In August 2026 TRREB recorded 59 detached sales in Milton at a median of $1,130,000 and an average of $1,238,259, selling at 98 percent of list price after 30 days on average. Freehold townhouses, a big part of Milton’s market, sold at a median of $810,000 across 37 sales in 23 days; semi-detached houses had a median of $925,000 across only 7 sales. TRREB’s benchmark for a typical Milton detached house was $1,154,500, down 4.72 percent from August 2025, the largest detached decline in Halton. With about 4.2 months of detached supply and 2.6 months for freehold towns (my arithmetic), well-priced houses sell close to asking, but a list price should come from recent sales of the same model and lot, not from last year’s numbers.

One month of data: the 7 semi-detached sales are far too few to set a price from, so treat that row as a rough marker only. The detached and freehold townhouse rows are the ones to anchor on.
Milton’s detached average sat $108,259 above the median (my arithmetic), a narrower gap than in Oakville or Burlington. That fits a town where most houses were built in the same era: there are fewer very expensive outliers pulling the average up, so the median and average tell a similar story.

Milton’s detached median was $170,000 below Halton’s and $474,000 below Oakville’s, and only $30,000 above the TRREB-wide median (my arithmetic). It had the best detached sale-to-list ratio in Halton at 98 percent. Milton is Halton’s freehold townhouse market: its 37 sales tied Oakville’s and together they made up 74 of Halton’s 90, and Milton’s $810,000 median was the lowest in the table.

The HPI benchmark is TRREB’s model price for a “typical” home of each type in the area, not a sale price and not the median. Because it describes a typical home rather than whatever happened to sell that month, it is the fairer way to answer “are prices going down”.
Yes, year over year. The typical Milton detached house was benchmarked 4.72 percent lower than in August 2025; by my arithmetic that is about $57,000 off a benchmark of roughly $1,212,000 a year earlier. That was the largest detached decline among Oakville, Burlington and Milton, and slightly more than the 4.50 percent across all of TRREB. The all-types benchmark fell a gentler 3.22 percent. The August detached median ($1,130,000) sat $24,500 below the benchmark (my arithmetic), within the normal range for one month’s mix. For the wider outlook, see will house prices drop in 2027.
How TRREB reports Milton, and why your pocket matters
TRREB publishes no district codes for Milton; the Market Watch shows one town total inside Halton Region. Within it there are roughly three markets:
- Old Milton and the established core. Around Main Street and the historic downtown, plus neighbourhoods such as Timberlea and Dorset Park: older houses on larger lots, some with character that newer subdivisions cannot match.
- The newer subdivisions. Beaty, Clarke, Harrison, Coates, Scott, Willmott, Ford, Cobban and the areas around them, built mostly since the early 2000s. Here many houses on a street share a builder and a model, which makes comparables unusually precise.
- Rural Milton along the Niagara Escarpment. Acreage properties near Kelso and Rattlesnake Point form their own market; the town median says little about them.
What the numbers mean for your list price
Milton’s house market was steady in August. Detached supply was about 4.2 months (my arithmetic), the same as Halton, and 44 percent of new detached listings sold. Freehold townhouses were the firmest segment: 2.6 months of supply, 55 percent of new listings sold, 99 percent of list price and 23 days on market.
The 98 and 99 percent sale-to-list ratios count only houses that sold, against their final list price. What they say is that buyers pay close to asking for houses priced in line with recent sales of the same model. What moves your Milton house above or below the median
- Home type and model. The detached median ($1,130,000) sat $320,000 above the freehold townhouse median (my arithmetic). Within a type, the builder’s model and square footage matter more than almost anything else.
- Lot frontage and depth. In newer areas small differences in frontage separate one detached model from the next; in Old Milton a wide, deep lot can carry the value on its own.
- Premium lots. Backing onto a park, pond or open space, or not backing onto a busy road, is priced by buyers comparing near-identical houses.
- Street and sub-area. Old Milton versus the newer south and west subdivisions, and walking distance to schools and parks.
- Transit and highways. Access to Milton GO on the Milton line, and to Highway 401 and Highway 407, matters to commuters.
- Basement. Finished space with a separate entrance or a legal second unit widens the pool, especially for buyers who want income help.
- Garage and parking. Single versus double garage, and driveway length on narrow lots, are real differences at the same model.
- Upgrades and renovation. Builder upgrades, a finished kitchen and hardwood versus carpet separate otherwise identical houses.
- Age and big-ticket systems. Many houses from the early 2000s are now reaching roof, furnace and air conditioning replacement age; have dates and receipts ready.
The land transfer tax point
Milton has no municipal land transfer tax. At the $1,130,000 detached median, a buyer pays $19,075 in Ontario land transfer tax. The same purchase in Toronto would add a matching $19,075 municipal tax, $38,150 in total. At the $810,000 freehold townhouse median, the Ontario tax is $12,675 against $25,350 in Toronto (my arithmetic from the published brackets, before first-time buyer refunds of up to $4,000 in Ontario and up to $4,475 in Toronto).
