The best realtor for a Humber Bay Shores condo is one who can show you recent sold evidence in your own building, explain why W06 condo apartments sold at 96% of asking with 41 days on market in August 2026, and put a pricing plan in writing. Verify registration on RECO first. I am Jatin Dua, Broker of Record at RE/MAX Quantum Realty, based at 799 The Queensway.
Is there an official “best realtor” in Humber Bay Shores?
No. There is no regulated ranking, no award from the Real Estate Council of Ontario, and no body that certifies who the best agent in Humber Bay Shores is. Every list online was assembled by someone with an interest — a lead-generation site charging for placement, a brokerage promoting its own people, or an agent promoting themselves. That includes this page, and I would rather say so than pretend otherwise.
What you can do is judge any agent, including me, on things you can check. Humber Bay Shores is an unusually good place to do that, because almost every home here is a condo apartment in a named building, and buildings leave a clear sales trail. An agent who really works this pocket can talk about specific towers along Marine Parade Drive, Park Lawn Road and Lake Shore Boulevard West — which ones have had recent special assessments, which floor plans sit longest, and how lake-facing units compare to city-facing ones — without looking anything up.
What do Humber Bay Shores condos actually sell for right now?
Humber Bay Shores does not have its own TRREB community code. Its sales report under Mimico, inside TRREB district W06, alongside New Toronto, Long Branch and Alderwood. That matters: when someone quotes you a “Humber Bay” average, ask where the number came from, because the only official figure is the district.

Condo Valuation
What’s your condo
worth today?
Three quick steps. Condos don’t price like houses — your floor, your view, and whether you own parking move the number more than anything else. This weighs all of them.
Reading recent condo sales…
Estimated market value
—
$0–$0
Most likely $0 · about $0 per square foot
What moved the number
Starting from what comparable units in your area sell for, here’s what your specifics added or subtracted.
Market context
—
—
Two units, same floor plan,
$90,000 apart.
That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.
What those numbers tell a Humber Bay seller
Read the condo column carefully. There were 118 new condo listings and only 44 sales in the month, with 232 active listings on the market. Buyers had choice, and the average condo sold for 96% of its asking price after 41 days. The MLS® Home Price Index benchmark for W06 apartments was $602,700, down 4.98% year over year.
In a market like that, the difference between a good and an average agent is not a fancier brochure. It is pricing against the right competition — the four or five units in your building and the next two buildings over that a buyer will tour on the same Saturday — and knowing what makes a buyer pick yours. Floor, exposure, parking, locker, maintenance fee per square foot and the reserve fund position move value in this neighbourhood more than finishes do.
How do I check a Humber Bay Shores agent properly?
Use the table below with anyone you interview. It takes about twenty minutes in total and it filters out most of the noise.
| What to check | How to check it yourself | Red flag |
|---|---|---|
| Registration | Search the name on RECO’s public register; confirm category and brokerage | Name not found, or brokerage differs from the business card |
| Local sales evidence | Ask for units sold in your building or pocket in the past 12 months, with addresses | “Top 1%” with no comparison group or period |
| Pricing method | Ask which three sales they would anchor your price to, and why | A number with no comparables, or a number far above every comparable |
| Representation | Ask how client versus self-represented status applies to you under TRESA | Vague answers about who they work for when both sides are involved |
| Contract terms | Read the holdover period, cancellation terms and the commission split in writing | Pressure to sign the same day |
Three local questions that expose real knowledge
Ask these. A specialist answers them in a sentence or two; a generalist changes the subject.
- “Where do sales from my building report on TRREB, and why doesn’t the Humber Bay average exist?” The right answer is Mimico, W06.
- “What is the status of Park Lawn GO, and should I price it in?” The honest answer is that the City’s own report in May 2026 described the application as paused, so it should not be sold to a buyer as a certainty. My Park Lawn GO status page has the detail.
- “Which buildings near me have had special assessments or fee jumps, and how does that change my price?” Anyone who has read status certificates in this pocket will have an opinion.
Why sellers and buyers here talk to me
I will keep this factual, because you should be able to check every line.
- My office is on The Queensway — Unit 101, 799 The Queensway — a few minutes from Humber Bay Shores. I am the Broker of Record and a co-founder of RE/MAX Quantum Realty, which means I am the registrant accountable for the brokerage’s compliance, not just my own files.
- I publish the building-level work openly. My Humber Bay Shores condo buildings guide, my fee comparison for maintenance fees per square foot and my Etobicoke condo directory are free to read before you ever call me.
- You can get a number before a meeting. The condo estimator on this page gives you a range on screen, and I will follow up with the actual comparables if you want them.
- I put the plan in writing — price, the sales it is anchored to, the marketing, the commission and how you can end the agreement — so you can compare it with anyone else’s.
If another agent answers the three questions above better than I do, hire them. That is the whole test.
The takeaway
There is no official best realtor in Humber Bay Shores, so judge on evidence: RECO registration, sold results in your own building, a written pricing plan anchored to real W06 condo comparables, and clear contract terms. In August 2026 W06 condos sold at 96% of asking after 41 days with 232 active listings — pricing against the right competition is the job.
