By Jatin Dua · Broker of Record, RE/MAX Quantum Realty · Updated 2 November 2026 · 9 min read — Real 2026 Stouffville house prices by type, how they compare with nearby towns, and how to price your own home for a 2027 sale.

Short answer

The median detached house in Whitchurch-Stouffville sold for $1,230,000 from January to October 2026, down 6.5% from 2025 (TRREB MLS data via REALM). Semis sold at a median of $900,000 and freehold townhouses at $835,000. Your own value depends on recent sales of similar homes, your lot, condition and location in town.

This guide is for Whitchurch-Stouffville owners who want a realistic number before they sell in 2027. You will get the town’s real 2026 sale prices by home type, how Stouffville compares with its neighbours, what pushes one house above another, and how to turn a town median into a list price for your own home.

How much is my house worth in Stouffville right now?

The quickest honest answer is the town median for your type of home. A median is the middle sale: half of the homes sold for more and half sold for less. From January to October 2026, the median detached house in Whitchurch-Stouffville sold for $1,230,000. Semi-detached houses sat at $900,000 and freehold townhouses at $835,000.

Home type (Whitchurch-Stouffville) Median Jan–Oct 2024 Median Jan–Oct 2025 Median Jan–Oct 2026 Change vs 2025 Sales 2026 Avg. days on market 2026
Detached $1,420,000 $1,315,500 $1,230,000 −6.5% 296 38
Semi-detached $1,052,500 $985,000 $900,000 −8.6% 21 23
Freehold townhouse $1,003,999 $926,500 $835,000 −9.9% 104 24
Condo townhouse $835,000 $700,000 $575,000 −17.9% 13 29
Condo apartment $742,500 $745,000 $769,500 +3.3% 11 31

Source: TRREB MLS data via REALM, January–October 2026 vs the same period of 2025 and 2024. Whitchurch-Stouffville, all communities combined.

These are town-wide numbers. They mix older homes near Main Street, newer subdivision homes and rural properties. TRREB splits the town into three communities: Stouffville, Ballantrae and Rural Whitchurch-Stouffville. A house on a large rural lot and a newer house in town can both be “detached” but sell for very different prices. Treat the median as a starting point, not as your answer.

Some groups are small. Only 21 semis, 13 condo townhouses and 11 condo apartments sold in the period. One unusual sale can move those medians a lot, so do not read the condo apartment rise as a real trend.

Are house prices in Stouffville going down?

Yes, for most house types. The detached median has fallen two years in a row, from $1,420,000 in 2024 to $1,230,000 in 2026. That is $190,000 lower, or about 13.4%. Detached sales also slipped, from 347 in 2024 to 296 in 2026, and the average detached home took 38 days to sell, up from 29.

Freehold townhouses tell a slightly different story. Their median dropped 9.9%, but sales rose to 104 from 74. Lower prices brought buyers back to that part of the market.

The wider picture matters too. TRREB reported 5,040 GTA sales in September 2026, down 9% from a year earlier, and described buyers as being in a holding pattern. Then the Bank of Canada raised its policy rate by 0.25 points to 2.50% on 28 October 2026, its first hike in more than three years. The big banks moved prime to 4.70% the next day. Higher borrowing costs mean some buyers qualify for less, which puts a lid on what they can pay.

How does Stouffville compare with nearby York Region towns?

Buyers who look in Stouffville usually also look in Markham, Aurora, Uxbridge, Newmarket and East Gwillimbury. Your house competes with listings in those towns, not only with your street.

Town Detached median Jan–Oct 2026 Change vs 2025 Detached sales 2026 Freehold townhouse median 2026
Markham $1,420,000 −6.5% 1,113 $999,990
Aurora $1,370,000 −2.0% 325 $900,000
Whitchurch-Stouffville $1,230,000 −6.5% 296 $835,000
Uxbridge $1,126,750 −8.8% 138 $864,750
East Gwillimbury $1,125,000 −11.1% 250 $835,000
Newmarket $1,070,000 −10.1% 483 $827,000

Source: TRREB MLS data via REALM, January–October 2026 vs the same period of 2025. Municipality-wide medians.

