My top five condos to buy in Mississauga are M1 and M2 at M City (62 storeys, completed 2023, rooftop rink), Brightwater I and II in Port Credit (5 and 14 storeys on the former Imperial Oil Lands), Absolute World at 50 and 60 Absolute Ave (the 2012 "Marilyn Monroe" towers), Parkside Village near Square One (towers from 2013 to 2025) and The Mason at Brightwater (nine storeys, 160 homes). The order is my judgement, not an official ranking.
How I chose these five
Mississauga’s condo market splits into two very different places for most buyers: the City Centre around Square One, and the Port Credit waterfront. I chose picks from both, because the right building depends first on which of those lives you want.
- Location: walking distance to Square One, Celebration Square and the City Centre Transit Terminal, or to the Port Credit waterfront and GO.
- Transit: what runs today, not what has been promised. The Hazel McCallion Line LRT is under construction with no public completion date.
- Age and size mix: a spread from 2012 to 2025 completions, and buildings with two- and three-bedroom plans where I could confirm them.
- Amenities and community: what the building or master plan adds that you would otherwise drive to.
Building facts come from Wikipedia, UrbanToronto and RENX pages I checked in October 2026. I do not quote prices or rents. The order is my judgement, not an official ranking.
1. M1 and M2 at M City, Burnhamthorpe Rd W and Confederation Pkwy
What it offers
M1 and M2 are the newest completed towers in the heart of the City Centre, and the first phase of a much larger plan. M City is an eight-tower project on 15 acres at the southwest corner of Confederation Parkway and Burnhamthorpe Road, owned by Rogers Real Estate Development and developed by Urban Capital.
Both towers were completed in 2023 at 62 storeys and roughly 200 m, designed by CORE Architects. M1 has what Wikipedia describes as the first rooftop skating rink in the Greater Toronto Area; M2 adds a movie theatre, sports bar and townhomes at street level.
What it means for buyers
You are buying into a neighbourhood that is still being built. M3, at 81 storeys and 949 units, topped out in 2026, and further towers are under construction or planned, so expect cranes and new supply competing with your suite for years.
The upside is the public realm. The plan includes more than two acres of new parkland and a connection to the Mary Fix Trail and “Bud” Cleary Park.
Practical notes
Square One, Celebration Square and the City Centre Transit Terminal, with 21 MiWay routes and a Brampton Züm route, are all in the City Centre. GO buses use the nearby Square One Bus Terminal. Confirm which tower and corporation a suite belongs to before you compare fees.
2. Brightwater I and II, Port Credit
What it offers
Brightwater I and II are the first condo buildings in Brightwater, the master-planned community on the former Imperial Oil Lands at Lakeshore Road West and Mississauga Road. The wider project reaches to the shores of Lake Ontario.
Brightwater I is five storeys with 76 suites in one- and two-bedroom layouts. Brightwater II is 14 storeys with 235 suites in one-, two- and three-bedroom layouts, plus ground-floor townhomes. Both were designed by Diamond Schmitt Architects for Port Credit West Village Partners, a venture of DiamondCorp, Dream Unlimited, FRAM + Slokker and the Kilmer Group.
What it means for buyers
This is the pick for a waterfront village life with new construction. Amenities include 24-hour concierge, large parcel storage, lounges and party rooms, a gym, yoga and meditation spaces, co-working space and a pet spa.
Daily needs are on site. RENX reported in August 2024 that Farm Boy had opened at 175 Lakeshore Rd W as the anchor tenant, with Rexall and a BMO also open, and that more than 18 acres of parks and green space are planned across the community.
Practical notes
RENX reported that a Brightwater electric shuttle carries residents to and from Port Credit GO on the Lakeshore West line. Brightwater is still under construction, with UrbanToronto listing 3,893 units across the full plan, so ask what is planned next to any suite you are considering.
3. Absolute World, 50 and 60 Absolute Ave
What it offers
Absolute World is Mississauga’s best-known condo address, the twin towers nicknamed “the Marilyn Monroe.” They are 56 and 50 storeys, built by Fernbrook Homes and Cityzen Development Group, with design architect MAD and local partner Burka Varacalli Architects.
Both towers were completed in 2012. They sit within a six-tower Absolute complex at the northeast corner of Burnhamthorpe Road and Hurontario Street, which also includes Absolute Vision (35 storeys, 2009) and A2 (31 storeys, 2007).
