By Jatin Dua · Broker of Record, RE/MAX Quantum Realty · Updated 30 October 2026 · 8 min read — Five resale condo buildings in Markham, why each made the list, what to check before you buy, and how they compare on age, suite size and amenities.

Short answer

My top five condos to buy in Markham are Riverside at Uptown Markham (15 and 25 Water Walk Dr, outdoor pool), Fontana (33 Clegg Rd, suites up to about 1,809 sq ft), The Verdale (Upper Duke Crescent, beside the Rouge River valley), South Unionville Square (8323 Kennedy Rd, 12-storey Mady building) and The Landmark of Thornhill (7805 Bayview Ave, suites up to 2,800 sq ft). The order is my judgement, not an official ranking.

How I chose these five

Most of Markham’s condo supply sits along the Highway 7 corridor in Markham Centre and Unionville, with a smaller group of older buildings in the Markham part of Thornhill. I chose completed buildings from both, so each pick has a registered corporation and a resale record you can check.

  • Transit and roads. YRT and Viva run on Highway 7, and the GO Stouffville line stops at Unionville, Centennial, Markham and Mount Joy. Four picks are near Kennedy Road and Highway 7.
  • Builder. Times Group, H & W Development, The Remington Group and Mady Development, plus one established Thornhill building.
  • Amenities. Concierge in every pick, and a pool in three of the five.
  • Suite mix and age. Buildings from 1991 to 2018, with suites from compact one-bedrooms to plans of 2,800 sq ft.

I do not publish building prices or rents. Values in these buildings depend heavily on floor, view and parking, so I price suites one at a time.

1. Riverside at Uptown Markham, 15 and 25 Water Walk Drive

What it offers

Riverside is my pick for a newer tower with an outdoor pool in the heart of Uptown Markham. Times Group Corporation developed it, Kirkor Architects & Planners designed it, and it was completed in 2018, with the corporation registered 6 November 2018.

Condos.ca lists 28 storeys and 613 units across the two addresses, with a concierge, gym, outdoor pool and party room.

What it means for buyers

Suites run from about 510 to 1,523 sq ft on condos.ca, so the building covers both one-bedroom buyers and families who want a larger plan. Condos.ca lists common elements, building insurance and parking in the fees.

Registration in November 2018 sits right beside Ontario’s 15 November 2018 cut-off for the rent increase guideline exemption, so if you plan to rent the suite out, confirm its first occupancy date.

Practical notes

Times Property Management manages the building. Condos.ca shows the nearest bus stop at Highway 7 and Verclaire Gate, and Markham Town Square and Liberty Square are nearby for groceries and errands. A sister tower, Riverview III at 8 Water Walk Drive, added 42 floors and 440 units in 2023, per SkyscraperPage.

2. Fontana Condos, 33 Clegg Road

What it offers

Fontana is the pick for larger suites and an indoor pool at a mid-rise height. H & W Development Corporation completed the 15-storey, 623-unit complex in 2016, with addresses at 33 Clegg Road, 89 and 99 South Town Centre Boulevard and 38 Cedarland Drive.

Strata.ca lists guest suites, a party room, gym, concierge, indoor pool, indoor parking and visitor parking.

What it means for buyers

Suites run from about 524 to 1,809 sq ft, a wider top end than Riverside or South Unionville Square. That makes it one of the better options for downsizers who want room for furniture they already own. Spread across four addresses, the complex lets you choose between quieter interior locations and suites facing the main roads.

Strata.ca lists heat and air conditioning in the fees, with hydro and water paid separately. Crossbridge Condominium Services manages the building, and strata.ca notes it is rent controlled.

Practical notes

Liberty Square, Markham Town Square and First Markham Place are about two minutes away, and Thomas McQuay Park with its splash pad is within about a nine-minute walk. Walk Score rates the address 80. The Kennedy Road and Highway 7 stop is a bit of a walk, per strata.ca.

3. The Verdale, 111, 131 and 151 Upper Duke Crescent

What it offers

The Verdale is the pick for green space. It sits in Phase One of Downtown Markham, between Warden Avenue and Kennedy Road just north of Highway 407, and borders the Rouge River valley, with many suites and penthouses overlooking it.

The Remington Group developed the 421-suite complex, which earned LEED Canada for New Construction certification at the Silver level, according to the Green Building Audio Tours record.

What it means for buyers

The wider Downtown Markham development includes more than 72 acres of parks and open space. For buyers who walk a dog, run or simply want a view of trees rather than another tower, that matters more than a longer amenity list.

UrbanToronto describes Downtown Markham as a 243-acre purpose-built mixed-use district. The project record lists a floor area of 34,374 square metres across the complex, and its LEED registration dates to 26 March 2007.

Practical notes

My source did not state the completion year, storeys or full amenity list, so confirm those from the status certificate and a tour. Ask which of the three addresses a suite is in, since valley-facing and street-facing suites can differ a lot. Valley views are the asset here, so check that nothing planned will block them.

4. South Unionville Square, 8323 Kennedy Road

What it offers

South Unionville Square is the pick for a mid-sized building with inclusive fees near shopping. Mady Development Corp. completed the 12-storey, 251-unit building in 2014 in the Village Green – South Unionville area.

