Five condominiums along the Long Branch waterfront, from a 1987 tower to a 2012 build.

The headline is one I have not been able to write about anywhere else in Etobicoke: the GO train is genuinely walkable here. Lakeshore Park Estates I measured 9.7 minutes to Long Branch GO and Aquaview 10.1. For comparison, the Humber Bay Shores towers measured 37 to 41 minutes to their nearest GO station.

Ten minutes to a GO platform is a real commute, not a marketing figure. On the Lakeshore West line that puts Union inside a reasonable door-to-door time, and it is the single strongest argument for the west end of this stretch.

The 501 streetcar is also at the door for all five — between 1.4 and 4 minutes. Kipling subway is not: 77 to 91 minutes on foot from every building here. One listing describes “a 5 minute drive to the closest TTC Subway Station”, which is a driving claim; converting it into walkability would be a fifteen-fold error.

Hydro splits this group in half

The two 1987 corporations include your electricity. The three newer ones do not, and 29th Street Lofts excludes heat as well, which is unusual and worth budgeting for.

So the fee rates above are not comparable to each other. $0.88 that covers hydro is a different product from $0.82 that does not, and the rate ordering tells you almost nothing on its own.

Do not trust the “neighbourhood average” fee you will see quoted

One database quotes the Long Branch average maintenance fee as $0.54, $0.62, $0.65 and $0.67 per square foot — on four different building pages, accessed on the same day.

Those cannot all be the average of the same thing. If an agent or a listing benchmarks a building against “the neighbourhood average”, ask which average, from when. I am publishing the individual building rates and no average at all.

Lakeshore Park Estates is two corporations, not one

Same name, same developer, same property manager, two separate legal entities:

  • MTCC 732 at 3845 Lake Shore Blvd W — registered 19 March 1987. Fifteen storeys, 174 units. Fee includes parking.
  • MTCC 736 at 3835 and 3841 — registered 2 June 1987. Three storeys, 66 units. Fee does not include parking.

Both storey counts are corroborated by OpenStreetMap building data, which is more than most buildings in this borough can claim. Separate corporations means separate boards, budgets and reserve funds — and here, a genuine difference in what the fee buys.

Aquaview’s storey count, and how I resolved it

Two listing databases say sixteen storeys. OpenStreetMap building data says seventeen.

The tiebreaker is a live listing: unit 1602 exists at that address, with an MLS number. A suite numbered 1602 is consistent with sixteen residential floors and gives no support to seventeen. I have published sixteen and recorded the conflict.

This is the opposite of what I found at Sussex House on The West Mall, where a listed unit 1616 contradicted a published fifteen storeys. The listing is usually the harder evidence — it has an MLS number behind it.

Waterford Terrace has the same shape of conflict unresolved: three storeys per two listing sources, four per the OpenStreetMap footprint, and the highest unit numbers in listings are on the second floor, so they settle nothing. I have published three and flagged it.

The value figures, with their denominators

  • Lakeshore Park Estates I: −4% over twelve months, on 7 sales. Thin, but a real figure with a stated base.
  • Waterford Terrace: −4.4%, on 2 sales. Two transactions cannot describe a market. Read it as noise.
  • 29th Street Lofts: 0%, on 1 sale. Same problem, worse.
  • Lakeshore Park Estates II: 0%, on zero sales. That is a null, not a finding — nothing traded.
  • Aquaview: no value change published at all, despite 7 sales being recorded.

Separately, one page reports Lakeshore Park Estates I units selling about 2.97% below list price. That is a sale-to-list ratio, not a value change, and the two sit close enough together on the page to be confused constantly.

The price-per-square-foot figures published for these buildings — $734 and $660 for Aquaview, $632 and $409 for 29th Street Lofts — are sale price levels, not fees and not changes. Note that in both cases the two sources contradict each other, on the same building, on the same day.

Who this stretch suits

Someone who commutes on the Lakeshore West GO line and wants that to be a ten-minute walk rather than a drive to a parking lot. That is a specific and defensible thing to want, and very few Etobicoke addresses deliver it.

It suits you less if you need the subway. Nothing here reaches it on foot, and the buildings are priced with that understood.

Lakeshore Park Estates I at 3845 Lake Shore Boulevard West, measured 795 metres and 9.7 minutes on foot to Long Branch GO. Aquaview at 3865 is 820 metres and 10.1 minutes. Those are genuinely walkable rail commutes — the best GO access of any condominium I have measured in Etobicoke, better than anything in Humber Bay Shores, where the equivalent walk runs 37 to 41 minutes.

Do these buildings include hydro in the maintenance fee?

It splits, and it matters. Lakeshore Park Estates I and II both include hydro. Aquaview, Waterford Terrace and 29th Street Lofts do not — and 29th Street Lofts excludes heat as well. So a fee at Lakeshore Park Estates is buying something the others are not, and comparing the monthly figures straight across will mislead you.

Can you walk to the subway from Long Branch?

No. Kipling station measured between 77 and 91 minutes on foot from every building here. One listing describes a five-minute drive to the nearest subway station — that is a driving figure, and converting it into walkability would be wrong. The rail option in Long Branch is the GO train, and it is a good one.

How tall is Aquaview?

Sixteen storeys. Two listing databases say sixteen and OpenStreetMap building data says seventeen — but a live listing exists for unit 1602, which is consistent with sixteen residential floors. I have gone with sixteen and noted the conflict rather than publishing the higher figure.

What is the maintenance fee rate at these buildings?

Where published: Lakeshore Park Estates I is $0.88 per square foot, Lakeshore Park Estates II $0.83, Aquaview $0.82, Waterford Terrace $0.62. No rate is published for 29th Street Lofts. One caution — the same source quotes the “Long Branch neighbourhood average” as $0.54, $0.62, $0.65 and $0.67 on four different building pages accessed the same day, so I would not treat any of those averages as real.

Are Lakeshore Park Estates I and II the same condominium?

No. 3845 Lake Shore Boulevard West is MTCC 732, registered March 1987, fifteen storeys and 174 units. 3835 and 3841 are MTCC 736, registered June 1987, three storeys and 66 units. Same developer, same manager, two separate corporations with different fee inclusions — parking is included at the tower and not at the low-rise.
