The median detached house in the Town of Georgina, which includes Keswick, sold for $800,000 from January to October 2026, down 2.1% from 2025 (TRREB MLS data via REALM). Freehold townhouses sold at a median of $697,000. Your own value depends on water access, services, lot, condition and recent sales of similar homes nearby.
This guide is for owners in Keswick, Sutton, Jackson’s Point, Pefferlaw and the rest of Georgina who want a realistic number before selling in 2027. You will get the town’s real 2026 prices by home type, how Georgina compares with nearby towns, what moves one house above another, and how to price your own home when sales are slower.
How much is my house worth in Keswick and Georgina right now?
The fastest honest answer is the town median for your type of home. A median is the middle sale: half sold for more and half for less. From January to October 2026, the median detached house in Georgina sold for $800,000. Semi-detached houses sat at $698,000 and freehold townhouses at $697,000.
| Home type (Town of Georgina) | Median Jan–Oct 2024 | Median Jan–Oct 2025 | Median Jan–Oct 2026 | Change vs 2025 | Sales 2026 | Avg. days on market 2026 |
|---|---|---|---|---|---|---|
| Detached | $860,000 | $817,554 | $800,000 | −2.1% | 475 | 36 |
| Semi-detached | $757,500 | $765,000 | $698,000 | −8.8% | 11 | 29 |
| Freehold townhouse | $765,000 | $742,500 | $697,000 | −6.1% | 27 | 31 |
| Condo apartment | $542,500 | $522,000 | $500,000 | −4.2% | 7 | 42 |

Keswick does not have its own figure in this data. These numbers cover the whole Town of Georgina, which includes Keswick, Sutton, Jackson’s Point, Pefferlaw and smaller places such as Baldwin, Belhaven and Virginia. TRREB splits the town into communities including Keswick North, Keswick South, Sutton & Jackson’s Point, Historic Lakeshore Communities and Pefferlaw. A lakefront home and an inland house on a small lot are both “detached”, but they do not sell for the same price.
Detached homes make up almost all of the market here. There were 475 detached sales against only 45 sales of all other types combined, so the semi, townhouse and condo medians rest on small numbers and can swing on a single sale.
Are house prices in Georgina going down?
Yes, but more gently than in most of York Region. Georgina’s detached median slipped 2.1% in 2026, to $800,000. Over two years it is down $60,000 from $860,000 in 2024, or about 7%.
The bigger change is speed. Detached sales fell from 533 in 2024 to 504 in 2025 and 475 in 2026. The average detached home took 36 days to sell in 2026, up from 27 days two years earlier. Buyers have more time and more choice, so they are pickier about condition and price.
Across the GTA, TRREB reported 5,040 sales in September 2026, down 9% from a year earlier, with new listings down 14.4%. On 28 October 2026 the Bank of Canada raised its policy rate to 2.50%, its first hike in more than three years. Higher rates trim what buyers can borrow, and that matters in a town where many buyers are stretching to own a detached house.
How does Georgina compare with nearby towns?
Most buyers who look at Keswick also look south in East Gwillimbury and Newmarket, or east toward Brock and Uxbridge. Georgina is the lower-priced option in York Region for a detached house.
| Town | Detached median Jan–Oct 2026 | Change vs 2025 | Detached sales 2026 | Avg. days on market |
|---|---|---|---|---|
| Uxbridge | $1,126,750 | −8.8% | 138 | 34 |
| East Gwillimbury | $1,125,000 | −11.1% | 250 | 38 |
| Newmarket | $1,070,000 | −10.1% | 483 | 27 |
| Georgina | $800,000 | −2.1% | 475 | 36 |
| Brock | $661,000 | −2.8% | 108 | 36 |
Source: TRREB MLS data via REALM, January–October 2026 vs the same period of 2025. Municipality-wide medians.
The gap to East Gwillimbury and Newmarket is large: roughly $270,000 to $325,000 at the median. That gap is your selling point. Many buyers come to Georgina because they are priced out further south. Your listing should speak to them: space, lot size and value for the money.

