A median is the middle sale, not an average. It is a fair guide for a typical detached home, which makes up most sales here. For semis and condo apartments, fewer than 20 sold in ten months, so one or two unusual sales can move the figure. The small rise in the semi median is a good example; I would not read it as a turnaround.
How have Halton Hills house prices changed since 2024?
Detached values have slipped for two years. The median is about 9% below the same period of 2024, a drop of $100,000. Freehold townhouses are down about 9% over the same two years, and condo townhouses about 7%.
Sales have thinned too. Detached sales fell 12.8% from 2025, to 389, and the average time to sell rose to 29 days from 24 in 2024. That still looks quicker than some neighbours, but it means fewer buyers are competing for each listing. These are past results, not a prediction.
How does Halton Hills compare with Milton, Brampton and Caledon?
Georgetown sellers are often competing with the towns around them, because many buyers look at all four.
| Median, Jan–Oct 2026 | Halton Hills | Milton | Brampton | Caledon |
|---|---|---|---|---|
| Detached | $1,000,000 | $1,130,000 | $950,000 | $1,180,000 |
| Semi-detached | $827,500 | $912,000 | $790,000 | $865,000 |
| Freehold townhouse | $817,500 | $810,000 | $755,000 | $799,995 |
| Detached, avg. days on market | 29 | 32 | 30 | 40 |

Halton Hills sits between Brampton and Milton on detached price. For a buyer stretching up from Brampton, a Georgetown house can be the step that adds a bigger lot or a quieter street. For a buyer comparing with Milton, Halton Hills can look like better value on a detached home. The gaps are smaller for attached homes. Freehold townhouse medians in Halton Hills, Milton and Caledon were within about $18,000 of each other, so on a townhouse, condition, layout and parking often decide the price more than the town does. If you are weighing a move between them, see my guide to house values in Milton.
What moves the value of a house in Georgetown, Acton and the countryside?
Halton Hills covers about 276 square kilometres, and most of it is rural. Georgetown and Acton are the two main centres, and smaller places include Glen Williams, Norval, Limehouse and Terra Cotta. The Niagara Escarpment runs through the town, and a large part of the countryside is in the provincial Greenbelt. That mix creates very different homes under one median.
- Distance to the GO train. Georgetown GO, at 55 Queen Street on the Kitchener line, has 648 parking spaces and VIA Rail service. For downtown commuters, an easy trip to the station is a real selling point.
- Age of the neighbourhood. Older Georgetown streets often have bigger lots and mature trees; newer subdivisions offer modern layouts. Buyers price these differently, so compare like with like.
- Rural factors. Outside the urban areas, land, wells, septic systems and conservation rules shape value and the buyer pool. Escarpment and Greenbelt rules can limit additions and new buildings.
- Lot and layout. Ravine or open space backing, pie-shaped lots, a double garage and a finished basement with a separate entrance all widen your appeal.
- Condition and updates. A new roof, windows, furnace or kitchen reduce what buyers fear they will spend after closing.