Stouffville sits in the middle. It is about $190,000 below Markham for a detached house, but above Newmarket, East Gwillimbury and Uxbridge. A buyer coming up from Markham may see your home as good value. A buyer comparing you with a newer house in East Gwillimbury may not. Knowing which buyer you are likely to attract helps you set the right price.

This model doesn’t know that your neighbour’s identical semi went $80,000 over asking last month, or which two upgrades actually pay back in your area. That conversation is free and takes twenty minutes.

How this works — your estimate is generated by a model built on recent Toronto & GTA sale data, weighting area, property type, size, age, condition, lot and features. It is an automated estimate for information only. It is not an appraisal, not a Comparative Market Analysis, and should not be relied on for financing, legal or tax purposes. Real pricing depends on comparable sales, interior finishes and market conditions on the day — ask me for a written CMA before you make a decision.

What makes one Stouffville house worth more than another?

Two detached houses on the same side of town can sell $200,000 apart. These are the things I check first when I value a home here:

  • Location within the town. Downtown near Main Street and the GO station, the newer subdivisions, Ballantrae and the rural areas each attract a different buyer.
  • Lot size and shape. Frontage, depth, a pie-shaped lot or a backyard that backs onto green space all change the number.
  • Age and condition. The roof, furnace, air conditioning, windows and electrical panel matter. Buyers take off more than the repair cost when they see work to do.
  • Finished basement and layout. A legal or well-finished lower level and a main-floor office both help, especially for families.
  • Garage and parking. A double garage and a wide driveway count in a car-dependent town.
  • Well and septic on rural properties. Buyers and lenders will ask about water quality and the septic system, so have records ready.
  • Traffic and backing. Homes on busy roads or backing onto commercial land usually sell for less than the same house on a quiet crescent.

How do I work out a realistic price for my Stouffville home?

A good price comes from recent sales of homes like yours, not from a town median or an online number. Here is the method I use:

  1. Find three to six sold comparables. Same home type, same part of town, similar size, sold in the last 90 days if possible. In a slower market, you may need to go back further.
  2. Adjust for differences. Add or subtract for lot size, garage, basement finish, renovation level and condition.
  3. Check the active competition. Look at what is listed now. If five similar homes are sitting unsold, buyers will compare yours with those.
  4. Check days on market. Detached homes averaged 38 days in 2026. If similar listings sit longer than that, their prices are probably too high.
  5. Pick a strategy. Price at the market to sell in a normal time, or a little below to draw more buyers. Pricing well above the comparables usually leads to a longer sale and a lower final price.

I go through this in more detail in my guide to pricing your home to sell, and I explain why online estimates often miss in what your home is really worth.

Why is my MPAC assessment not what my house is worth?

Your property tax assessment is not a market value. MPAC still bases assessments on 1 January 2016 values, because the province postponed the reassessment. So your assessment can be far from today’s selling price.

The assessment does set your tax bill. Whitchurch-Stouffville’s 2026 total residential tax rate is 0.855234%, made up of the town, York Region and education rates. That works out to about $855 a year for every $100,000 of assessed value. Buyers will look at your tax bill, so have it ready, but do not use the assessment to price your home.

How much does a buyer need to afford a Stouffville house?

Your buyer’s budget sets the ceiling on your price. In Canada, the minimum down payment is 5% of the first $500,000 and 10% of the part from $500,000 to $1.5 million. At $1.5 million or more, buyers need 20% down, because insured mortgages are capped at that price.

Price Minimum down payment Ontario land transfer tax (buyer pays)
$835,000 (freehold townhouse median) $58,500 $13,175
$1,230,000 (detached median) $98,000 $21,075
$1,500,000 $300,000 (20%) $26,475

Source: Financial Consumer Agency of Canada down payment rules; Ontario Ministry of Finance land transfer tax rates. My calculations, before any first-time buyer refund.

Look at the jump at $1.5 million. A buyer needs $98,000 down at the detached median, but $300,000 at $1.5 million. If your house is close to that line, pricing just under it can widen your pool of buyers. If you are above it, expect fewer, better-funded buyers and plan for a longer sale.

My take

In Stouffville right now, the sellers who do best price within a few per cent of the strongest recent comparable and fix the small things before they list. I would rather see a house priced right in week one than chased down with three price cuts. If your home is a rural property or a large lot, get a proper valuation from someone who looks at the land, the well and septic, and the house, because town medians do not capture those homes well.

