How accurate is this AI land value estimator?
It gives you a range, not a single number pretending to be exact. Land is the hardest asset class to price online because value depends on the planning file, servicing capacity and who is buying that quarter. The model starts from reported Toronto and Southern Ontario land transactions by municipality and designation, then adjusts for permitted density, approval stage, servicing, transit, exposure and known constraints, and blends in sold comparables from my own files where I have them. Treat it as an informed starting point, then ask for a written opinion of value before you list, buy or file an application.
What information do I need to enter?
The address or nearest intersection, the municipality, the lot size in acres, square feet or hectares, what the land is designated or zoned for, how far along any approvals are, whether municipal water and sewer reach the lot line, and a few site conditions like transit, arterial exposure or known constraints. For mid-rise and high-rise sites you also set the permitted height so the tool can price the land per buildable square foot, the way developers do.
Why are so many development sites listed at $1?
Sellers of development land often list at $1 as an invitation to treat: they want the market, not a list price, to set the value, and they sell through a bidding or offer-date process. It works for well-marketed sites, but it also means owners frequently go in without knowing their own number. This tool gives you that number before you talk to anyone.
Do I need to give my name and phone number to see the value?
Yes. Your name, phone and email are required to see the estimate, because the report is prepared for you and I follow up personally with land owners, developers and investors. Your details are used only for that and are never sold or shared. There is no cost and no obligation.
What raises the value of development land the most?
Approvals. A parcel with a zoning by-law amendment in force, or a site plan or draft plan approved, trades well above the same parcel with nothing filed, because the buyer no longer carries planning risk and time. Full municipal servicing, proximity to a GO station or subway, and clean environmental reports are the next biggest levers. The report shows what each next step is worth on your specific parcel.
Does the tool work for farms, greenbelt land and industrial land?
Yes. It covers low-density and high-density residential, mixed-use, commercial, industrial and employment, institutional, agricultural and rural, and greenbelt or conservation land across Toronto, Peel, York, Halton, Durham, Hamilton, Simcoe, Niagara and Waterloo Region. Rural and protected land is priced per acre with much less weight on planning applications, since value there moves on location, frontage and future urban-boundary decisions.
How is this different from an appraisal or a residual land value analysis?
An appraisal is a formal, licensed opinion of value, usually ordered for financing, and a residual land value analysis is a full development pro forma that backs into what a developer can pay after construction costs, development charges and profit.