Will Vision Georgetown affect my home’s value?
It will add a lot of choice for buyers over time. Vision Georgetown is the Town’s plan for a new community on about 412 hectares in southwest Georgetown, bounded by 15 Side Road, Trafalgar Road, 10 Side Road and Eighth Line/Main Street. The approved secondary plan allows for about 9,342 homes and roughly 23,800 residents, with schools, parks and a community core.
The planned mix is 24% low density, 43% medium density and 33% high density. In other words, most of the new homes will be townhouses and apartments rather than detached houses. In my view, that matters most to owners of resale townhouses, who may face more new-build competition as it is built out. Detached owners in established parts of Georgetown may see less direct competition. That is my reading of the plan, not a forecast, and timing depends on builders and servicing.
How do I get a reliable number for my Georgetown house?
Use the estimator above for a quick range, then narrow it down with real evidence.
Start with matching sales
Find three to six homes that sold in the last few months: same type, similar size, similar lot, and ideally in the same part of Georgetown or Acton. A sale from early 2025 is less useful, since the detached median has fallen about 8% since then.
Ask for a comparative market analysis
An agent’s CMA adjusts each sale for differences such as a finished basement, garage, lot depth or a recent renovation, and looks at what you will compete with now. Ask to see the sales used and why each adjustment was made. My comparison of online valuations, CMAs and appraisals shows where each one fits.
Consider an appraisal for unusual properties
For a country property, a large lot or a home with an in-law suite or business use, an independent appraisal adds a second view. The Appraisal Institute of Canada says its residential designation (CRA) covers homes such as single-family houses, semis, townhouses and condos, and its AACI designation covers all property types.
Ignore your MPAC assessment for pricing
MPAC says assessments for the 2026 tax year are still based on January 1, 2016 values. That number sets your taxes, not your sale price.
Do not price off your neighbour’s sale from 2024 or early 2025. The detached median has fallen $100,000 since 2024. Listing at an old number usually means weeks of showings with no offers, then a price cut that tells buyers you will take less.
What could move Halton Hills prices in 2027?
Rates. The Bank of Canada raised its policy rate to 2.50% on October 28, 2026, and expects inflation to average about 3% in 2027. Its next decision is December 9, 2026. If borrowing costs keep rising, detached homes near $1 million feel it first.
Transit. Georgetown is on the GO Kitchener line. Ontario’s 2026 budget says the province reached an agreement-in-principle with CN Rail in October 2025 to buy land for dedicated GO tracks on that line, and added weekend trips in November 2025. More service would help commuters, but no timeline for more Georgetown trains has been confirmed, so I would not price it in yet.
Highways. Highway 413’s western end is planned at the Highway 401/407 ETR interchange. The province says construction has started but has not given a completion date.
Should I sell my Georgetown house now or wait?
That depends on your plans more than on predictions. If you are buying again nearby, a softer market affects both sides of your move. If you are downsizing, the gap between a detached sale and a smaller home matters more than the exact month. My guide to selling in December or waiting for spring 2027 lays out the trade-offs, and my guide to choosing a realtor in Georgetown lists questions to ask about pricing.
In Halton Hills, I would price from the last three to six months of sales that truly match your home, then position it just inside the range buyers are searching. Georgetown buyers often come from Brampton, Mississauga and Milton, so your listing is judged against those towns too. A clean, well-photographed home priced right from day one tends to beat a higher price that sits.
What to do next
- Note the 2026 median for your home type from the table above.
- Run the estimator on this page for a range based on your home’s details.
- Collect three to six recent matching sales in Georgetown or Acton.
- Ask for a written CMA, and add an appraisal if your property is rural or unusual.
- Fix small repairs and gather records of updates before you list.

Frequently asked questions
How much is a detached house worth in Georgetown in 2027?
The latest guide is the Halton Hills detached median of $1,000,000 for January to October 2026, from TRREB MLS data via REALM. That was 8.3% below 2025. TRREB does not report Georgetown separately, so homes on larger lots or near the GO station may sell above it, and others below.
Are house prices going down in Georgetown?
Yes, for most home types. In Halton Hills, which includes Georgetown, the detached median fell 8.3% in January to October 2026 compared with 2025, and freehold townhouses fell 6.6%. Detached prices are about 9% below 2024. The semi median rose 1.5%, but only 19 semis sold.
How much is a townhouse worth in Georgetown?
Freehold townhouses in Halton Hills had a median sold price of $817,500 from January to October 2026, down 6.6% from 2025, based on 54 sales. Condo townhouses had a median of $580,000. Georgetown is the main source of these sales, but size, age and location still move each price.
Is Georgetown cheaper than Milton?
For detached homes, yes. From January to October 2026, the detached median was $1,000,000 in Halton Hills, which includes Georgetown, and $1,130,000 in Milton, based on TRREB MLS data via REALM. Semis were also cheaper in Halton Hills, while freehold townhouse medians were within about $8,000.
How long does it take to sell a house in Georgetown?
Detached homes in Halton Hills took 29 days on average to sell from January to October 2026, up from 24 days in 2024. Freehold townhouses averaged 27 days and condo apartments 36 days. A home priced in line with recent sales usually sells faster than that average.
Is my MPAC assessment the value of my Georgetown home?
No. MPAC says Ontario property assessments for the 2026 tax year are based on January 1, 2016 values, so they do not show what a buyer will pay for a Georgetown home in 2027. Use the assessment for your tax bill, and use recent sales, a CMA or an appraisal for value.
What is Vision Georgetown?
Vision Georgetown is the Town of Halton Hills’ plan for a new community of about 412 hectares in southwest Georgetown. The approved plan allows about 9,342 homes and 23,800 residents, mostly townhouses and apartments, plus schools and parks. Timing depends on builders and servicing, so it adds supply gradually.
Does being near Georgetown GO increase home value?
It can help, because many Georgetown buyers commute. Georgetown GO, at 55 Queen Street on the Kitchener line, has 648 parking spaces and a VIA Rail connection. There is no published figure for the premium, so a CMA should compare your home with recent sales at a similar distance from the station.