What makes one Keswick or Georgina house worth more than another?
Within Georgina, the spread between homes is wide. These are the things that move the price most:
- Water. Lakefront, lake-view and deeded lake access homes sell in their own market. I cover the shoreline rules in my guide to Georgina waterfront homes on Lake Simcoe.
- Services. A home on municipal water and sewer is easier to finance and insure than one on a well and septic. If you have a well or septic, gather your records before you list.
- Year-round use. Former cottages that have been converted to full-time homes vary a lot in insulation, heating and foundations. Buyers will check.
- Age and condition. Newer subdivision homes in Keswick compete on finishes. Older homes compete on lot size and price.
- Lot and garage. A big lot, a double garage and room for a boat or trailer are real selling points here.
- Drive time. Most buyers here still commute south by car, so a home closer to the main routes south often draws more interest.
How do I price my Keswick house when homes are selling more slowly?
When homes take longer to sell, the list price matters more, not less. Here is the method I use:
- Pick close comparables. Same home type, same community and similar lot. Do not compare an inland Keswick South house with a lakefront sale.
- Use recent sales first. The last 90 days are best. In a smaller community you may need to look back six months and adjust for the market drift.
- Study what failed. Expired and terminated listings show you the prices buyers rejected.
- Adjust honestly. Add or subtract for lot, garage, basement finish, roof and furnace age, and services.
- Price for the first two weeks. New listings get the most attention early. With 36 days on market as the average, a home priced too high can quickly go stale.
For a fuller walk-through, see my guide on pricing your home to sell. The same steps apply in Georgina.
Why is my MPAC assessment so far below my home’s value?
MPAC assessments in Ontario are still based on 1 January 2016 values, because the province postponed the reassessment. Georgina’s own 2026 tax brochure lists the average home’s assessment at $463,113. That is far below the $800,000 detached median, which shows how little the assessment tells you about today’s price.
The assessment does set your tax. Georgina’s 2026 total residential tax rate is 1.191146%, made up of the town, York Region and education rates. That is about $1,191 a year for every $100,000 of assessed value. Buyers will ask for your tax bill, so have it ready, but never price from your assessment.
What can a buyer afford in Georgina?
Your buyer’s budget sets your ceiling. In Canada, the minimum down payment is 5% of the first $500,000 and 10% of the part above that, up to $1.5 million. First-time buyers can also get a 30-year amortization on an insured mortgage, which lowers the monthly payment.
| Price | Minimum down payment | Ontario land transfer tax (buyer pays) | After first-time buyer refund |
|---|---|---|---|
| $500,000 (condo apartment median) | $25,000 | $6,475 | $2,475 |
| $697,000 (freehold townhouse median) | $44,700 | $10,415 | $6,415 |
| $800,000 (detached median) | $55,000 | $12,475 | $8,475 |
Source: Financial Consumer Agency of Canada down payment rules; Ontario Ministry of Finance land transfer tax rates and first-time buyer refund (maximum $4,000). My calculations.
Georgina is one of the few York Region towns where a first-time buyer can get into a detached house with less than $60,000 down. That keeps your buyer pool wide. It also means many of your buyers are payment-sensitive, so a rate change can shift what they offer.
In Georgina, I see condition separate sellers more than anything else. Buyers here are often stretching, so they cannot afford a new roof or furnace right after closing, and they discount hard for it. Fix the obvious items, get your well, septic and permit records in one folder, and price close to your best recent comparable. That is how you avoid the long days on market.
Should I sell in Georgina now or wait for spring 2027?
No one can promise where prices go. The Bank of Canada said a further increase could be needed, and its next decision is on 9 December 2026. Some economists expect more hikes. Those are forecasts, not facts.
