The median detached house in Caledon sold for $1,180,000 from January to October 2026, down 7.3% from 2025. Semis sat at $865,000 and freehold townhouses at about $800,000. Your home’s real value depends on its lot, services and part of town, so check recent matching sales and get a CMA or appraisal.
This guide is for Caledon homeowners in Bolton, Caledon East, Mayfield West and the villages and countryside who want a realistic number before selling or refinancing in 2027. You will get three years of median prices by home type, what pushes a Caledon home above or below them, and how to turn a town-wide figure into a price for your own house.

The typical detached house in Caledon sold for $1,180,000 from January to October 2026. That is the median, the middle sale: half sold for more and half for less. Semi-detached homes sat at $865,000 and freehold townhouses at about $800,000.

Two cautions. First, these are town-wide numbers. Caledon mixes subdivision homes in Bolton and Mayfield West with village houses and country properties on large lots, so one median covers very different homes. Second, small categories swing a lot. Only four condo apartments sold in 2026, so that median means very little. The condo townhouse median dropped sharply, but it rests on just 17 sales, and the mix of homes sold can move it more than the market did.
Are house prices going down in Caledon?
Yes, for the second year in a row. The detached median fell 7.3% from 2025 and is about 11% below the same period of 2024, a drop of $150,000. Freehold townhouses are down about 13.5% over two years, and semis about 11%.
The picture is not all weak. Detached sales rose 5.4% from 2025, to 447, so buyers are still active at lower prices. What changed most is speed: detached homes took 40 days on average to sell in 2026, up from 30 days in 2024. Sellers have to wait longer, and buyers have more time to compare.
These are past results, not a forecast. Across the GTA, TRREB reported September 2026 sales down 9% from a year earlier and an average price about 5% lower, with buyers in what it called a holding pattern.
Why is a Caledon house harder to price than a Brampton one?
Caledon is huge and spread out. The 2021 census counted 76,581 people on about 689 square kilometres, up 15.2% from 2016. Bolton, the largest community, had 26,795 people. Caledon East and Mayfield West are the other main centres, and there are villages such as Alton, Belfountain, Caledon Village, Cheltenham, Inglewood and Palgrave.
The Town says about 80% of Caledon is protected under the Greenbelt Plan, the Oak Ridges Moraine Conservation Plan and the Niagara Escarpment Plan, and that this land will not be available for urban development. That limits how many country properties can ever exist, but it also limits what you can build or sever on them.
In practice, this means there are often only a handful of true comparables for any one home. A four-bedroom in a Bolton subdivision can have dozens of recent sales nearby. A century farmhouse on ten acres near Belfountain may have two or three in a year, spread across different roads and soil types. If you live in a city with tighter, more uniform blocks, my guide to house values in Brampton shows how much easier pricing can be.
What makes a Caledon home worth more or less?
Beyond size, bedrooms and condition, these are the factors I see move value most in Caledon:
- Lot size and use. Acreage, frontage, outbuildings, a pond or horse facilities can add value, but only to the buyers who want them. A large lot that is mostly wetland or regulated land may add less than its size suggests.
- Services. Homes on municipal water and sewer and homes on a private well and septic system attract somewhat different buyers. Buyers usually ask for water tests and a septic inspection, and some lenders may want them too. My guide to septic systems and wells explains what buyers check.
- Location within Caledon. South Caledon, closer to Brampton and the highways, is a shorter drive for most commuters. Caledon has no GO train station; one GO bus route links Bolton to Malton GO, and another connects Orangeville with Brampton GO.
- Newer-home competition. In Mayfield West and Bolton, a resale house competes with builders’ new homes. Buyers compare your price with what a builder is offering, including incentives.
- Basement and second units. A finished basement with a separate entrance, or a legal second unit, widens the buyer pool, especially for multi-generational families.

