Living here
Renters, Airbnb and elevators at Pantages Tower
Do mostly owners or renters live here?
Renter-heavy building. Of 133 deals here in the last 24 months, 115 were leases and 18 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Pantages Tower?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Pantages Tower
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Pantages Tower is the building I suggest to buyers who want to live in the middle of the theatre district and actually walk to work, not just say they could. It is a 44-storey glass tower from 2004 at Victoria and Shuter, with one of the deepest pools of studios and one-bedrooms in this part of downtown and a fee that already covers your hydro. It is also more than 20 years old, and that changes what you need to read before you buy. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Pantages Tower is a 44-storey, 408-suite condominium at 210 Victoria Street in Toronto’s Downtown Yonge East area, a block east of Yonge Street at Shuter. It was developed by Intracorp (with Dundee, according to Wikipedia) and designed by Core Architects with Moshe Safdie credited on the original scheme. It was completed around 2003 to 2004, and the condominium corporation, TSCC-1611, was registered on 11 June 2004. Suites run roughly 385 to 1,592 sq ft. Condos.ca lists the fees as covering common elements, heat, hydro, air conditioning, building insurance and water. Property management is listed as 360 Community Management Ltd.
Pantages Tower at a glance
One tower, three corporations, and a theatre next door
The first thing to understand about this address is that Pantages Tower is part of a cluster. The tall glass tower at 210 Victoria is its own condominium, TSCC-1611. The Pantages Hotel and its owned suites at 200 Victoria sit in the same complex under a separate corporation, and Opus at Pantages at 220 Victoria is a shorter 21-storey sibling from the same developer next door.
That matters because shared facilities, shared garage arrangements and cost-sharing agreements between corporations are common in complexes like this. When you read the status certificate, look for any shared facilities agreement and how costs are split. It is ordinary paperwork, but it is where surprises live.
The name comes from Alexander Pantages, the vaudeville impresario behind the 1920 theatre at 244 Victoria that is now the Ed Mirvish Theatre. The site was first planned with a second theatre and hotel, and those plans were scaled back after Livent’s collapse. What got built instead was a 45-floor, roughly 140-metre glass tower by Wikipedia’s count; condos.ca lists 44 storeys, a difference that usually comes down to how mechanical and podium levels are counted.
Small suites, lots of them, and what that means at resale
With 408 suites and a size range starting around 385 sq ft, this is a building of studios and one-bedrooms with a smaller number of two-bedrooms and larger upper suites. That mix is why there are usually several listings at once, which is good for buyers who want to compare and bad for sellers who need to stand out.
Most of the one-bedrooms I see here fall between about 500 and 700 sq ft. Layouts from this era tend to be more practical than today’s micro-suites, with real bedroom walls more often than sliding glass partitions, but check every floor plan; some of the smallest suites are true studios.
Being on the north and east faces of a tall tower in this area gives you long views over Yonge and the east side of downtown. Lower floors face nearby buildings closely, so if light matters, pay for height and see the suite in daylight.

Hydro in the fee: why the per-foot number looks high
Condos.ca lists heat, hydro, air conditioning, water and building insurance in the maintenance fee. Hydro included is less common than it used to be. Many buildings from this period have since installed individual sub-meters, so confirm with management that hydro is still bundled when you buy, and ask whether a sub-metering project has been discussed at the board.
Current listings work out to about $1.15 per sq ft in fees on average, according to condos.ca. Compare that with a newer tower charging $0.70 plus your own hydro bill, and the gap is smaller than it looks. For a one-bedroom, a separate hydro bill would typically be a few dozen dollars a month, more in summer if you run the air conditioning hard.
Parking is not listed among the fee inclusions. Many suites here were sold without a space, so if you own a car, confirm that the unit you are buying has a deeded or exclusive-use spot rather than assuming one can be rented later.
Living at Victoria and Shuter
The daily reality is that you are one block from Yonge, with Massey Hall across Shuter, the Ed Mirvish Theatre steps away, the Eaton Centre to the west and Toronto Metropolitan University just north. St. Michael’s Hospital is a short walk west along Queen. Nights here have theatre crowds and festival noise from the square at Yonge and Dundas, now called Sankofa Square, so this is not a quiet residential street.
The bigger change is underground. Metrolinx is building the Ontario Line with a Queen Street station connecting to Line 1 at Queen and Yonge. Construction around Queen and Yonge is disruptive in the short term, but a second rapid transit line next door is one of the strongest long-term arguments for owning here.
What Pantages Tower costs
Condos.ca puts the building average at about $704 per square foot, which is below most newer towers around Yonge and Dundas. Part of that is age, and part is that the average is spread across a large stock of small suites in a 20-year-old building. I think that number undersells the location.
When I checked, nine suites were for sale and four were for lease. Asking prices across eight listings ran from about $310,000 for studios to $750,000, with most one-bedrooms asking between roughly $495,000 and $550,000. Fees across those listings ran from about $318 to $1,050 a month.
With that many listings, negotiate. A building with steady supply rarely rewards a buyer who rushes, and the condition of the individual suite, its exposure and whether it comes with parking will swing value more than the building average does. For the real recent trades, ask me for the building sold report.

Amenities at Pantages Tower
The amenity package is modest for a tower this size: concierge, guest suites, a party room and meeting space. You are buying this building for its location and its all-in fee, not for a pool deck, and the hotel restaurant and countless gyms nearby fill the gap.
Jatin’s honest take on Pantages Tower
Who this building suits
First-time buyers who work downtown, students’ parents buying near Toronto Metropolitan University, medical staff at St. Michael’s, and investors who want a liquid, easy-to-rent small suite. It also suits anyone who wants theatre and concert nights on their doorstep and does not mind street life at midnight.
What I’d want you to check
This is a 2004 tower, so it is in the window where elevators, the window wall, garage membrane and original heating and cooling equipment start coming due. Read the reserve fund study and the last two years of board minutes, and check whether any major work or a fee increase has been discussed. Confirm hydro is still included and ask about any shared facilities agreement with the neighbouring Pantages corporations. Condos.ca lists pet restrictions, so read the declaration and rules if you have a pet.
The value question
At around $704 per square foot with hydro and heat bundled, this is one of the more affordable ways to own in the core next to two future rapid transit lines. You give up new finishes and a big amenity floor. For an owner who plans to stay five years or longer, or an investor who wants steady demand, I think the value holds up, provided the reserve fund is healthy.
