Location and getting around

The address is 2163 Lake Shore Blvd W, on the waterfront side of Humber Bay Shores, within the same cluster as the Annie Craig Dr buildings. The trail-and-parkland network along the water is the neighbourhood’s defining feature, and this cluster sits inside it rather than across the road from it.

On transit and driving I am going to be deliberately unhelpful, in your favour: I have not verified stop-by-stop transit details for this specific address, so I will not quote minutes. What I tell every client holds here — run your actual commute yourself, at the hour you would travel, by TTC, GO or car as you would really do it, before you sign anything. A waterfront address you love on a Saturday has to survive a Tuesday at 8 a.m.

Visit in winter as well as summer. The lakefront is glorious in July and bracing in February, and you want to be the kind of person who likes both, or at least tolerates the second.

Who should think harder: a tower of roughly 600 suites is a small vertical village, and people who want intimacy in a building will not find it at this scale. Newer buildings also carry a specific homework list — the early years of a condominium are when budgets settle into reality and the first reserve fund study meets actual operating experience, so the status certificate and recent board communications are worth reading with particular care. That is not a criticism of this building; it is the diligence I apply to every young tower, and it is cheap insurance.

Buyers: status certificate review before you firm up, no exceptions — reserve fund, budget, rules, any special assessments.
