By Jatin Dua · Broker of Record, RE/MAX Quantum Realty · Updated 2 November 2026 · 10 min read — Real 2026 sold prices for Oakville, Burlington and Milton by home type, how fast homes sell, and what forecasters expect for 2027.

Short answer

Halton prices are lower but steadier than most of the GTA. From January to October 2026, median detached prices were $1,625,000 in Oakville (-3.0%), $1,249,750 in Burlington (flat) and $1,130,000 in Milton (-6.6%). Forecasters such as CREA expect only small price gains in 2027, and the Bank of Canada expects housing to stay relatively weak.

This guide is for owners and buyers in Oakville, Burlington and Milton who want to know what homes really sold for in 2026 and what the main forecasters expect for 2027. I use TRREB MLS sold data, not asking prices, so you can see where your type of home actually sits before you make a move.

What is happening to house prices in Oakville, Burlington and Milton?

The short version: prices are lower than two years ago, sales have held up better than in much of the GTA, and homes are taking longer to sell. In the first ten months of 2026, the median detached house sold for $1,625,000 in Oakville, $1,249,750 in Burlington and $1,130,000 in Milton. The median is the middle sale. Half sold for more and half for less, so one mansion cannot pull it up the way it pulls up an average.

Burlington $1,325,000 $1,250,000 $1,249,750 0.0% 29
Milton $1,260,000 $1,210,000 $1,130,000 -6.6% 32

For context, detached medians over the same period fell 8.9% in Brampton, 5.8% in Mississauga and 6.5% in Markham. Oakville and Burlington held up better than most of the GTA. Milton and Halton Hills look more like the wider region. Halton Region is made up of exactly these four municipalities: Burlington, Halton Hills, Milton and Oakville.

How much does a house cost in Oakville in 2026?

Oakville is the most expensive of the three. The detached median of $1,625,000 is 3.0% below 2025 and about 7.8% below 2024. The interesting part is volume. Detached sales rose to 1,162 from 1,071 in 2025, up 8.5%. Buyers came back once prices eased. But the average detached home took 33 days to sell, up from 24 days in 2024.

Other home types dropped more. The freehold townhouse median was $1,005,000, down 7.8%. The semi-detached median was $985,000, down 13.2%, though only 77 semis sold, so a few sales can swing that number.

In TRREB’s September 2026 report, Oakville had 1,073 active listings and about 4.9 months of inventory, the highest in Halton. Months of inventory is roughly how long it would take to sell every listing at the current pace. TRREB calculates it as a 12-month trend. A lower number favours sellers; a higher number gives buyers more choice. If you want to see what that means for your street, my Oakville home value guide breaks it down by home type.

Why did Burlington house prices hold steady?

Burlington’s detached median was $1,249,750 in 2026 against $1,250,000 in 2025. That is flat, but still about 5.7% below the 2024 median of $1,325,000. Detached sales slipped 2.0% to 1,034, and the average time to sell stayed at 29 days, the same as 2025.

The busiest part of Burlington was condo townhouses. Sales jumped to 372 from 296, up 25.7%, while the median fell 7.1% to $691,000. Freehold townhouses sold for a median of $860,000, down 6.7%, and took 31 days on average, up from 21 in 2024.

Burlington also had the lowest months of inventory in Halton in September 2026, at 3.6. Its typical home sold for about 97% of its final asking price. For more detail by type, see my Burlington house price guide.

How far have Milton home prices dropped?

Milton saw the largest house price drops of the three. The detached median fell 6.6% to $1,130,000, about 10% below 2024’s $1,260,000. Detached sales dropped 8.0% to 583. Freehold townhouses sold for a median of $810,000, down 6.6%, and semis for $912,000, down 6.9%, with semi sales down 29.4%.

Milton condo apartments fell hardest: a median of $515,000, down 12.0% from 2025 and 18.7% from 2024.

Commuting is part of the price gap. The Milton GO line runs trains only in the peak direction at rush hour, with no all-day two-way service yet. Oakville and Burlington sit on the Lakeshore West line, which runs all day. If you commute to Toronto at odd hours, that difference matters more than a few thousand dollars on price. My Milton home value guide has the full breakdown.

