For many retirees, yes, especially if you want a condo, free local buses and a large hospital system close by. In August 2026 the typical (median) Mississauga condo apartment sold for $500,000 and a condo townhouse for $690,000, against $1,189,000 for a detached house, according to TRREB. Seniors 65+ ride MiWay free with a PRESTO card set to the senior fare type. The 2026 total residential tax rate is 1.087901% of your MPAC assessed value, and Trillium Health Partners runs Credit Valley Hospital and Mississauga Hospital. The trade-offs: the tax rate is higher than the City of Toronto’s, and the City’s seniors’ tax rebate is limited to people receiving the Guaranteed Income Supplement (GIS).

What homes cost in Mississauga, by type
These are TRREB’s figures for one month, August 2026. I use the median as the typical price, because a few expensive sales pull the average up.

The freehold townhouse row rests on only 11 sales, so treat it as rough. The two condo rows are the ones most retirees ask me about. A condo apartment gives you one-floor living and an elevator. A condo townhouse gives you your own front door, but usually stairs. For your own street, start with Mississauga home values.
Property tax and seniors’ relief
Mississauga’s 2026 total residential rate is 1.087901%: City 0.396141%, Region of Peel 0.538760% and education 0.153000%. It applies to your MPAC assessed value, not to the price you could sell for. As simple arithmetic, every $100,000 of assessed value costs about $1,087.90 a year. The City of Toronto’s 2026 total rate, for comparison, is 0.767311%.
- Low-income seniors’ rebate (Mississauga and Peel). For owners 65+ who receive GIS and have owned and lived in the home for at least a year. Non-spousal co-owners must all qualify. Apply by 31 December, every year. Peel says the amount is set by Council each year and the City’s page does not state it, so check the page before you count on a figure.
- Ontario Senior Homeowners’ Property Tax Grant. Up to $500 a year if you were 64 or older by 31 December of the prior year. A single person gets the full grant with adjusted family net income up to $35,000 (nothing at $50,000); a couple, up to $45,000 (nothing at $60,000). You claim it through ON-BEN with your tax return.

Getting around without a car
- MiWay: the senior PRESTO single fare is free. The card must be set to the senior fare type, and drivers may ask for government photo ID. Paying cash, a senior pays $4.50.
- GO Transit: seniors 65+ save 55%. Set the Seniors fare type on your PRESTO card or buy a senior GO e-ticket. Mississauga has stations on both the Lakeshore West line (Port Credit, Clarkson) and the Milton line (Cooksville, Streetsville, Meadowvale).
- TransHelp: Peel Region’s specialized transit for eligible residents of Mississauga, Brampton and Caledon who cannot use a regular bus.
Hospitals and care
Trillium Health Partners runs Credit Valley Hospital (2200 Eglinton Ave W), Mississauga Hospital (100 Queensway W) and Queensway Health Centre (150 Sherway Dr, just over the line in Etobicoke). Daily life
Mississauga runs along the Lake Ontario shore, and the Waterfront Trail follows it. Port Credit, where the Credit River meets the lake, is the walkable village most downsizers ask about first. Streetsville, further up the river, has its own historic main street. For company and classes, look up the Seniors Active Living Centre programs near your postal code on the Ontario government’s site.
On age: a Family Services of Peel summary of the 2021 Census puts Mississauga’s 65+ share at about 17%. That is a secondary source; I could not confirm it on an official City or Peel page.
Who Mississauga suits, and who it doesn’t
It suits you if you want plenty of condo choice (109 condo apartment sales in a single month), free local buses, GO service on two lines, and family nearby in Peel or west Toronto.
It may not suit you if you want a small-town feel, you are watching every tax dollar on a fixed income, or you need a detached house under $1 million. Compare retiring in Etobicoke, next door on the east side, and retiring in Oakville to the west.

Costs come off that: commission, legal fees, moving, and Ontario land transfer tax on the purchase, which works out to $6,475 on a $500,000 condo using the province’s brackets.