My view, and only my view: Georgina’s prices have held up better than most of York Region, so the case for waiting is weaker here than in towns where prices fell harder. Spring usually brings more buyers, and homes near the lake often show better without snow, but you also compete with more listings. If you need to move in 2027, base the timing on your next home, your mortgage renewal and your carrying costs. My guide on whether 2027 is a good time to sell in the GTA covers the bigger picture.
Do not price a regular inland house from a lakefront sale on the same road. Waterfront homes trade in their own market. Using them as comparables makes your list price too high, and an overpriced listing in a 36-day market can sit for months.
What to do next
- Use the estimator above to get a quick range for your address.
- Pull three to six sold homes like yours from your own community, not the whole town, and adjust them.
- Gather your tax bill, permits, and any well, septic, roof and furnace records.
- Work out your net proceeds using my list of seller closing costs in Ontario for 2027.
- Book a written comparative market analysis before you set your price.

Frequently asked questions
How much is my house worth in Keswick?
A typical detached house in the Town of Georgina, which includes Keswick, sold for $800,000 at the median from January to October 2026, per TRREB MLS data via REALM. Keswick does not have its own figure in that data. Your own value depends on whether you are on or near the lake, your lot, services, condition and recent sales of similar homes in your part of town.
What is the average house price in Georgina in 2026?
The median detached house in Georgina sold for $800,000 from January to October 2026, down 2.1% from $817,554 in the same months of 2025, according to TRREB MLS data via REALM. Semis sold for a median of $698,000 and freehold townhouses for $697,000. The median is the middle sale and is less skewed by expensive waterfront homes than an average.
Are house prices dropping in Keswick and Georgina?
Yes, but slowly. Georgina’s detached median fell 2.1% to $800,000 in January to October 2026, and it is down about 7% from $860,000 in 2024, per TRREB MLS data via REALM. That is a smaller drop than in Newmarket or East Gwillimbury in 2026. Homes are taking longer to sell, averaging 36 days for detached houses.
How long does it take to sell a house in Georgina?
Detached houses in Georgina took an average of 36 days to sell from January to October 2026, up from 27 days in the same period of 2024, according to TRREB MLS data via REALM. Freehold townhouses averaged 31 days. A well-priced home in good condition can sell faster, while an overpriced one may sit much longer.
Is Georgina cheaper than Newmarket?
Yes, by a wide margin. Georgina’s median detached house sold for $800,000 from January to October 2026, against $1,070,000 in Newmarket and $1,125,000 in East Gwillimbury, per TRREB MLS data via REALM. That gap of $270,000 or more is why many buyers move north to Keswick and Sutton for a detached home.
Is a waterfront home in Keswick worth more?
Usually yes. Lakefront homes on Lake Simcoe in Keswick, Jackson’s Point and Sutton sell in their own market, and the town-wide median of $800,000 for detached houses in January to October 2026 does not reflect them. Shoreline rules, docks, septic and flood risk all affect value, so a waterfront home needs comparables from other waterfront sales.
What are property taxes in Georgina in 2026?
Georgina’s 2026 total residential tax rate is 1.191146%, about $1,191 a year for every $100,000 of assessed value, according to the Town’s 2026 tax brochure. The average home is assessed at $463,113, based on 2016 values. Your tax bill uses your MPAC assessment, which is not your home’s 2026 market value.
Should I sell my house in Keswick in 2027?
Sell in 2027 if it fits your plans, not because of a forecast. Georgina’s detached median held fairly steady at $800,000 in January to October 2026, down only 2.1%, while the Bank of Canada raised rates to 2.50% in October 2026. Price close to your best recent comparable and fix obvious repairs first, because buyers here discount hard for work.
How much down payment does a buyer need for a house in Georgina?
At Georgina’s 2026 detached median of $800,000, the minimum down payment is $55,000: 5% of the first $500,000 plus 10% of the remaining $300,000. The buyer also pays about $12,475 in Ontario land transfer tax, or $8,475 after the maximum first-time buyer refund. That relatively low entry cost keeps Georgina’s buyer pool wide.