Strata.ca lists a concierge, gym, party room, rooftop deck, indoor parking and visitor parking.

What it means for buyers

Suites run from about 499 to 1,195 sq ft, which suits first-time buyers and couples. Strata.ca lists heat, air conditioning and water in the fees, with hydro paid separately, so monthly costs are easier to plan than in buildings where heat is separately metered.

A 251-unit building is large enough to spread costs but small enough that you will recognise neighbours. Duka Property Management manages it.

At 12 years old, it is past the early-budget stage and should have completed at least one reserve fund study, which gives you a realistic view of future fees.

Practical notes

The nearest transit stop is Kennedy Road and Highway 7, per strata.ca, which puts Viva service on Highway 7 within reach. Langham Square and New Kennedy Square are nearby, with T&T Supermarket, Lucky Foodmart and First Choice Supermarket for groceries. Ray Street Park and Mildred Temple Park are the closest green spaces.

5. The Landmark of Thornhill, 7805 Bayview Avenue

What it offers

The Landmark of Thornhill is the pick for buyers who want a large suite and a full club. Completed in 1991, it is a 15-storey, 341-unit building with suites of about 767 to 2,800 sq ft, the largest range on this list.

Strata.ca lists an indoor pool, sauna, gym, tennis court, squash court, rec room, guest suites, concierge, indoor parking and visitor parking.

What it means for buyers

Strata.ca lists hydro, heat, air conditioning and water in the fees. That makes the fee look higher than at newer buildings, but it covers costs that owners elsewhere pay separately, so compare total monthly costs.

At 35 years old, the reserve fund study is the most important document here. Ask about elevators, windows, the pool and the garage, and whether any special assessment has been discussed.

Practical notes

Strata.ca places the building in Aileen Willow Brook, with the nearest transit stop at Langstaff Road East and Cedar Avenue and Finch station about a 13-minute drive. Food Basics and Longo’s Bayview are nearby. Strata.ca did not name the developer, and I could not confirm it. This building suits downsizers from nearby houses who want to keep a full-size dining room and still have a pool, courts and a concierge downstairs.

What this means if you’re buying or selling in Markham

Markham Centre and the Highway 7 corridor have many recent completions with similar units and strong investor and commuter demand. That gives buyers choice, but it also means a seller competes with the same layout in several nearby towers, so condition, view and parking decide the outcome.

Thornhill’s older buildings work differently. Suites are larger and fees often include utilities, so the comparison with a newer tower should be on total monthly cost and the health of the reserve fund, not on the fee alone.

Commuting shapes the choice too. If you take the GO Stouffville line, time the walk or drive from the building to Unionville or another station yourself; if you drive, the Highway 7 corridor buildings sit close to Highway 407, while Thornhill buildings lean on Bayview Avenue and Yonge Street.

Fee inclusions vary widely across these five, from parking and insurance at Riverside to hydro, heat, air conditioning and water at The Landmark of Thornhill. Ask for a utility history from the seller where costs are billed separately.

Whichever building you choose, review the status certificate with your lawyer before your condition date. If you already own in Markham, my Markham condo value guide explains how I price a suite against its own building and the towers around it.

Condo Valuation

What’s your condo
worth today?

Three quick steps. Condos don’t price like houses — your floor, your view, and whether you own parking move the number more than anything else. This weighs all of them.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.

Frequently asked questions

Of these five, The Landmark of Thornhill at 7805 Bayview Avenue, with suites of about 767 to 2,800 sq ft per strata.ca. Fontana at 33 Clegg Road also offers larger plans, up to about 1,809 sq ft, in a building completed in 2016.

Which Markham condos have a pool?

Riverside at Uptown Markham lists an outdoor pool on condos.ca. Fontana and The Landmark of Thornhill list indoor pools on strata.ca. South Unionville Square’s listed amenities do not include a pool, and I could not confirm The Verdale’s amenity list.

What transit serves Markham condos?

YRT and Viva run along Highway 7, and the GO Stouffville line stops at Unionville, Centennial, Markham and Mount Joy stations. Riverside, Fontana and South Unionville Square are near Kennedy Road and Highway 7. The Landmark of Thornhill is about a 13-minute drive from Finch station, per strata.ca.

Which Markham condo is best for green space?

The Verdale on Upper Duke Crescent borders the Rouge River valley, and many suites overlook it. The wider Downtown Markham development includes more than 72 acres of parks and open space, according to the Green Building Audio Tours record of the project.

Is a Markham condo near Highway 7 a good investment?

The Markham Centre and Highway 7 corridor has many recent completions with similar units and strong investor and commuter demand, near Unionville GO, Viva and York University’s Markham campus. That supports rental demand but also means competition at resale, so choose a suite with a clear edge in view, layout or parking.

Are fees higher in older Markham condos?

Often the fee line is higher, but it may cover more. Strata.ca lists hydro, heat, air conditioning and water in The Landmark of Thornhill’s fees, while Riverside’s listed inclusions are common elements, insurance and parking. Compare total monthly costs, including utilities, rather than the fee alone.
