Renter-heavy building. Of 6 deals here in the last 24 months, 6 were leases and 0 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at B-Line Condos?

1unit registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about B-Line Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

B-Line Condos is the kind of building that rarely gets built in Alderwood: a small, new mid-rise on a main street in a neighbourhood of houses. With 81 suites over six storeys, you know your neighbours, and some plans are large enough for a family. It also sits on a busy corner beside an industrial area, and that is worth understanding before you fall for the finishes. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

B-Line Condos is a six-storey condominium with 81 suites at 408 Browns Line, Toronto M8W 3T9, at the southwest corner of Browns Line and Horner Avenue in Alderwood, part of the Humber Bay Shores, Mimico, the Queensway and central Etobicoke area. It was developed by Royalpark Homes, designed by Romanov Romanov Architects, and completed in 2022. The condominium corporation is TSCC-2897, registered on 14 March 2022, and condos.ca lists Melbourne Property Management as the manager. Condos.ca lists common elements, building insurance and water as included in the fee.

A brick mid-rise on a former gas station corner

The site is about half an acre at Browns Line and Horner Avenue. UrbanToronto reported that for much of the 20th century it held a series of gas stations and auto garages, and that it had sat vacant for about a decade before Royalpark Homes brought forward B-Line Condos in 2016.

Romanov Romanov Architects designed the building in brick with lighter wood-toned accents. It peaks at six storeys on Browns Line and steps down to four on the south and west sides, where it faces the houses behind it. That stepping is why the building feels smaller from the side streets than its height suggests.

Because the site was a former gas station, I would ask the seller’s agent or the corporation whether the status certificate or disclosure documents mention the environmental clean-up and the Record of Site Condition. This is a routine question for a converted site, not a red flag on its own.

Small building, wider range of layouts

The 2016 proposal called for 83 suites: a handful of bachelors, a large majority of one-bedrooms and about a quarter two-bedrooms. Condos.ca now lists 81 suites from about 585 to 1,463 square feet, and current listings include three-bedroom suites. The final mix clearly shifted toward larger plans.

That matters, because new three-bedroom condos are scarce in this part of Etobicoke. For a family that wants to stay in Alderwood but cannot stretch to a detached house, a three-bedroom here can be a real alternative.

Ground-floor commercial space of about 280 square metres was planned along Browns Line. Ask what tenants are in it now and what the declaration allows, since a restaurant or a busy shop below can affect noise and smells for suites on the lower floors.

Life on Browns Line, between houses and industry

Alderwood is a neighbourhood of detached houses, with a strip of shops along Browns Line. The B-Line site sits south of the Highway 427 and QEW interchange, and the land immediately east of Browns Line is industrial. The building’s east side looks out over that area.

For drivers, the location is practical, with the 427 and QEW interchange just to the north. For anyone who wants a quiet, leafy outlook, choose a suite on the south or west side, which faces the houses, rather than the east side facing the industrial lands. Visit on a weekday morning as well, when trucks and commuters are on Browns Line, so you hear the street at its busiest before you commit.

This is a car-oriented location. The data panel on this page shows transit options and walkability, and I would check both against your own routine. If you need a subway at the door, this is not the building for you. If you already drive everywhere and want a newer suite in a quieter part of the city than the lakeshore towers, it may suit you well.

What a small corporation means for owners

With 81 suites, every cost is shared among far fewer owners than in a tower. A new roof membrane, an elevator modernization or a garage repair lands harder on each owner’s fee here than it would in a 400-suite building.

The flip side is that small buildings often run on a simpler budget, with fewer staff and fewer amenities to maintain. The amenity list is modest: a gym, a party room and a rooftop deck where barbecues are permitted. There is no concierge listed on condos.ca.

Board participation matters more in a building this size. If you buy, plan to read the minutes and attend the annual general meeting. A handful of engaged owners can make a big difference to how the building is run. It also means the reserve fund study deserves a close read, because a small shortfall spread over 81 suites shows up quickly in the fee.

Pricing and fees

Condos.ca does not publish a building average price per square foot for B-Line, and with 81 suites the sales history is thin. I would build your price from recent sales of similar layouts here, plus newer mid-rises in Long Branch and Mimico.

Fees on the active listings I reviewed worked out to about $0.82 per square foot. That is moderate for a small building without a concierge. Condos.ca lists common elements, building insurance and water as included, so heat, hydro and parking would be extra unless the status certificate says otherwise.

When I checked, six suites were for sale and one was for rent. One-bedroom and one-plus-den suites were asking from about $445,000 to $530,000, and two-bedrooms from about $550,000 to $580,000. Across all six listings, asks ran from about $445,000 to just under $700,000. Six listings at once in an 81-suite building is a lot of supply, which can give a buyer some leverage. It can also mean early investors are selling, so ask how long each suite has been on the market and whether it has been leased.

GymParty roomRooftop deckBBQs permitted

The rooftop deck with barbecues is the amenity that matters here, because it gives every owner outdoor space with a view over the neighbourhood. Beyond that, the package is basic, which helps keep the fee in check. Without a concierge, ask how parcels and visitor access are handled, because that is the day-to-day difference you will notice most coming from a tower.

Jatin’s honest take on B-Line Condos

Who this building suits

Families and downsizers from Alderwood and Long Branch who want new construction without leaving the neighbourhood, buyers who want a three-bedroom condo at a fraction of a house price, and drivers who use the 427 and QEW every day.

What I’d want you to check

Ask about the site’s environmental history and the Record of Site Condition. Read the status certificate, the first reserve fund study and the budget, keeping in mind that a small corporation feels every big repair. Confirm what commercial tenants are allowed at grade, which way the suite faces, and whether parking and a locker are included.

The value question

Without a published building average, value comes down to comparing layouts. For a two- or three-bedroom, I think B-Line offers space that is hard to find in a new building in south Etobicoke. For a one-bedroom, you have more choice in the newer towers along the lake, so compare the total monthly cost before you decide. Either way, budget for the fact that resales here are infrequent, which can make it slower to sell later than in a large tower with constant activity.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