How do I get an accurate value for my Caledon house?
An online number is a starting point. To get a figure you can list or borrow against, use one of three methods, and in Caledon it often pays to use two.
| Method | Who does it | What it is based on | Best for |
|---|---|---|---|
| Comparable sales (your own research) | You | Recent sold prices of similar homes nearby | A rough reality check |
| Comparative market analysis (CMA) | A real estate agent | Sold, active and expired listings, adjusted for differences | Setting a list price and strategy |
| Appraisal | A designated appraiser | A formal report on market value as of a date | Lenders, estates, separations, unusual rural properties |
| MPAC assessment | MPAC | Values as of January 1, 2016 | Property tax only, not today’s value |
Sources: MPAC, The Assessment Cycle; Appraisal Institute of Canada, AIC designations.
Comparable sales
Look for homes that sold in the last three to six months, of the same type, similar size and lot, and in the same part of Caledon. A sold price from spring 2025 tells you little about late 2026, because prices have dropped since then.
A CMA from an agent
A good CMA adjusts each comparable for what is different: lot size, finished basement, garage, services and condition. It also looks at what is for sale now, because that is your competition. My guide to what a CMA includes shows what to ask for.
An appraisal
The Appraisal Institute of Canada says a Canadian Residential Appraiser (CRA) can appraise single-family homes, semis, townhouses, condos and residential vacant land, while an AACI designation covers all property types. For a farm, a large estate lot or a home with a business use, the broader designation can matter.
Why your MPAC number is not your value
MPAC says assessments for the 2026 tax year are still based on January 1, 2016 values, after the province postponed the update. Your assessment drives your tax bill. Caledon’s 2026 total residential tax rate is 0.982207%, according to the Region of Peel, but the assessment itself says nothing reliable about what a buyer will pay in 2027.
What could change Caledon home values in 2027?
Interest rates. The Bank of Canada raised its policy rate to 2.50% on October 28, 2026, its first increase in more than three years, and big-bank prime rose to 4.70%. The Bank expects inflation to average about 3% in 2027. Its next decision is December 9, 2026. Higher borrowing costs tend to cap what buyers can pay for detached homes.
Highways. Ontario’s 2026 budget says construction has started on Highway 413, a 52-kilometre highway from Highway 400 to the Highway 401/407 ETR that passes through Caledon. The province also issued a request for proposals in December 2025 to design a nine-kilometre extension of Highway 410 to connect with it. No completion dates were given.
Growth. The Town’s official plan review plans for Caledon to reach 300,000 people and 125,000 jobs by 2051. More homes mean more choice for buyers, but also more services and shops over time.
Do not add a premium to your price for Highway 413 or future growth. Buyers in 2027 pay for what exists today: the commute, the house and the lot. Overpricing a Caledon home and then cutting later usually costs more than pricing right from the start.
Is 2027 a good time to sell a house in Caledon?
It depends more on your next move than on the market. If you are buying again in the GTA, a lower sale price is often offset by a lower purchase price. If you are downsizing or leaving the area, timing matters more. My guides on whether 2027 is a good time to sell and seller closing costs in Ontario help you work out your net.
In Caledon, I would price off the last three to six months of sales that truly match your home, not the town median and not 2024. For a subdivision home in Bolton or Mayfield West, that usually means a tight range. For a country property, I would widen the search, adjust carefully for land and services, and consider an appraisal alongside a CMA. Then launch with strong photos and a clear price, because with 40-day average selling times, buyers have choices.
What to do next
- Find your home type in the table above and note the 2026 median as a starting point.
- Use the estimator on this page for a quick range based on your home’s details.
- Pull three to six sales from the last six months that match your type, size, lot and services.
- Ask for a written CMA, and order an appraisal if you have acreage or an unusual property.
- Gather your septic, well, permit and renovation records before you list.

Frequently asked questions
How much is a detached house worth in Caledon in 2027?
The best current guide is the January to October 2026 median of $1,180,000 for detached homes in Caledon, according to TRREB MLS data via REALM. That was 7.3% lower than 2025. A country property on acreage or a newer Bolton home can sell well above or below that, so compare recent matching sales.
Are house prices dropping in Caledon?
Yes. Caledon’s detached median fell 7.3% in January to October 2026 compared with the same period of 2025, and it is about 11% below 2024. Freehold townhouses fell 8.5% in the past year. Detached sales still rose 5.4%, which shows buyers are active at lower prices.
How much is a townhouse worth in Caledon?
Freehold townhouses in Caledon had a median sold price of $799,995 from January to October 2026, down 8.5% from 2025, based on 114 sales. Condo townhouses had a median of $589,990, but only 17 sold, so that figure is less reliable. Your unit’s size, age and location matter more than the median.
How long does it take to sell a house in Caledon?
Detached homes in Caledon took 40 days on average to sell from January to October 2026, up from 32 days in 2025 and 30 days in 2024. Freehold townhouses averaged 35 days and semis 27 days. Well-priced homes can sell faster; overpriced ones usually sit much longer.
Is my MPAC assessment what my Caledon house is worth?
No. MPAC says Ontario assessments for the 2026 tax year are still based on January 1, 2016 values, so they do not reflect what a buyer would pay in Caledon in 2027. Use the assessment for your tax bill only, and use recent sales, a CMA or an appraisal for market value.
What is the property tax rate in Caledon in 2026?
Caledon’s 2026 total residential property tax rate is 0.982207%, according to the Region of Peel. That figure includes the Town, Peel Region and education portions. Multiply it by your MPAC assessment, not your market value, to estimate your annual bill before any special charges.
Does Highway 413 increase house values in Caledon?
There is no reliable figure for that yet. Ontario’s 2026 budget says construction has started on the 52-kilometre Highway 413, which passes through Caledon, but no completion date has been given. In 2027, buyers are paying for today’s commute and home, so I would not add a premium for the highway.
Should I get an appraisal before selling my house in Caledon?
It can help for unusual Caledon properties. For a typical subdivision home in Bolton or Mayfield West, a CMA based on recent nearby sales is usually enough to set a list price. For acreage, farms or homes with outbuildings, an appraisal from a designated appraiser adds a second, independent view.
What is the cheapest type of home to buy in Caledon?
Condo townhouses had the lowest median in Caledon from January to October 2026, at $589,990, followed by freehold townhouses at $799,995 and semis at $865,000. Condo apartments are rare in Caledon, with only four sales in that period, so there is no reliable condo apartment median.
