Completed convenience store sales have closed at roughly 1.3 to 2.8 times owner earnings, averaging about 2.4 (BizBuySell, 2021 to 2025), plus inventory at cost. Stores that depend heavily on tobacco trade at the lower end because margins are thin.
Does beer and wine add value in Ontario?
It helps traffic and margin, but the licence does not transfer automatically — the buyer applies to the AGCO for their own convenience store alcohol licence, and needs their own OLG lottery registration.
How is lottery treated in a valuation?
Only the commission counts as income. Buyers will ask for OLG statements to verify it.
What about the lease?
Years remaining, including renewal options, matter a lot. The landlord usually has to consent to an assignment, so start that conversation early.
