What makes Long Branch and New Toronto different
West of Mimico, the Etobicoke lakeshore turns into a house market. New Toronto runs roughly from Kipling Avenue toward Mimico and is home to Humber College’s Lakeshore Campus; Long Branch continues west to Etobicoke Creek and Marie Curtis Park, with Colonel Samuel Smith Park and the Waterfront Trail close by. Both report under TRREB district W06.
Here, the property matters more than the building. Frontage, lot depth, parking, a full-height basement, south-of-Lake-Shore addresses and walking distance to Long Branch GO or the 501 streetcar all show up in sold prices.
