown the fee covering common elements, building insurance, parking, water and cable TV. Heat and hydro were not on that list, so plan on running your own furnace and paying your own hydro, and ask whether the water heater is owned or rented.

Parking included in the fee is a real advantage this close to the subway, where many apartment buildings sell or rent spaces separately. Ask exactly how many spaces come with the unit and where they are; some listings here have shown two. Visitor parking is listed as a complex amenity.

I do not have a verified fee range per square foot for the complex, and fees in older townhouse corporations can move sharply when big projects come due. Ask for the current fee, the last two budgets and any history of fee increases or levies, then compare the total monthly cost, utilities included, against the apartment condos nearby.

Insurance deserves its own question. The corporation’s policy covers the common elements and the standard unit, but you still need your own condo owner’s policy for contents, improvements and liability. Ask what the corporation’s deductible is, because in many condo corporations the owner can be charged that deductible when damage starts in their unit, and your own policy should be set to cover it.

Daily life at Bayview and Sheppard

The practical appeal is easy to describe. Bayview Village Shopping Centre is at the Bayview and Sheppard corner, Bayview Station on Line 4 Sheppard is in the same area, and Highway 401 runs just to the south. Few townhouse addresses in North York put you this close to both a mall and a subway station.

The trade-off is that this is a busy, changing area. The intersection has filled in with apartment towers in recent decades, so expect traffic at peak hours and a skyline that keeps changing around you. The exact transit, school and walkability details for this address are in the data panel on this page.

Pricing: thin data, careful comparisons

There were no active listings at 83 Flaming Roseway when I wrote this, and I do not have a reliable price-per-square-foot figure for the complex. That is common in small townhouse corporations, where only a few units trade each year. The 12-month figures in the panel above are the honest starting point, and my building sold report can show recent activity in detail.

The useful comparison is with the other townhouse complexes on the Roseway streets and with larger apartment suites at Bayview Place and One Hycrest Avenue. Adjust for basement finish, renovations, parking and the age of the furnace, roof and windows, and look at the total monthly cost rather than the fee alone. A townhouse with its own heating bill and parking in the fee can cost less each month than a large apartment suite with heat included but parking extra, or more; run the numbers for the specific units you are choosing between.

Visitor parking

There is no pool, gym or concierge here, and that is the point: the fee goes to the buildings and grounds rather than shared facilities. Bayview Village and the surrounding parks fill the gap for most residents.

Jatin’s honest take on 83 Flaming Roseway Townhouses

Who this building suits

Families and downsizers who want a two-storey home with its own entrance near a subway station and a major mall, and buyers moving up from an apartment condo in this area who need more bedrooms without leaving it.

What I’d want you to check

At 50 years old, read the status certificate, reserve fund study and board minutes closely. Look at the timing and funding of roofs, windows, doors, paving and any below-grade work, and confirm from the declaration who pays for windows, doors and decks. Confirm the current fee inclusions and the management company on the status certificate, since I could not verify them from more than one source.

The value question

For the location, a townhouse here is a different product from anything the towers nearby offer: more space, stairs and a front door, with parking in the fee. If the reserve fund is healthy and the major work is done or funded, it can be good value for an owner planning to stay. If big projects are looming without the money for them, either price that in or walk away.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
