Mimico-Queensway, New Toronto, Long Branch and Alderwood contain 10 TDSB schools plus an adult learning centre, 5 TCDSB schools and one French-language public school; Humber Bay Shores contains no publicly funded school at all. Early French Immersion sites are John English, Second Street and Sir Adam Beck, feeding Lakeshore CI, whose own French Immersion program started in 2024 and completes in 2027; St. Leo, now at 271 Royal York Road, is the Catholic French Immersion school. James S Bell is not closing — it lost its “Academy” name in May 2025. Which school an address is assigned to is decided only by the board’s address tool.
South Etobicoke is where the school question and the transit question collide. Families move to Mimico, New Toronto, Long Branch and Alderwood for the GO train and the lake, and then discover that the elementary school on the corner is a junior school ending at Grade 5, that French Immersion is at a different building from the one they assumed, and that the high school added a French program in 2024 that will not be complete until 2027. This page lists every school in the five City of Toronto neighbourhoods — Mimico-Queensway (160), Humber Bay Shores (161), New Toronto (18), Long Branch (19) and Alderwood (20) — with what each board publishes, the 2024–25 EQAO results, the Fraser Institute’s 2025 ratings, and the one fact that matters most: there is no publicly funded school inside Humber Bay Shores at all.
How assignment works, in one paragraph each
TDSB. Policy P013 gives every student “the right to attend the regular program in a designated school … based on the primary address” of the parent or guardian; the Find Your School tool is the authority. Out-of-area applications are permitted for one school, open each January, with siblings and feeder-school students first in line; a school marked “Closed” admits no one from outside its area (TDSB Out-of-Area Admissions; P013 revised 19 February 2025).
French at the TDSB. Early French Immersion begins in Junior Kindergarten; the 2027–28 application opens 2 November 2026 at 9:00 a.m. and closes 27 November at 4:00 p.m., with placement “based on the child’s principal residential home address of record.” Middle French Immersion enters at Grade 4, applications 4 to 29 January. On the board’s 2026–27 map the Early French Immersion sites in these five neighbourhoods are John English JMS, Second Street JMS and Sir Adam Beck JS, with Lakeshore Collegiate as the secondary site; Second Street also offers Middle French Immersion (TDSB program map, October 2025; Second Street JMS).
TCDSB. The Catholic board runs French Immersion from Junior Kindergarten in 19 schools, with “approximately 75%” of instruction in French to Grade 4 and about 50% from Grades 5 to 8, and it does not bus French Immersion students. The board’s program list names St. Leo here and, just north in Stonegate-Queensway, St. Louis, and Bishop Allen Academy is one of its three French Immersion secondary schools (TCDSB French as a Second Language page and program lists; St. Leo’s own January 2025 French Immersion open house). Admission and boundary rules are in policies S.A.01 and S.A.02, which I could not open; call Admissions and Placement at 416-397-6900.
What changed, and what is planned
Lakeshore Collegiate’s French Immersion is half-built. The TDSB opened a secondary French Immersion program at Lakeshore CI in September 2024 “to relieve accommodation pressures at Richview Collegiate Institute and improve equity of access.” The school states: “Our French Immersion program began with Grade 9 in September 2024. An additional grade will be added each successive year until its full implementation in September 2027.” The feeder pathways are John English (from 2024) and Second Street (from 2025). A child in Grade 11 French Immersion this year is still on the Richview pathway.
James S Bell lost its “Academy” name, not its building. The school page still says it “is involved in a Review,” which alarms buyers. The only review I could find is the 2024 Elementary Academies system review; the Board decided on 21 May 2025 “that the suffix of James S. Bell Sports and Wellness Academy be changed to James S Bell Junior Middle School.” Four other academies elsewhere in the city closed; this one did not. There is no pupil accommodation review, boundary review or property review naming James S Bell in the TDSB’s database as of 3 September 2026.
St. Leo has moved to 271 Royal York Road. The TCDSB opened its new building, incorporating the restored 1926 heritage school, in time for a French Immersion open house on 14 January 2025 “at our new and permanent location.” The board’s own pages still show the old 165 Stanley Avenue and temporary 3672 Lake Shore addresses in places, and so does the Ministry’s file; the school is at 271 Royal York.
Humber Bay Shores has a school site on paper. The Christie’s Secondary Plan (By-law 1100-2022, enacted 22 July 2022) requires “approximately 8,800 square metres of space … for elementary school space purposes” on the first three floors of a building on Block 3 of 2150 Lake Shore, held until Phase 3 and released to other uses if no board agreement is reached. The TDSB concluded in September 2020 that there was “a long term requirement for a new elementary school” there. A City staff report of 27 May 2026 lists “new schools” among the identified needs. Nothing I could find shows a funded or committed school, so a Humber Bay Shores family should plan on Mimico’s schools for the foreseeable future.
Alderwood’s spare TDSB property. The board held a public meeting on 19 November 2024 about a proposed sale of 301 Lanor Avenue, leased to the New Haven Learning Centre and a daycare; I found no final decision published.
Every school, with what has been published
EQAO figures below are the percentage of students at or above the provincial standard in 2024–25, from the Ministry of Education’s school information file extracted 17 July 2026; the Ministry randomly rounds some percentages and suppresses very small groups, and a single year at a small school can swing a great deal. Fraser Institute ratings are that organisation’s composite out of 10 for 2023–24 with rank out of 3,047 elementary or 747 secondary schools (January 2026 and November 2025 report cards). Fraser does not rate schools without both Grade 3 and Grade 6 results, which excludes every JK–5 junior school on this page. None of it describes whether a school suits a particular child, and none of it describes the people who live nearby.