What it means for buyers
A building that is about 14 years old has something new towers do not: a real track record. You can read years of budgets, the reserve fund study and any special assessments before you buy, rather than relying on a builder’s projection.
The design is also part of the value. In my view, a building people recognise by name is easier to market when it is your turn to sell.
Practical notes
The complex sits on Hurontario Street, the corridor where the Hazel McCallion Line is being built. Wikipedia notes that as of April 2026 Metrolinx had not released a completion date, and the mayor has cited 2029, so treat the LRT as a future benefit, not a current one.
4. Parkside Village, including Avia
What it offers
Parkside Village gives you the widest choice of building ages in one City Centre neighbourhood. Wikipedia’s list of Mississauga’s tallest buildings includes The Residences (36 storeys, 2013), The Park Residences (36 storeys, 2014), PSV1 (47 storeys, 2017), PSV2 (42 storeys, 2017), Block 9 South (34 storeys, 2020) and the two Avia towers (50 and 38 storeys, listed for 2025).
What it means for buyers
That spread is useful. If you want a newer suite, Avia is among the most recent completions; if you want a building with years of fee history, the 2013 and 2014 towers have it.
Because the towers are separate buildings, amenities, fees and reserve funds differ from one to the next. Compare them as five or six separate buildings, not as one neighbourhood with one price of entry.
Practical notes
Wikipedia’s City Centre article lists Avia at Parkside Village among the City Centre’s towers. Celebration Square, with its splash pad that becomes a skating rink in winter, and Sheridan College’s Hazel McCallion Campus at 4180 Duke of York Boulevard are both in the City Centre.
The table I used lists coordinates rather than street addresses, so confirm the exact address, corporation and suite count for any Parkside tower before you book a showing.
5. The Mason at Brightwater, Port Credit
What it offers
The Mason is the smaller-scale option at Brightwater: a nine-storey building with 160 condominium residences, including 16 townhomes. UrbanToronto lists it as complete and places it at the centre of the 72-acre Brightwater site.
It was developed by the same Port Credit West Village Partners consortium as Brightwater I and II. RENX reported in August 2024 that occupancy was expected to begin late that year and into early 2025.
What it means for buyers
A nine-storey building with 160 homes suits buyers who want fewer neighbours per elevator and a lower-rise feel. The townhome units are a rare option for someone who wants ground-floor living inside a new condo corporation.
As a recently completed building, it has a short fee history. Ask for the current budget, the reserve fund study and any notes on deficiencies still being addressed by the builder.
Practical notes
Residents share the Brightwater retail, including Farm Boy, and the GO shuttle described in RENX’s 2024 report. The neighbouring Bridge House phase, with 19-, 15- and six-storey buildings and 468 units, was in sales at that time, so check its construction status.
The five at a glance
| Pick | Area | Height | Completed | Best for |
|---|---|---|---|---|
| M1 and M2 at M City | City Centre | 62 storeys each | 2023 | Newest towers, rooftop rink |
| Brightwater I and II | Port Credit | 5 and 14 storeys | Registration imminent as of Aug 2024 (RENX) | Waterfront village, three-bedroom plans |
| Absolute World | City Centre | 56 and 50 storeys | 2012 | Landmark design, fee history |
| Parkside Village | City Centre | 34 to 50 storeys | 2013 to 2025 | Choice of building ages |
| The Mason | Port Credit | 9 storeys | Complete | Boutique scale, townhome units |
What this means if you’re buying or selling in Mississauga
The City Centre and Port Credit are different purchases. In the City Centre you are buying height, amenities and walkability to Square One, with a lot of new supply still coming; in Port Credit you are buying a lower-rise waterfront setting with GO access.
Do not pay extra today for the LRT. The Hazel McCallion Line will link Port Credit GO to the City Centre Transit Terminal, but no completion date has been released, so value a suite on the transit that runs now.
For any new building, the builder’s first-year budget is an estimate. For a building such as Absolute World or the older Parkside towers, read several years of budgets and the reserve fund study, and ask whether any special assessments are planned.
If you are selling, expect buyers to compare your suite with brand-new inventory nearby. A clean status certificate and clear notes on your fee inclusions help your listing stand out against new towers with no history.

Three quick steps. Condos don’t price like houses — your floor, your view, and whether you own parking move the number more than anything else. This weighs all of them.