This model doesn’t know that your neighbour’s identical semi went $80,000 over asking last month, or which two upgrades actually pay back in your area. That conversation is free and takes twenty minutes.

How this works — your estimate is generated by a model built on recent Toronto & GTA sale data, weighting area, property type, size, age, condition, lot and features. It is an automated estimate for information only. It is not an appraisal, not a Comparative Market Analysis, and should not be relied on for financing, legal or tax purposes. Real pricing depends on comparable sales, interior finishes and market conditions on the day — ask me for a written CMA before you make a decision.

Are condos and townhouses in Halton cheaper now?

Yes. Every attached and condo category in the three towns sold for less in 2026 than in 2025.

Condo apartments sit the longest. In Burlington the average condo took 52 days to sell in 2026, up from 38 in 2024. If you are selling a condo in Halton, plan for six to eight weeks, not two. My Burlington condo value guide explains what moves one unit above another in the same building.

Is Halton a buyer’s market or a seller’s market right now?

It is balanced to buyer-leaning, and more so in Oakville. Here is the snapshot from TRREB’s September 2026 report, covering all home types.

September 2026 Sales Average price Active listings Months of inventory (trend) Sold vs list price
Oakville 162 $1,365,169 1,073 4.9 96%
Burlington 177 $1,033,458 761 3.6 97%
Milton 118 $1,018,973 522 3.8 96%
Halton Hills 45 $1,054,940 269 4.1 95%
Halton Region 502 $1,139,025 2,625 4.2 96%

Source: TRREB Market Watch, September 2026. Average prices mix all home types, so compare them with care.

A sold-to-list ratio of 96% means the typical home sold for about 4% under its last asking price. Buyers have room to negotiate. Sellers who price close to recent sales still sell; the ones who test a high price usually end up chasing the market down.

What will the Halton housing market do in 2027?

Nobody knows for certain, and I will not pretend to. Here is what the people who publish forecasts said, as of November 2026:

  • CREA (October 2026 forecast): national home sales up 4.4% in 2027 to about 464,235, and the national average price up 1.2% to about $689,909. That is a Canada-wide number, not a Halton one.
  • TD economist Rishi Sondhi, quoted in coverage of that forecast, expects weak price growth in Ontario in 2027 because supply and demand are loosely balanced.
  • Bank of Canada (28 October 2026): raised its policy rate to 2.50%, expects housing to stay relatively weak, projects inflation to average about 3% in 2027, and said a further increase could be needed. Its next decision is 9 December 2026.
  • TRREB said in October that there is substantial pent-up demand in the GTA, but buyers need confidence in their jobs, inflation and borrowing costs before they act.
My take

This is my cautious view, not a forecast. I expect 2027 in Halton to feel like a slow, uneven recovery rather than a rebound. If rates stop rising, I think buyers return first to the detached markets in Oakville and Burlington that already held up best. Condo apartments and Milton townhouses face more competition from other listings. If the Bank of Canada raises again, all of this takes longer. Plan your move around your own timeline, and treat any price prediction, including mine, with caution.

Should I sell my Halton home in 2027 or wait?

The better question is what you are doing next. A few practical points:

  • Selling and buying in Halton: if you sell low, you usually buy low too. The gap between the two prices matters more than the headline.
  • Downsizing: in Oakville the detached median fell 3.0% while condo apartments fell 6.0%. The home you are buying has dropped more than the one you are selling, which works in your favour.
  • Selling a condo apartment: price it to the market from day one. With 45 to 52 days on average, an overpriced condo can sit and go stale.
  • Carrying costs: the big banks raised prime to 4.70% on 29 October 2026, so variable-rate mortgages and lines of credit now cost more each month you wait.

I go through the decision step by step in should I sell my house in the GTA, and the pricing side in how to price your home to sell.

Watch out

A town-wide median mixes new and old homes, big lots and small ones. Your value comes from recent sales of homes like yours, close to you, in the last few months. Do not list at a 2024 price because a neighbour got it then. Halton detached medians are 6% to 10% below 2024 levels, and buyers know it.

What should buyers in Oakville, Burlington and Milton do in 2027?

