My top five Etobicoke condos for downsizers are Edenbridge at 259 The Kingsway (suites plus two-storey garden townhomes), Westerly at 25 Cordova Avenue (20 storeys, up to three bedrooms), Evermore at West Village (two- and three-bedroom suites, guest suite), Bloor Promenade in Islington Village (about five minutes’ walk to Islington station) and Westerly 2 at 60 Central Park Roadway (27 storeys). The order is my judgement, not an official ranking.
How I chose these five
Downsizers usually tell me the same three things: they want room for their furniture and for family to visit, they want to stop climbing stairs, and they want a pharmacy, a doctor and a bus or subway within an easy walk. I judged each building against those needs.
I held myself to a strict rule on facts. I only included a building if the builder’s own pages confirmed its address or location and its suite types, and I only describe nearby shops, medical services and transit where the City of Toronto, the TTC or Walk Score confirmed them. That ruled out many older towers where I could not open a reliable source for suite counts or sizes.
My checklist for each building was:
- Two- or three-bedroom suites, or ground-level homes, confirmed by the builder.
- A main street with medical and personal services within reach, confirmed by the City’s BIA listings.
- A Line 2 subway station nearby, with the TTC’s elevator status noted.
- Shared spaces that make hosting family easier, such as a guest suite or dining room.
The result leans toward newer buildings in central Etobicoke and the Kingsway, and all five come from one builder, Tridel, because its pages gave me verifiable details. If you are drawn to the large older suites on the lake, my Humber Bay Shores building guide covers those towers.
1. Edenbridge, 259 The Kingsway
What it offers
Edenbridge is the most downsizer-oriented building on this list. Tridel offers both condominium suites and two-storey garden townhomes, and describes “sunny, home-sized floorplans” with open-concept layouts, a grand lobby, entertaining spaces and an English-inspired garden.
Tridel says suites and townhomes are move-in ready, so there is no multi-year wait for occupancy.
What it means for downsizers
This is a way to stay in the Kingsway without the upkeep of a house. Tridel describes the setting as one of Etobicoke’s most established neighbourhoods, which for many downsizers means staying close to the friends, clubs and routines they already have. The phrase “home-sized” matters if you are bringing a dining table and want a guest room, but Tridel’s page does not publish suite sizes, so ask for floor plans and measure your furniture against them.
The garden townhomes are two storeys. If stairs are the reason you are moving, a single-level suite in the building is the better fit.
Practical notes
- Location: The Kingsway near Royal York Road, per Tridel.
- Shops and services: the Kingsway BIA on Bloor Street West, established in 1973 and expanded in 2003, includes specialty shops, restaurants, a preserved theatre, and professional and medical services, according to the City.
- Transit: Line 2 runs under Bloor; Royal York station is listed by the TTC as accessible with three elevators.
2. Westerly, 25 Cordova Avenue
What it offers
Westerly is a 20-storey condominium at Dundas and Islington with one-, two- and three-bedroom suites, according to Tridel. Amenities include a multipurpose room, a party room, a yoga studio and a fitness room, and Tridel shows move-in-ready model suites.
What it means for downsizers
The three-bedroom option is what puts Westerly on this list. It gives room for an office or a guest room, which many downsizers tell me they are not ready to give up.
The location is the other draw. Dundas Street West at Islington Avenue has a Walk Score of 91 and a Transit Score of 79, and Tridel says Islington Station is about five minutes away. The Village of Islington BIA, established in 1986, is also known for its 28 murals depicting local history, which make for a pleasant daily walk.
Practical notes
- Address: 25 Cordova Avenue.
- Shops and services: the Village of Islington BIA, along Dundas Street West from Montgomery Road to Kipling Avenue, includes health and wellness providers, restaurants and professional services, per the City.
- Islington station is not on the TTC’s list of stations with elevators, so check the TTC accessibility page if that matters to you.
3. Evermore at West Village
What it offers
Evermore is the third phase of Tridel’s West Village community, which Tridel places at Eva Road and Highway 427. Tridel describes two- and three-bedroom suites designed with Rafael + Bigauskas Architects.
The ground floor includes a party room and a dining room served by a full kitchen, a guest suite, and fitness and yoga studios, as well as a kids’ zone and youth hub. Tridel says suites are never lived in and move-in ready.
What it means for downsizers
A guest suite is underrated for downsizers. It lets family stay over without you needing a spare bedroom, and the dining room is useful for holidays that will not fit in a suite.
This is a younger, family-oriented community, judging by the kids’ zone and youth hub. Some downsizers like that mix; others prefer a quieter building.
Practical notes
- Location: Eva Road and Highway 427, per Tridel. Tridel’s pages do not give a street address.
- Transit: Tridel cites Kipling station nearby, which the TTC lists as having elevators.
- Shopping: Tridel says Sherway Gardens is a few minutes away, with a Cineplex nearby.
- Driving: Tridel cites access to Highways 401 and 427, the QEW and the Gardiner, useful if family visits by car.
- Builder: Tridel’s Evermore page lists the vendor, West Village Etobicoke Residences Inc., and its HCRA licence number.
