What is the median detached home price in each GTA city?

A detached house cost anywhere from $661,000 in Brock to $1,850,000 in King, comparing the middle sale in each of the 24 GTA municipalities outside Toronto. The median is the middle sale: half sold for more and half for less. It is less skewed by a few very large sales than an average.

Prices fell in 23 of the 24. Burlington was the only one that held flat, down by just $250. East Gwillimbury fell most, at 11.1%, followed by Newmarket at 10.1%.

The three biggest detached markets outside Toronto are Brampton (2,280 sales), Mississauga (1,798) and Vaughan (1,193). In those cities, you can rely on the median more than in small towns such as Brock or King, where a handful of sales can move the number.

What does a detached house cost in Toronto by district?

Toronto is not reported as one city in this data. It is split into 35 TRREB districts, and detached prices vary more inside Toronto than across the whole rest of the GTA. The middle detached sale ran from $866,500 in E09 in Scarborough to $3,627,500 in C09, Rosedale-Moore Park.

How this works — your estimate is generated by a model built on recent Toronto & GTA sale data, weighting area, property type, size, age, condition, lot and features. It is an automated estimate for information only. It is not an appraisal, not a Comparative Market Analysis, and should not be relied on for financing, legal or tax purposes. Real pricing depends on comparable sales, interior finishes and market conditions on the day — ask me for a written CMA before you make a decision.

Why do I see different “average” detached prices?

Because there are three common measures, and each answers a different question.

  • Median price is the middle sale. It is the measure in the tables above.
  • Average price adds up every sale and divides by the number of sales. A few very expensive homes pull it up, which is why it runs higher than the median.
  • Benchmark price (MLS Home Price Index) prices a “typical” home with set features. It changes less when the mix of homes that sold changes.
Measure (TRREB, October 2026) All TRREB areas City of Toronto
Median detached sale price, October $1,110,000 $1,260,000
Average detached sale price, October $1,310,627 $1,603,886
MLS HPI single-family detached benchmark $1,194,200 $1,422,800
Benchmark change vs October 2025 -4.44% -3.82%

Source: TRREB Market Watch, October 2026. “All TRREB areas” includes Dufferin County and part of Simcoe County as well as the GTA.

So if someone asks for the average detached home price in Toronto, the honest answer depends on the measure. In October 2026, it was $1,603,886 as an average, $1,260,000 as a median, and $1,422,800 as a benchmark. All three are lower than a year earlier.

Where did detached prices hold up best in 2026?

Halton held up best. Burlington’s median was flat and Oakville’s fell only 3.0%. TRREB’s benchmark for a detached home was actually up slightly in October 2026 in both Burlington (+1.30%) and Oakville (+0.56%). Aurora (-2.0%) and Georgina (-2.1%) also fell less than most.

The biggest drops were in York Region and Brampton. East Gwillimbury, Newmarket, King, Richmond Hill and Brampton all fell close to 9% or more. I cover the full ranking in where GTA home prices held up best in 2026, and the cheapest options in the most affordable GTA cities for a detached home.

Are more detached homes selling in the GTA?

About the same number. Across Toronto and the 24 other GTA municipalities, 23,172 detached homes sold from January to October 2026. That is almost exactly the 23,162 sold in the same months of 2025, and 7% fewer than the 24,947 sold in 2024.

What changed is speed. A detached home took about 29 days to sell on average in 2026, against about 26 days in 2025 and 21 days in 2024, by my own sales-weighted calculation from the REALM data. There were 10,859 detached homes for sale at the end of October 2026, fewer than the 11,929 a year earlier. Steady sales with fewer listings is why the detached market feels more balanced than the condo market.

How much do you need to buy a detached home in the GTA?

The minimum down payment in Canada is 5% of the first $500,000 and 10% of the part from $500,000 up to $1.5 million. At $1.5 million or more, you need 20% down. Inside the City of Toronto, you also pay a municipal land transfer tax on top of Ontario’s.

Example Price Minimum down payment Ontario land transfer tax Toronto land transfer tax
Brampton median $950,000 $70,000 $15,475 Not charged
Mississauga median $1,225,000 $97,500 $20,975 Not charged
Markham median $1,420,000 $117,000 $24,875 Not charged
Toronto E03 median (Danforth, East York) $1,195,000 $94,500 $20,375 $20,375
Toronto C04 median (Lawrence Park) $2,352,500 $470,500 $45,288 $45,288

Sources: Government of Canada minimum down payment rules; Ontario and City of Toronto land transfer tax rates. Tax amounts are my own arithmetic before any first-time buyer refunds.

Notice the jump at $1.5 million. Just below that price, the minimum works out to about 8.3% of the price. At $1.5 million or more, it is 20%, or $300,000 at exactly $1.5 million. Many Toronto districts now have detached medians right around that line. For more on how the double tax works, see my guide to land transfer tax in Toronto.

