The median is the middle sale. Detached homes are by far the biggest group here, with 721 sales, so that median is a solid guide for a typical house. Semis and condo townhouses had fewer than 40 sales each, so their medians can move more with the mix of homes that happened to sell.
Are house prices falling in Clarington?
Yes, but detached homes have held up better than most of the GTA. Clarington’s detached median fell 4.1% in the past year and about 6% since 2024, a drop of about $55,000. By comparison, Oshawa’s detached median fell 8.8% in the past year.
Attached homes and condos fell harder. Freehold townhouses and semis are both down about 13% from 2024, and condo apartments about 16%. Homes are also taking longer to sell: detached homes averaged 25 days in 2026, against 17 in 2024, and detached sales fell 12.3% from 2025 to 721.
There is one sign of buyers returning at lower prices. Condo apartment sales rose 20.5% from 2025, to 100, even as the median fell. That suggests some buyers are stepping in where prices have dropped the most. These are past results, not a forecast.
How does Clarington compare with Oshawa and Whitby?
Many Clarington buyers also look west, so your home is often compared with listings in the next towns over.
| Median, Jan–Oct 2026 | Clarington | Oshawa | Whitby |
|---|---|---|---|
| Detached | $820,000 | $730,000 | $977,000 |
| Semi-detached | $627,500 | $610,000 | $823,000 |
| Freehold townhouse | $647,850 | $657,500 | $765,000 |
| Condo apartment | $440,000 | $340,500 | $536,000 |

Clarington sits between Oshawa and Whitby on detached price. In my experience, buyers priced out of Whitby often look at Courtice and Bowmanville next, and that demand helps support detached values. On freehold townhouses, Clarington and Oshawa are almost level, so buyers compare features more than towns. My guide to house values in Whitby and Oshawa covers those two markets.
What makes a Clarington home worth more or less?
Clarington had 101,427 people in the 2021 census, up 10.2% from 2016, spread over about 611 square kilometres. It has four urban areas, Bowmanville, Courtice, Newcastle and Orono, plus many hamlets. The things that move value most:
- Which community. Courtice, at the west end next to Oshawa, is the shortest drive toward Toronto. Bowmanville sits between Courtice and Newcastle along Highway 401. Newcastle and Orono are smaller, and buyers there often want space and a quieter pace.
- Highway access. Highway 401 runs the full length of Clarington. Highway 418 links the 401 to Highway 407, and Ontario removed tolls on the provincially owned part of Highway 407 East, from Brock Road in Pickering to Highway 35/115 in Clarington, on June 1, 2025. A home with quick access to those roads is easier to sell to commuters.
- Lot and setting. Lakefront, ravine and open-space lots draw a premium from the buyers who want them. My guide to lakefront homes in Oshawa and Clarington covers Port Darlington and the Port of Newcastle.
- Age and build. Newer subdivisions compete with builders’ current releases. Older homes compete on lot size and character, but buyers will look hard at roofs, windows, wiring and furnaces.
- Basement and second units. A finished basement with a separate entrance, or a legal second unit, widens the buyer pool to multi-generational families and buyers who want help with the mortgage.
- Rural factors. On country properties, wells, septic systems and land use rules shape both value and who can buy.