4. Bloor Promenade, Islington Terrace
What it offers
Bloor Promenade is the final phase of Tridel’s Islington Terrace community, in what Tridel calls Islington Village. Tridel reported it completely sold out and describes it as about a five-minute walk to Islington subway station.
What it means for downsizers
Because it is sold out, this is a resale purchase rather than a builder sale. That can suit downsizers who want to see the actual suite, the actual view and the building’s operating record before buying.
Tridel’s announcement does not list storeys, suite counts or sizes, so I would review the status certificate, the reserve fund study and recent board minutes with particular care here.
Practical notes
- Location: Islington Village, about five minutes’ walk from Islington station, per Tridel.
- Nearby: Tridel points to the Kingsway and Sherway Gardens, and quick access to the QEW and Highway 427.
- Ask the property manager about elevator count and maintenance history before you firm up.
5. Westerly 2, 60 Central Park Roadway
What it offers
Westerly 2 is the companion tower that Tridel presents alongside Westerly. Tridel lists it as a 27-storey building at 60 Central Park Roadway with one- and two-bedroom suites.
What it means for downsizers
I put it last because it has no three-bedroom suites, so it suits downsizers who are ready to shrink further. In exchange, a smaller suite means less to clean and maintain.
Tridel’s page does not describe the walk from Central Park Roadway to the Dundas Street West shops or to the subway, so I would walk both routes myself before deciding.
Practical notes
- Address: 60 Central Park Roadway.
- Check suite availability and closing timing directly with Tridel.
- As with any high-rise, ask about elevator count and service records; you will rely on them every day.
The five at a glance
| Building | Location | Suite types (per Tridel) | Closest Line 2 station |
|---|---|---|---|
| Edenbridge | 259 The Kingsway | Condo suites and two-storey garden townhomes | Royal York area |
| Westerly | 25 Cordova Ave, 20 storeys | 1, 2 and 3 bedrooms | Islington (about 5 min, per Tridel) |
| Evermore at West Village | Eva Rd and Hwy 427 | 2 and 3 bedrooms | Kipling (per Tridel) |
| Bloor Promenade | Islington Terrace, Islington Village | Not published; resale only | Islington (about 5 min walk) |
| Westerly 2 | 60 Central Park Rd, 27 storeys | 1 and 2 bedrooms | Confirm with Tridel |
What this means if you’re buying or selling in Etobicoke
If you are downsizing from a house in the Kingsway, Islington or central Etobicoke, these buildings let you stay near the shops, doctors and friends you already know. That continuity is, in my experience, worth more to most downsizers than a particular view or amenity.
Whatever building you choose, three checks matter more for downsizers than for anyone else: suite size against your furniture, the number of elevators and their service history, and the walk to a pharmacy and transit. Ask for floor plans with dimensions, the status certificate and the reserve fund study before your offer is firm.
New and resale each have a case. A never-occupied suite means no previous owner’s wear, but you are relying on a builder’s promises about finishes and fees. A resale suite in an established building lets you read years of board minutes and see how the building is actually run. For a new purchase, look up the builder’s licence with the Home Construction Regulatory Authority (HCRA); Tridel publishes the licence number on its Evermore page.
If you are selling a family house to fund the move, plan the sale and purchase together so you are not carrying two homes. My piece on aging in place versus downsizing in Etobicoke walks through whether a move makes sense at all, before you choose a building.

What’s your condo
worth today?
Three quick steps. Condos don’t price like houses — your floor, your view, and whether you own parking move the number more than anything else. This weighs all of them.

Frequently asked questions
Which Etobicoke condos have three-bedroom suites?
Of the buildings I checked, Tridel lists three-bedroom suites at Westerly, 25 Cordova Avenue at Dundas and Islington, and at Evermore at West Village near Eva Road and Highway 427. Edenbridge on The Kingsway offers condo suites and two-storey garden townhomes but does not publish suite sizes, so ask for floor plans.
Which Etobicoke subway stations have elevators?
The TTC lists Kipling and Royal York on Line 2 as stations with elevators, and says Royal York has three. Islington is not on the TTC’s elevator list, and Easier Access construction at Old Mill is expected to finish in 2028. Check the TTC’s elevator status page before relying on one.
Is there a condo with townhomes in the Kingsway?
Yes. Tridel’s Edenbridge at 259 The Kingsway combines condominium suites with two-storey garden townhomes, and Tridel says both are move-in ready. The townhomes give ground-level living with a condo’s shared lobby and gardens, but they are two storeys, so a single-level suite suits buyers avoiding stairs.
Are there shops and medical services near Islington condos?
Yes. The City of Toronto says the Village of Islington BIA, along Dundas Street West from Montgomery Road to Kipling Avenue, includes retail stores, health and wellness providers, restaurants and professional services. Walk Score rates Dundas and Islington at 91, a ‘Walker’s Paradise’.
What should downsizers check before buying an Etobicoke condo?
Measure your furniture against floor plans with dimensions, ask how many elevators the building has and how they have been maintained, and walk to the nearest pharmacy and transit stop. Review the status certificate and reserve fund study with your lawyer before the offer becomes firm.
