Main street storefronts with painted murals and condo towers in the distance in Islington Village (illustrative)

By Jatin Dua · Broker of Record, RE/MAX Quantum Realty · Updated 16 September 2026 · 8 min read — why the Islington and Kipling subway corridor is two markets, the August 2026 W08 numbers, and how to vet an agent.

Short answer

The best realtor for Islington Village and Islington-City Centre West can price both subway-side condos near Islington and Kipling stations and nearby detached homes. This area reports under TRREB W08, where condo apartments averaged $607,000 on 43 sales and detached homes averaged $1,962,291 on 45 sales in August 2026. Verify RECO registration and ask for building-level comparables.

Two markets on one corridor

Islington Village is the historic strip along Dundas Street West around Islington Avenue, known for its murals and small shops. To the south and west, Islington-City Centre West stretches toward Kipling and the Six Points area, where towers cluster around Islington and Kipling stations on TTC Line 2. On TRREB, this area reports under district W08.

For condos, value comes from the building, distance to the station, floor and view, fees and reserve fund. For detached homes on nearby streets, it comes from the lot, the street and condition.

What sellers here should know

With 223 active condo listings in W08 against 43 sales, condo sellers face real competition, including new supply around Six Points. Pricing against the specific buildings a buyer will compare, and presenting fees and the reserve fund clearly, matter more than a district average.

Near a station is not automatically a premium. Buyers pay for walking distance, but also discount for noise, older building systems or high fees. Ask for sold comparables in your own building first.

Condo Valuation

What’s your condo
worth today?

Three quick steps. Condos don’t price like houses — your floor, your view, and whether you own parking move the number more than anything else. This weighs all of them.

Two units, same floor plan,

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.

Five checks for any agent

What to check How to check it yourself Red flag
Registration Search the name on RECO’s public register; confirm category and brokerage Name not found, or brokerage differs from the business card
Local sales evidence Ask for units sold in your building or pocket in the past 12 months, with addresses “Top 1%” with no comparison group or period
Pricing method Ask which three sales they would anchor your price to, and why A number with no comparables, or a number far above every comparable
Representation Ask how client versus self-represented status applies to you under TRESA Vague answers about who they work for when both sides are involved
Contract terms Read the holdover period, cancellation terms and the commission split in writing Pressure to sign the same day