Buyers have more choice and more time than they did in 2024. Use it well:

  • Know your down payment. The Oakville detached median of $1,625,000 is above $1.5 million, where the minimum down payment in Canada becomes 20% and mortgage insurance is not available.
  • Qualify at the stress test rate. Lenders test you at the higher of 5.25% or your contract rate plus two points.
  • Negotiate conditions, not just price. With homes sitting 29 to 33 days, many sellers will accept a home inspection or financing condition.
  • Check the commute you will really make. Milton’s peak-only GO service suits a nine-to-five Toronto commute, not shift work.

What to do next

  1. Look up sales of homes like yours, same type and area, from the last 90 days.
  2. Get a quick range from the estimator on this page, then ask for a full comparative market analysis.
  3. If you have a mortgage, ask your lender for the exact prepayment penalty before you list.
  4. Set your timeline around your next home, not around a forecast.
  5. Watch the Bank of Canada decisions on 9 December 2026 and 27 January 2027, since both affect what buyers can borrow.

Frequently asked questions

Are house prices going down in Oakville?

Yes, modestly. The median detached house in Oakville sold for $1,625,000 from January to October 2026, down 3.0% from the same period of 2025 and about 7.8% below 2024, based on TRREB MLS data via REALM. Townhouses and semis fell more. Detached sales actually rose 8.5%, so buyers are active at the lower prices.

What is the median house price in Burlington in 2026?

The median detached house in Burlington sold for $1,249,750 from January to October 2026, essentially flat with 2025 and about 5.7% below 2024, according to TRREB MLS data via REALM. Freehold townhouses had a median of $860,000 and condo apartments $529,950. Burlington detached prices held up better than almost anywhere else in the GTA in 2026.

How much have Milton house prices dropped?

Milton’s median detached price fell 6.6% to $1,130,000 in January to October 2026 compared with the same months of 2025, and is about 10% below 2024, per TRREB MLS data via REALM. Condo apartments dropped further, down 12.0% to a $515,000 median. Milton saw the largest drops of the three main Halton towns in 2026.

Will house prices go up in Halton in 2027?

No one can say for sure. CREA’s October 2026 forecast calls for a 1.2% rise in the national average price in 2027, and TD’s Rishi Sondhi expects weak price growth in Ontario. The Bank of Canada raised rates to 2.50% in October 2026 and expects housing to stay relatively weak. Treat any 2027 prediction for Oakville, Burlington or Milton as a guess.

Is Oakville a buyer’s market right now?

Oakville leans toward buyers as of fall 2026. TRREB’s September 2026 report showed 1,073 active listings in Oakville and about 4.9 months of inventory, the highest in Halton, with homes selling at about 96% of asking. Buyers can negotiate on price and conditions, though well-priced detached homes are still selling.

How long does it take to sell a house in Oakville, Burlington or Milton?

About a month for a detached house in 2026. Average days on market were 33 in Oakville, 29 in Burlington and 32 in Milton from January to October 2026, per TRREB MLS data via REALM. Condo apartments took longer, 45 days in Oakville and Milton and 52 days in Burlington, so condo sellers should plan for six to eight weeks.

How much is a condo in Oakville in 2026?

The median condo apartment in Oakville sold for $528,000 from January to October 2026, down 6.0% from 2025, according to TRREB MLS data via REALM. Condo townhouses had a median of $712,500. Oakville condo apartments took an average of 45 days to sell, so buyers have time to compare buildings and negotiate.

Do I need 20% down to buy a house in Oakville?

For most detached homes in Oakville, yes. The 2026 median detached price was $1,625,000, and in Canada any purchase of $1.5 million or more needs at least 20% down because mortgage insurance is not available at that price. Below $1.5 million the minimum is 5% of the first $500,000 and 10% of the rest.

Is Milton cheaper than Burlington?

Yes, for most home types. In January to October 2026, Milton’s median detached price was $1,130,000 against $1,249,750 in Burlington, and Milton freehold townhouses had a median of $810,000 against $860,000, per TRREB MLS data via REALM. Burlington has all-day Lakeshore West GO service, while the Milton line runs only at rush hour.