If you put down less than 20%, mortgage default insurance is added to your loan. CMHC’s premium is 4.00% of the loan at 5% down. In Ontario, provincial sales tax applies to that premium and must be paid in cash, not added to the mortgage.

Will detached home prices go down in 2027?

No one can say for sure. On 28 October 2026, the Bank of Canada raised its policy rate to 2.50%, its first increase in more than three years. It said a further increase could be needed and that it expects housing activity to stay relatively weak. Its next decision is on 9 December 2026. Higher rates make it harder for buyers to borrow, and detached buyers borrow the most.

At the same time, TRREB said in November 2026 that the average GTA selling price edged up from September to October on a seasonally adjusted basis. One month is not a trend, but it shows prices are not falling in a straight line.

My take

This is my own cautious view. Detached sales have held steady even as prices fell, which tells me buyers are willing at these levels. I would not plan on a big further drop in 2027, and I would not plan on a quick rebound while rates are rising. Buy the house you need at a payment you can carry, and test that payment at a rate one point higher.

What should detached home sellers do in 2027?

Price for 2026, not for 2024. Half of the 24 GTA municipalities outside Toronto are more than 11% below their 2024 detached medians, and buyers know it. Look at what sold near you in the last few months, then look at the homes you will compete with today. If you are also buying, remember the drop works in your favour on the next purchase. My step-by-step guide on how to price your home to sell walks through the method.

Watch out

District and city medians are a starting point, not a value for your home. A detached house in C04 or W08 can sell for far more or less than the median depending on lot size, condition and street. Small districts such as C08, with only 5 detached sales in 2026, can be badly off. Always check recent sales of homes like yours before setting a price or making an offer.

What to do next

  1. Find your city or Toronto district in the tables above and note the 2026 median and days on market.
  2. Work out your down payment and land transfer tax at your target price, and watch the $1.5 million line.
  3. Get a mortgage pre-approval with a rate hold before the Bank of Canada decision on 9 December 2026.
  4. If you own a detached home, get a current estimate based on recent sales near you, not last year’s peak.

How much is a detached house in the GTA in 2026?

Outside Toronto, the median detached house sold for between $661,000 in Brock and $1,850,000 in King from January to October 2026, based on TRREB MLS data via REALM. In big cities, the median was $950,000 in Brampton, $1,225,000 in Mississauga and $1,415,000 in Vaughan. Across all TRREB areas, October 2026’s median detached price was $1,110,000.

Are detached house prices going down in the GTA?

Yes, in most places. Detached medians fell in 23 of 24 GTA municipalities outside Toronto and in 32 of 35 Toronto districts from January to October 2026 compared with 2025, based on TRREB MLS data via REALM. Most drops were between 5% and 9%. Burlington held flat.

Where is the cheapest detached house in the GTA?

Brock had the lowest median detached price in the GTA from January to October 2026, at $661,000, followed by Oshawa at $730,000, based on TRREB MLS data via REALM. Inside Toronto, the lowest district medians were in E09 in Scarborough ($866,500) and W10 in Etobicoke’s north end ($870,000).

What is the most expensive area for detached homes in Toronto?

Toronto district C09, Rosedale-Moore Park, had the highest median detached price from January to October 2026, at $3,627,500, based on TRREB MLS data via REALM. C12, which includes the Bridle Path and York Mills, was next at $3,200,000. C02 and C04 were both above $2.3 million.

How much down payment do I need for a detached house in Toronto?

You need 5% of the first $500,000 and 10% of the rest up to $1.5 million, and 20% at $1.5 million or more. For a $1,260,000 Toronto detached home, the October 2026 median, the minimum is $101,000. Toronto buyers also pay both Ontario and Toronto land transfer tax.

How long does it take to sell a detached house in the GTA?

About 29 days on average from January to October 2026, up from about 21 days in 2024, based on my sales-weighted calculation from TRREB MLS data via REALM. Durham towns such as Ajax and Whitby were faster, at about 23 days. King took 47 days and Caledon 40 days.

Will detached home prices in the GTA go up in 2027?

It is uncertain. The Bank of Canada raised its policy rate to 2.50% in October 2026 and said housing activity should stay relatively weak, which works against price gains. Detached sales held level with 2025 in January to October 2026, which suggests demand is steady at today’s lower prices. Treat any forecast with caution.

Which GTA city sells the most detached houses?

Brampton sold the most detached houses in the GTA outside Toronto from January to October 2026, with 2,280 sales, based on TRREB MLS data via REALM. Mississauga was next with 1,798, then Vaughan with 1,193. Inside Toronto, district W08 in central Etobicoke led with 440 detached sales.
