Short answer

The best realtor for The Queensway knows it is two markets: detached and semi-detached streets in Stonegate-Queensway (TRREB W07), and a fast-growing condo strip that largely reports under Islington-City Centre West (W08). In August 2026, W07 detached homes averaged $2,160,676 on 7 sales and W08 condo apartments averaged $607,000 on 43 sales. My brokerage office is at 799 The Queensway.

Why is The Queensway harder to price than it looks?

The Queensway is one road, but it runs through different TRREB communities, and that trips up agents who do not work it. North of The Queensway and east of Islington you are in Stonegate-Queensway (W07), a community of detached homes, bungalows and semis on quiet streets. Much of the condo construction along The Queensway itself, especially west of Islington toward Kipling and Sherway, reports under Islington-City Centre West (W08). Pull the wrong district and you will price a two-bedroom condo against Kingsway houses.

What that means if you are selling

W07 is a thin market. Nine sales in a month means one unusual house can move the average by hundreds of thousands of dollars, so a good agent prices a Stonegate-Queensway home street by street, not off a district headline. Detached homes there sold at an average of 96% of asking in August 2026 after 33 days.

The W08 condo market is the opposite problem: supply. There were 223 active condo apartment listings in the district against 43 sales, and more buildings are coming along The Queensway — see my Queensway development pipeline. A resale condo seller here competes with newer inventory and assignments, so presentation, fee comparison and pricing against the building next door matter more than ever.

A common mistake. Pricing a Queensway condo off the “Etobicoke average”. That figure mixes $2 million Kingsway houses with 600-square-foot suites. Ask for comparables from your building and the two nearest competing buildings.