A note on St. Josaphat’s Grade 3 figures: they are printed as published in the Ministry file and are far below the school’s own Grade 6 results and the Fraser rating. The Ministry warns that small-group results are randomly rounded, and a single cohort at a school of 390 can be very small. I have left the numbers in rather than quietly dropping them, and I would put no weight on them without asking the school.
“Christ the King Catholic School” still appears in listing copy for New Toronto. The TCDSB’s own page for The Holy Trinity says that school “was established to serve students from both Christ the King and St. Teresa Catholic Schools”; Christ the King is a parish, not an operating school.

Just outside the five neighbourhoods
Several schools that families in this area use have addresses in Stonegate-Queensway (16), immediately north: Etobicoke School of the Arts (TDSB, 675 Royal York Rd; Grade 9 math 68%, OSSLT 92%; Fraser 8.2, rank 65), Bishop Allen Academy (TCDSB French Immersion secondary; 721 Royal York Rd, temporarily at 2 St. Andrews Blvd from September 2026; Fraser 8.7, rank 33), Karen Kain School of the Arts (TDSB, Grades 6–8, 60 Berl Ave, by application), St. Louis (TCDSB French Immersion, 11 Morgan Ave; Fraser 7.6, rank 532), Park Lawn JMS (TDSB, 71 Ballacaine Dr; Fraser 7.4, rank 643) and Sainte-Marguerite-d’Youville (MonAvenir, 755 Royal York Rd; Fraser 7.7, rank 480). There is no MonAvenir school inside the five neighbourhoods.

Mimico-Queensway: the widest choice of housing and of schools
David Hornell, George R Gauld, John English and St. Leo are all within the old Mimico grid south of the tracks, which is also the only part of south Etobicoke with detached houses, semis, townhouses and condos within walking distance of a GO station. The two junior schools feed John English for Grades 6–8. Building guides: Royal Towns, iLofts and Skylofts, Eleven Superior; transit: living near Mimico GO.
Humber Bay Shores: condos, and a school elsewhere
Every publicly funded option for a Humber Bay Shores family is across Mimico Creek or Park Lawn Road; the TDSB address tool will say which. That is a practical point for a two- and three-bedroom condo buyer — the walk or drive to school is part of the daily routine — and a planning point, because the reserved school space at 2150 Lake Shore is the only thing that would change it. New Toronto: the most schools, the most programs
Second Street’s two French Immersion streams, Lakeshore CI’s new French Immersion and AP, Father John Redmond’s arts centre and The Holy Trinity are all here, around the Humber campus and Colonel Samuel Smith Park. The housing is older houses north of Lake Shore and the condos on the former hospital grounds: The Wave, Birmingham, Parkside and Lake & Town.
Long Branch: one TDSB school and a French-language one
James S Bell covers JK–8 for the numbered streets, and Micheline-Saint-Cyr is the French-language public option; secondary students go to Lakeshore CI. The housing is the lakeside grid described in living near Long Branch GO, with the City’s Character Guidelines governing lot severances.
Alderwood: bungalows and a French Immersion junior school

What homes in TRREB district W06 cost, July 2026
All five neighbourhoods report into TRREB’s W06. In July 2026: 88 sales, average $939,558, median $850,000. Detached houses averaged $1,277,992 on 25 sales; condo apartments $755,641 on 49 sales; condo townhouses $840,625 on 8. The MLS® HPI single-family detached benchmark was $1,147,400 (down 4.52% year over year) and the apartment benchmark $583,500 (down 5.60%) (TRREB Market Watch, July 2026, released 6 August 2026).