Will the Bowmanville GO extension raise home values?
It may help in time, but I would not price it in yet. Ontario’s 2026 budget says the province broke ground in January 2026 on extending the Lakeshore East GO line 18.7 kilometres into Durham Region. It expects the extension to handle 17,000 daily trips by 2041. New stations are planned in Courtice and Bowmanville. The province has not given an opening date.
Until trains run, buyers mostly pay for today’s commute: the drive to Oshawa GO, Highway 401 or Highway 407. In my view, homes within walking distance of the future stations may gain more interest as opening gets closer, but no one can put a reliable number on that today.
How do I find out exactly what my Clarington house is worth?
An estimator gives you a range in a minute. To narrow it to a list price, use real evidence.
1. Matching recent sales
Look for three to six homes that sold in the last few months in your own community, with the same type, a similar size and lot, and similar updates. A Courtice sale is a better match for a Courtice home than a Newcastle one, even at the same size.
2. A comparative market analysis
A CMA from an agent adjusts each sale for differences such as a finished basement, garage, lot or renovation, and checks what is listed now, which is your real competition. Ask to see every comparable and every adjustment. My guide to what a CMA includes explains what a good one looks like.
3. An appraisal, when it is worth it
An appraisal is a formal opinion of value from a designated appraiser. Lenders use them, and they help with estates, separations and unusual properties such as farms or large rural lots. The Appraisal Institute of Canada says its residential designation (CRA) covers single-family homes, semis, townhouses and condos, while its AACI designation covers all property types.
What about my MPAC assessment?
The Municipality of Clarington says all Ontario properties are still assessed and taxed on market value as of January 1, 2016. Clarington’s 2026 total residential tax rate is 1.419218%, made up of 0.485458% for the Municipality, 0.780760% for Durham Region and 0.153% for education. Your assessment sets your tax bill, but it is not what a buyer will pay in 2027.
Condo and townhouse owners should be most careful with old numbers. Condo townhouse medians in Clarington are down about 18% since 2024, and condo apartments about 16%. Pricing off a 2024 sale in your complex can leave you well above today’s buyers.
What else could move Clarington prices in 2027?
Interest rates. The Bank of Canada raised its policy rate to 2.50% on October 28, 2026, and expects inflation to average about 3% in 2027 before returning to 2% by mid-2028. Its next decision is December 9, 2026. Big-bank prime is now 4.70%, which raises costs for variable-rate buyers.
Jobs at Darlington. The Darlington Nuclear Generating Station is one of Clarington’s major employers. In April 2025, the Canadian Nuclear Safety Commission approved Ontario Power Generation’s plan to build a small modular reactor at the Darlington site. Large, long projects like this support local demand for housing, but I would treat that as a background factor, not a reason to add to your price.
Is 2027 a good year to sell in Bowmanville?
If you are moving within Durham, a softer market affects both your sale and your purchase, so the timing matters less than pricing both well. If you are leaving the area or downsizing, a clear plan for your net proceeds matters more. My guides on the Durham housing market in 2027 and choosing a realtor in Bowmanville can help you plan.
In Clarington, detached homes are holding their value better than most of the GTA, so a well-presented house priced from recent sales in its own community can still sell in a reasonable time. For townhouses and condos, I would be more cautious: price just inside today’s range, not last year’s, and make the home show at its best from the first weekend.
What to do next
- Find your home type in the first table and note the 2026 median.
- Use the estimator on this page for a range based on your home’s details.
- Collect three to six recent sales from your own community, not just Clarington-wide.
- Ask for a written CMA, and add an appraisal for rural or unusual properties.
- Check your tax bill, permits and update records so buyers see the full picture.

Frequently asked questions
How much is a detached house worth in Bowmanville in 2027?
The best current guide is Clarington’s detached median of $820,000 for January to October 2026, from TRREB MLS data via REALM. That was 4.1% lower than 2025. TRREB does not report Bowmanville on its own, so compare your home with recent sales in Bowmanville itself before setting a price.
Are house prices going down in Bowmanville?
Yes, but slowly for detached homes. In Clarington, which includes Bowmanville, the detached median fell 4.1% from January to October 2026 compared with 2025, a smaller drop than Oshawa’s 8.8%. Freehold townhouses fell 9.4%, semis 9.5% and condo apartments 13.7% over the same period.
How much is a townhouse worth in Clarington?
Freehold townhouses in Clarington had a median sold price of $647,850 from January to October 2026, down 9.4% from 2025, based on 146 sales. Condo townhouses had a median of $525,000 on 37 sales. Size, age, parking and location within Bowmanville, Courtice or Newcastle still move each price.
Is Bowmanville cheaper than Whitby?
Yes, for most home types. From January to October 2026, the detached median was $820,000 in Clarington, which includes Bowmanville, and $977,000 in Whitby, based on TRREB MLS data via REALM. Semis and freehold townhouses were also cheaper in Clarington. Detached homes in Oshawa were cheaper still, at $730,000.
How long does it take to sell a house in Clarington?
Detached homes in Clarington took 25 days on average to sell from January to October 2026, up from 17 days in 2024. Freehold townhouses and semis averaged 19 days, while condo townhouses took 40 days. Homes priced in line with recent local sales usually sell faster than these averages.
When will the Bowmanville GO train open?
No opening date has been announced as of November 2026. Ontario’s 2026 budget says construction started in January 2026 on extending the Lakeshore East GO line 18.7 kilometres into Durham Region, with new stations planned in Courtice and Bowmanville. Buyers in 2027 will mostly pay for today’s commute.
What is the property tax rate in Clarington for 2026?
Clarington’s 2026 total residential tax rate is 1.419218%, according to the Municipality. That is 0.485458% for Clarington, 0.780760% for Durham Region and 0.153% for education. It applies to your MPAC assessment, which is still based on January 1, 2016 values, not your current market value.
Should I get an appraisal before selling my house in Bowmanville?
Usually not for a typical subdivision home. In Bowmanville, a CMA built from recent nearby sales is normally enough to set a list price. An appraisal from a designated appraiser is worth considering for farms, large rural lots, lakefront homes or estate and separation sales, where an independent opinion helps.
Does my MPAC assessment show what my Clarington home is worth?
No. The Municipality of Clarington says Ontario properties are still assessed on market value as of January 1, 2016. That figure is used to calculate your 2026 property tax bill, not to price a sale. For current value, use recent local sales, an agent’s CMA or a professional appraisal.
