Leases 81%Sales 19%

Renter-heavy building. Of 75 deals here in the last 24 months, 61 were leases and 14 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Aqualina at Bayside?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Aqualina at Bayside

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Aqualina at Bayside is where I send buyers who want to be on the water without living in a 50-storey tower. It was the first building in the Bayside community on the East Bayfront, it sits right on Sherbourne Common, and it is a mid-rise of stacked glass blocks rather than another podium and point tower. The questions here are about the neighbourhood that is still being finished around it. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Aqualina at Bayside is a mid-rise condominium at 15 and 55 Merchants’ Wharf on the East Bayfront in downtown Toronto, beside Sherbourne Common. It was developed by Tridel with Hines and designed by Arquitectonica, with Kirkor Architects. Condos.ca lists 14 floors and 362 suites; the corporation is TSCC-2640, registered on 20 February 2018, and managed by Del Property Management. Condos.ca lists the fee as covering common elements, building insurance, parking and water.

The first building in Bayside

Bayside is the Hines master-planned community on the old industrial lands east of Sherbourne Common, part of Waterfront Toronto’s East Bayfront revitalization. Aqualina was the first of its buildings to break ground, in 2015, and the first to be occupied. Tridel built it with Hines as its partner, and its sister building Aquavista followed immediately to the east.

The plan around it was sizeable: roughly 1,800 homes in six residential buildings, two office buildings, retail along the ground floors and a new neighbourhood park, Aitken Place Park. Several of those pieces have arrived since; some are still under construction. When you buy here, you are buying into a neighbourhood that is still filling in, which is both the opportunity and the inconvenience.

Storey counts differ by source. UrbanToronto reported 13 storeys at groundbreaking, condos.ca lists 14 and the critic Christopher Hume described it as 17. The stepped form, which drops toward the lake, makes a single number misleading; what matters is that this is a mid-rise, not a tower.

Glass blocks angled at the lake

Arquitectonica designed the building as a series of prismatic blocks that step down toward the water, with balconies angled to pick up lake and skyline views. West-facing suites look directly over Sherbourne Common. The premium Signature Collection suites and penthouses sit in a glass cube on the lake side that begins at the seventh-floor terrace.

Hume, reviewing it for Storeys, liked that it reads as a slab rather than a tower and fits its site without overpowering it. His concern was the ground floor: the lake-facing side had only one entrance and the retail units looked oversized while they were still empty. Walk the base yourself and see what has leased since.

The original plans also included a two-storey covered walkway lined with retail running through the building from Bonnycastle Street to Sherbourne Common, an 11th-floor rooftop garden for residents and a 13th-floor amenity rooftop. The building was designed to target LEED Platinum.

Suite range and what the fee covers

Condos.ca lists suites from about 532 to 3,179 sq ft. At launch the range was closer to 548 to 1,343 sq ft, so the very large figure comes from the combined upper-floor and penthouse suites. Most resale supply is one-bedroom and two-bedroom plans, with a handful of large suites at the top.

Parking is listed in the fee along with common elements, building insurance and water. Heat and air conditioning are not listed, so expect your own utility bill on top. Beanfield fibre is available, which was built into the Bayside plan from the start.

Where the suite faces is everything here. Sherbourne Common, the lake and the city skyline are the premium views; north-facing and courtyard suites look at neighbouring buildings and the Gardiner corridor beyond. Price the view, not just the square footage.

Daily life on the East Bayfront

Sherbourne Common is on your doorstep, the Waterfront Promenade runs along the water’s edge, and Sugar Beach is a short walk west. George Brown College’s waterfront campus and the Corus Quay offices give the area weekday life, and the St. Lawrence Market is a reasonable walk north.

What I like about this pocket is that the public realm was built first. The park, the promenade and the boardwalk edge were finished before most of the buildings, so the streets around Aqualina already feel designed rather than leftover. That is rare for a new neighbourhood in Toronto, and it is a large part of why buyers pay a premium here.

The honest limitation is that daily errands are still thinner than in the established neighbourhoods north of the Gardiner, and the streetcar planned along Queens Quay East was still not running when I wrote this. Many owners here drive or rideshare more than they expect to. The transit and walkability data for this address is in the panel beside this review.

What Aqualina costs

Condos.ca puts the building average at about $955 per square foot. That is a premium over older St. Lawrence buildings north of the Gardiner, and it reflects the waterfront location, the age and the fact that parking is in the fee.

Seven suites were for sale when I checked. One-bedrooms were asking roughly $500,000 to $680,000, and two-bedroom and three-bedroom suites ranged from just over $1 million to about $1.83 million, with the top of that range in the larger lake-facing plans. With seven listings in a 362-suite building, supply is healthy enough to compare plans side by side.

Fees on the active listings averaged about $0.86 per square foot. With parking included, that is reasonable for a 2018 waterfront mid-rise. Add your own heat and cooling to compare it fairly with a building that includes them.

The spread between a view suite and a north-facing suite of the same size can be large here, so comparables need to be chosen carefully. If you want a value check, my building sold report shows what has actually traded.

The amenity package leans social rather than resort-style: concierge, guest suites, party and meeting rooms, and rooftop space with views over the harbour. If a pool matters to you, look next door at Aquavista, which put an infinity pool on its podium terrace. The rooftop garden is a nice touch for anyone who wants to grow something without a backyard.

Jatin’s honest take on Aqualina at Bayside

Who this building suits

Owner-occupiers who want the lake and a park outside the door in a mid-rise, downsizers who want a large suite with parking included, and people who work on the waterfront or in the eastern core. It suits buyers who are patient about a neighbourhood that is still being completed.

What I’d want you to check

Confirm parking and a locker for the specific suite, since parking is only valuable in the fee if you own a space. Read the reserve fund study and board minutes, and ask about any shared facilities with neighbouring Bayside buildings and the cost-sharing arrangements. Look at what is planned or under construction near the suite you want, because a future building can change a view.

The value question

At about $955 per square foot, Aqualina is not cheap, but you are paying for a location that cannot be replicated: on Sherbourne Common, at the water, in a building that is not a tower. For a buyer planning to stay five years or more while the neighbourhood matures, I think the view suites hold value. The north-facing suites are where I would be more careful about price.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
