Prepare by decluttering, opening blinds, turning on lights and fixing small visible defects. Disclose any virtual staging.

What every listing needs

  • Professional photos: bright, straight lines, true colours, and every room that matters.
  • A floor plan with measurements: buyers use it to decide whether the layout works, and it filters out people who would never buy.
  • Exterior and street: the front, the yard, and for condos the building and amenities.
  • Twilight photo for homes with good exterior lighting or a view.

Video and virtual tours

A short walk-through video or 3D tour helps buyers understand flow, and it helps out-of-town buyers most. Keep it honest: wide-angle distortion and heavy edits create disappointment at the showing.

Getting the house ready for the shoot

  1. Declutter every surface, including the fridge door and bathroom counters.
  2. Open blinds and turn on every light.
  3. Remove cars from the driveway and bins from the front.
  4. Make beds, hide cords, and put personal photos away.
  5. Fix the small things the camera sees: burnt bulbs, marks on walls, loose handles.

What not to do

  • Don’t over-edit. Virtual staging must be disclosed and should never hide defects.
  • Don’t show the view you don’t have. Misleading photos cost you buyers’ trust at the door.
  • Don’t skip the floor plan. It is one of the most-viewed items in a listing.