Should I sell my Stouffville house now or wait for spring 2027?

No one can promise where prices go next. The Bank of Canada said on 28 October 2026 that a further increase could be needed, and its next decision is on 9 December 2026. Markets were pricing about 43% odds of another hike in December at that time. Some economists, including at RBC, expected more hikes. Those are forecasts, not facts.

My view, and it is only a view: if you must sell in 2027 anyway, waiting does not guarantee a better price. Spring often brings more buyers, but it also brings more listings. Decide based on your next move, your mortgage renewal date and your own costs. My guide on whether to sell in December or wait for spring 2027 walks through the trade-offs.

Watch out

Do not set your price from your neighbour’s 2024 sale or from a peak-era number in your head. The detached median here is $190,000 lower than it was two years ago. Listing at an old price usually means weeks with no offers, then a cut, and buyers start asking what is wrong with the house.

What to do next

  1. Use the estimator above to get a quick range for your address.
  2. Pull three to six sold comparables from the last 90 days and adjust them for lot, garage, basement and condition.
  3. Work out what you will walk away with using my list of seller closing costs in Ontario for 2027.
  4. Interview agents who can show you real Stouffville sales. My guide to choosing the best realtor in Stouffville lists the questions to ask.
  5. Book a written comparative market analysis before you set a list price.

What is the average house price in Stouffville in 2026?

The median detached house price in Whitchurch-Stouffville was $1,230,000 for January to October 2026, down 6.5% from $1,315,500 in the same months of 2025. The median is the middle sale and is less skewed by very expensive homes than an average. Freehold townhouses had a median of $835,000 over the same period, per TRREB MLS data via REALM.

Are house prices dropping in Stouffville?

Yes. In Whitchurch-Stouffville the detached median fell to $1,230,000 in January to October 2026, down from $1,315,500 in 2025 and $1,420,000 in 2024. Semis fell 8.6% and freehold townhouses 9.9% year over year. Detached homes also took longer to sell, averaging 38 days in 2026 compared with 29 days in 2024, per TRREB MLS data via REALM.

How long does it take to sell a house in Stouffville?

Detached houses in Whitchurch-Stouffville took an average of 38 days to sell from January to October 2026, according to TRREB MLS data via REALM. Freehold townhouses sold faster, at 24 days, and semis at 23 days. A well-priced home can sell sooner, while an overpriced one can sit far longer and often needs a price cut.

Is Stouffville cheaper than Markham?

Yes. The median detached house in Whitchurch-Stouffville sold for $1,230,000 from January to October 2026, about $190,000 less than Markham’s $1,420,000, per TRREB MLS data via REALM. Both towns saw detached medians fall 6.5% from 2025. Freehold townhouses were also cheaper in Stouffville, at $835,000 against $999,990 in Markham.

Is my MPAC assessment the same as my home’s value in Stouffville?

No. MPAC assessments in Ontario are still based on 1 January 2016 values because the province postponed the reassessment, so they do not reflect 2026 prices. Your assessment sets your property tax: Whitchurch-Stouffville’s 2026 total residential rate is 0.855234%, or about $855 per $100,000 of assessed value. Price your home from recent sales instead.

Should I sell my house in Stouffville in 2027?

It depends on your plans, not on a forecast. Stouffville’s detached median fell 6.5% to $1,230,000 in January to October 2026, and the Bank of Canada raised rates to 2.50% in October 2026. If you need to move in 2027, pricing correctly matters more than timing. Compare your mortgage, next home and carrying costs before deciding.

How do I find out what my Stouffville house is worth for free?

Start with a free online estimate, then check it against three to six sold homes like yours from the last 90 days in Whitchurch-Stouffville. A local agent can give you a free written comparative market analysis that adjusts for your lot, condition, garage and basement. Use the town medians only as a rough guide.

What down payment does a buyer need for a Stouffville house?

At Whitchurch-Stouffville’s 2026 detached median of $1,230,000, the minimum down payment is $98,000: 5% of the first $500,000 plus 10% of the rest. At $1.5 million or more, buyers need 20% down. That jump shrinks the buyer pool above $1.5 million, which matters when you set a list price in 2027.
