Two real differences, pulling opposite ways

Curio is finished. Occupancy was September 2025. No completion risk, no interim occupancy to carry, no deposit in trust, and you can read a status certificate with actual operating numbers instead of a developer’s first-year budget. That is worth real money in 2026.

The Tailor is much less dense. Roughly 13 doors per floor against 21. Quieter corridors, shorter elevator waits, fewer people in the amenity space. If building population is what you care about, The Tailor wins clearly and it is not close.

Location: these are genuinely different neighbourhoods

Curio at 799 sits inside the walkable service cluster — the restaurants between 620 and 960, Cosimo’s NoFrills essentially across the road at 748, the dentists, groomers and cafés. Daily life without the car is realistic.

The Tailor at 1195 is a driving address with big-box convenience: Longo’s at 1055 walkable, the Kipling Queensway Mall at 1255, Cineplex at 1025, and closer to the 427. The independent cluster is a bus ride.

Neither is better. But do not let a Walk Score convince you they are equivalent, because on foot they are not.

One thing specific to The Tailor

The Cineplex site at 1025 The Queensway is an approved masterplan. Buying at the west end means buying near a significant future construction site. That is not a reason to avoid it — redevelopment usually helps values over a long hold — but you should know you may be living beside a build for several years.

My read

Need to move within a year, or want to see exactly what you are buying: Curio. The certainty premium is worth it and the location is the better everyday address.

Have time, drive anyway, and want the quietest building of the two: The Tailor, and the 13-per-floor density is a genuine, durable advantage that Curio cannot match.

Note when comparing sold data that Curio appears as both 799 and 801 The Queensway — search both.
