By Jatin Dua · Broker of Record, RE/MAX Quantum Realty · Updated 29 September 2026 · 11 min read — what homes cost by type, the 2026 tax rate, the town rebate and Halton deferral, free Oakville Transit, the hospital, who the town suits, and what a typical downsize frees up.

Short answer

Oakville suits retirees who want a lakeside town with a lower tax rate and free local buses, and who have the equity to pay its prices. In August 2026 TRREB’s median detached sale was $1,604,000, against $515,000 for a condo apartment and $587,500 for a condo townhouse. The 2026 residential tax rate is 0.850960% of MPAC assessed value, seniors 65+ ride Oakville Transit free with PRESTO, and Oakville Trafalgar Memorial Hospital is the town’s hospital. Owners 65+ on the Guaranteed Income Supplement (GIS) can apply for a $500 town rebate by 31 October 2026. The catch is a small condo market: 35 condo apartment sales that month.

What homes cost in Oakville, by type

These are TRREB’s figures for one month, August 2026. I use the median as the typical price.

Home type Sales Average Median
Detached 103 $1,787,896 $1,604,000
Semi-detached 9 $960,389 $957,000
Condo townhouse 17 $602,353 $587,500
Condo apartment 35 $705,448 $515,000

Nine semi-detached sales is too few to lean on. Notice the condo apartment row: the average sits $190,448 above the median, because a handful of large, expensive suites sold. The typical unit is closer to the median. The TRREB summary I work from does not break out an Oakville freehold townhouse figure for August. For your own street, start with Oakville home values.

Property tax and seniors’ relief

Oakville’s 2026 final residential rate is 0.850960% of your MPAC assessed value, not your market price. The Town’s own example: $100,000 of assessment costs $850.96 a year.

  • Senior’s Property Tax Rebate: $500 for 2026. Deadline 31 October 2026. You must be 65+, receive monthly GIS, have owned the home at least a year, have no outstanding taxes as of 1 October, own only one Oakville property and have no rental or boarder income.
  • Halton Older Adults Property Tax Deferral. Defers the whole annual bill, interest-free, until the home is sold or transferred or the estate goes through probate. For owners 65+ with combined household income under $69,500 who have lived there as a principal residence for the last four years. A one-time $200 fee is added. Apply or renew by 30 September each year.
  • Ontario Senior Homeowners’ Property Tax Grant. Up to $500 a year for lower-income owners 64+, claimed through ON-BEN with your tax return.

A deferral reduces what your estate receives, so involve your accountant and family. See property tax relief for seniors, city by city.

Getting around without a car

  • Oakville Transit: seniors 65+ ride free all day, seven days a week, on all services, when they tap a PRESTO card. Without PRESTO the fare is $4.
  • care-A-van: the town’s door-to-door specialized service for people with disabilities, free with PRESTO since 1 May 2025.
  • GO Transit: seniors 65+ save 55% with the Seniors PRESTO fare type or a senior e-ticket. Oakville GO and Bronte GO are on the Lakeshore West line.

Hospitals and care

Halton Healthcare runs Oakville Trafalgar Memorial Hospital, plus Milton District Hospital and Georgetown Hospital. If care needs grow, my guide to retirement homes versus long-term care explains the difference. Talk to your doctor before you plan a move around a specific specialist.

Daily life

Oakville sits on Lake Ontario, and the Waterfront Trail runs through it. Downtown Oakville, along Lakeshore Road East, is the walkable heart, with the harbour at the mouth of Sixteen Mile Creek. Bronte, to the west, has its own harbour and village. For programs and company, look up Seniors Active Living Centre programs near you on the Ontario government’s site.

In the 2021 Census, 33,605 Oakville residents were 65+, about 15.7% (computed from Halton’s age table). That is a little below Halton as a whole, 16.0%, and well below Burlington’s 21.0%.

Who Oakville suits, and who it doesn’t

It suits you if you own a detached home with a lot of equity, you want the lake and a walkable downtown, and you value a lower tax rate and free local buses.

It may not suit you if you need a wide choice of condo buildings, or your budget is closer to a Brampton or Mississauga price. Compare retiring in Mississauga to the east and retiring in Burlington to the west.

The money, and your next steps

Median to median, before costs, a typical Oakville downsize frees up a lot. Illustrative only.

Move (Oakville medians, Aug 2026) Equity freed, before costs
Detached $1,604,000 to condo apartment $515,000 $1,089,000
Detached $1,604,000 to condo townhouse $587,500 $1,016,500

Take off commission, legal fees, moving, and Ontario land transfer tax on the purchase: $6,775 on a $515,000 condo using the province’s brackets. Try your own figures in the downsizing money planner below.

  1. Get a realistic sale price for your home.
  2. Pull your MPAC assessment and 2026 tax bill.
  3. Check the $500 rebate and Halton deferral dates with your accountant.
  4. Tap PRESTO on your next Oakville bus to confirm the free senior fare.
  5. If you want one floor with a yard, read buying a bungalow in retirement.

Estimates only, not advice or a valuation. Starting prices are TRREB Market Watch August 2026 medians (one month, whole-municipality figures). Rent default: Rentals.ca August 2026 Toronto average asking rent. Retirement home default: CMHC’s last Seniors’ Housing Survey (2021, Toronto, studio or private room with meals; CMHC has since discontinued it), so expect higher today. Land transfer tax uses Ontario’s brackets, plus Toronto’s municipal tax for Toronto purchases; repeat buyers get no first-time rebate. Property tax is estimated on the price, but your bill is based on MPAC’s assessed value, which is usually lower.

Frequently asked questions

Is Oakville a good place to retire?

It can be, if you have the equity. Oakville has the lake, a walkable downtown, free Oakville Transit for seniors with PRESTO and a 2026 tax rate of 0.850960%. It is expensive, though: the August 2026 median detached sale was $1,604,000, and the condo market is small.

Do seniors ride Oakville Transit for free?

Yes. Seniors 65+ ride free all day, seven days a week, on all Oakville Transit services when they tap a PRESTO card. Without PRESTO the senior fare is $4. The care-A-van specialized service for people with disabilities is also free with PRESTO.

How much is the seniors’ property tax rebate in Oakville?

$500 for 2026, with a deadline of 31 October 2026. You must be 65+, receive monthly GIS, have owned the home at least a year, have no taxes owing as of 1 October, own no other Oakville property and have no rental income.

Can seniors defer property taxes in Oakville?

Yes, through Halton Region’s Older Adults Property Tax Deferral. It covers owners 65+ with household income under $69,500 who have lived there four years. The deferred tax is repaid when the home is sold or transferred, and a one-time $200 fee applies.

Which hospital serves Oakville?

Oakville Trafalgar Memorial Hospital is the town’s hospital. It is run by Halton Healthcare, which also runs Milton District Hospital and Georgetown Hospital. If you are moving for health reasons, ask your doctor how the move would affect your specialists and follow-up care.
