How is industrial property valued in the GTA?
Two ways at once: what comparable buildings and units have sold for per square foot, and what the space would earn as rent divided by a market cap rate. Owner-users usually pay more per foot for small units than an investor would, which is why small industrial condos often sell for more per square foot than large buildings.
What is industrial rent in the GTA right now?
Cushman and Wakefield put the GTA average net asking rent at about $16.03 per sq ft per year in Q2 2026, with about $4.28 of TMI on top and vacancy near 4.9%. Rents have eased for several quarters, so well-located modern space holds its value best.
What is TMI on an industrial lease?
Taxes, maintenance and insurance — the additional rent a tenant pays on top of net rent. In the GTA it typically runs about $3 to $5.60 per sq ft per year depending on the building and municipality.
How accurate is this estimate?
It is an indicative range from published market data plus what you enter. Zoning, power, loading configuration, environmental history and the actual lease terms can move a real price well beyond it. For a firm number I prepare a broker opinion of value with actual comparables.
