Water’s Edge at the Cove is the 56-storey, 182.3-metre Conservatory Group tower at 2163 Lake Shore Blvd W — the tallest of the developer’s Waterways/Cove cluster on the Humber Bay Shores waterfront, designed by Richmond Architects and originally marketed under the “Waterways” name.
It is one of the newest towers in the neighbourhood, completed in the early 2020s — sources genuinely differ on the exact year, and I flag that below rather than pretending otherwise — with roughly 602 to 606 suites and one of the deepest amenity lists on the peninsula.

Water’s Edge is the flagship of the Conservatory Group’s waterfront cluster, which also includes the mid-rise Cove at Waterways at 39 Annie Craig Dr. At 56 storeys and 182.3 metres, by Richmond Architects, it is the tallest of that cluster. If you researched this project years ago you may know it as “Waterways” — the name it was originally marketed under — which is worth knowing when you compare listings and older articles, because both names refer to the same tower.
Location and getting around
The address is 2163 Lake Shore Blvd W, on the waterfront side of Humber Bay Shores, within the same cluster as the Annie Craig Dr buildings. The trail-and-parkland network along the water is the neighbourhood’s defining feature, and this cluster sits inside it rather than across the road from it.
On transit and driving I am going to be deliberately unhelpful, in your favour: I have not verified stop-by-stop transit details for this specific address, so I will not quote minutes. What I tell every client holds here — run your actual commute yourself, at the hour you would travel, by TTC, GO or car as you would really do it, before you sign anything. A waterfront address you love on a Saturday has to survive a Tuesday at 8 a.m.
Visit in winter as well as summer. The lakefront is glorious in July and bracing in February, and you want to be the kind of person who likes both, or at least tolerates the second.
What day-to-day life offers
The amenity list is one of the deepest in Humber Bay Shores: 24-hour concierge, indoor pool, whirlpool, a cool plunge pool, sauna, fitness room, yoga room, party room with kitchen, theatre room, library, billiards room, guest suites, a pet grooming room and an outdoor terrace.
The pool-whirlpool-plunge-sauna sequence reads like a small spa, and for people who will actually use it weekly it is a genuine reason to shortlist the building. The library and billiards room are quieter amenities that tend to matter to downsizers; the pet grooming room speaks for itself if you have a dog on the waterfront trails every day.
My standard caution applies with extra force in a big-amenity tower: all of this is funded from the common expenses owners pay, forever. When you compare Water’s Edge against a leaner building, you are not comparing like with like — you are choosing between two different amounts of building. Neither choice is wrong. Choosing without noticing is.
Who this building suits (and who it may not)
Water’s Edge tends to suit people who want the newest generation of the neighbourhood: current finishes, a spa-grade amenity floor, and the scale and views that come with 56 storeys. Downsizers who want everything under one roof, and buyers who prefer new-vintage buildings, are the natural audience.
Who should think harder: a tower of roughly 600 suites is a small vertical village, and people who want intimacy in a building will not find it at this scale. Newer buildings also carry a specific homework list — the early years of a condominium are when budgets settle into reality and the first reserve fund study meets actual operating experience, so the status certificate and recent board communications are worth reading with particular care. That is not a criticism of this building; it is the diligence I apply to every young tower, and it is cheap insurance.
Buying or renting here
Buyers: status certificate review before you firm up, no exceptions — reserve fund, budget, rules, any special assessments. In a phased cluster, also confirm exactly which corporation your suite belongs to and what shared facilities exist between the cluster’s buildings, because cost-sharing arrangements live in the documents, not in marketing copy.
Tenants: this is precisely the vintage of building where Ontario’s rent-control exemption question is live. Whether the annual rent increase guideline covers a unit turns on when that unit was first occupied relative to November 15, 2018, and in a tower completed in the early 2020s you should check rather than assume either way. My plain-language guide at is my Etobicoke rental rent-controlled? walks through how. And remember: the only lawful deposit in Ontario is last month’s rent.
The takeaway
Water’s Edge is the tallest and newest statement of the Conservatory Group’s waterfront cluster: 56 storeys, a spa-calibre amenity floor, and early-2020s vintage with the diligence homework that vintage implies. The sources disagree on the exact year and unit count; the documents will not. Buy from the documents.

What’s your condo
worth today?
Three quick steps. Condos don’t price like houses — your floor, your view, and whether you own parking move the number more than anything else. This weighs all of them.

Frequently asked questions
When was Water’s Edge at the Cove completed?
Sources differ. Strata.ca lists the building as 2021, while TalkCondo dates the project to 2025 — a spread that likely reflects phased registration and occupancy. I state the range rather than a single year; the condominium corporation’s records settle it definitively.
How tall is Water’s Edge at the Cove?
The tower rises 56 storeys to 182.3 metres, designed by Richmond Architects for The Conservatory Group. It is the tallest building in the developer’s Waterways/Cove waterfront cluster.
Is Water’s Edge the same project as Waterways?
Yes — the tower was originally marketed under the “Waterways” name, so older articles and listings may use it. Water’s Edge at the Cove at 2163 Lake Shore Blvd W is the same Conservatory Group building.
What amenities does Water’s Edge have?
The list includes a 24-hour concierge, indoor pool, whirlpool, cool plunge pool, sauna, fitness room, yoga room, party room with kitchen, theatre room, library, billiards room, guest suites, pet grooming room and an outdoor terrace. Confirm current access and rules with management before relying on them.
