Start with the thing most Meadowvale guides bury: the GO train here runs weekday peak-direction only. Ten trains east in the morning, ten west in the afternoon and evening, and nothing at midday, nothing at night, nothing on weekends. If your household needs rail at 11 a.m. on a Saturday, that is a structural constraint, not a scheduling quirk, and no amount of neighbourhood charm changes it.

Everything else in Meadowvale — the lakes, the recreation centre, the freehold lot sizes, the 401 employment corridor — has to be weighed against that. This guide covers what is genuinely good here, what is average, and what is a real limitation, with the numbers and their dates attached.

Orientation: where Meadowvale actually is

Meadowvale sits in northwest Mississauga, bounded by Ninth Line to the west, Mavis Road to the east, Highway 407 to the north and Britannia Road to the south.

It was built in the 1970s on farmland, and it shows in the layout: curvilinear streets, interior parkland, schools and community facilities placed inside the residential fabric rather than along the arterials. Two artificial lakes were built as part of that plan — Lake Aquitaine and Lake Wabukayne — roughly 1.5 kilometres apart and linked by park and trail. They are man-made stormwater and amenity features, not natural lakes, which is worth knowing before you picture cottage water.

Meadowvale and Meadowvale Village are not the same place

This trips up buyers constantly, and it matters for addresses, school catchments and comparables.

Meadowvale Village is a distinct, older community east of Meadowvale proper. It was founded in 1819 and became Ontario’s first Heritage Conservation District in 1980. Different community, different postal codes, different housing stock, different price behaviour. If a listing, a report or a sales page uses the two names interchangeably, treat everything else on that page with more caution.

Commuting: the most important practical section

Rail travel times

Times below are from the Metrolinx Milton line timetable (Table 21), effective 3 January 2026. Schedules change — confirm current departures with GO Transit before you make a decision on them.

Fifty minutes to Union is a competitive number. It is also only available inside a narrow window.

The limitation, stated plainly

The Milton line operates weekday peak-direction only. As of the January 2026 timetable that means roughly 10 eastbound trains in the morning, with Meadowvale departures running from 06:13 to 08:43, and 10 westbound trains in the afternoon and evening, with Union departures from 15:40 to 19:10.

There is no midday train service, no evening train service and no weekend train service on this corridor.

This is not a temporary service reduction waiting on budget. The Milton corridor is owned and operated for freight, and frequency cannot increase without a third dedicated GO track — which CP will not permit. Anyone buying here on the assumption that all-day two-way GO service is a matter of time is making an assumption the infrastructure does not currently support.

If your commute is a standard weekday office schedule in downtown Toronto, the line works well. If you work shifts, travel downtown on weekends, or want to put a teenager on a train to a Saturday activity, plan around the bus or the car.

The mitigation: GO bus route 21

GO bus route 21 runs all day and fills the gap the train leaves. The important detail is that the express service is genuinely competitive, not a consolation prize:

The midday express matches the train’s 50 minutes. The local trip does not, and the gap between those two rows is the practical difference between planning your day around the express and not. Again: verify against the current schedule before relying on these times.

Highways

Highway 401 is reached via Winston Churchill Boulevard, Mississauga Road or Mavis Road. Highway 407 borders the western and northern edges of the community and is tolled — budget for it if it is part of a daily commute, because 407 costs are a real recurring line item, not a rounding error.

The north-south arterials are Winston Churchill Boulevard, Erin Mills Parkway and Mavis Road; east-west, Derry Road and Britannia Road. Meadowvale is a driving neighbourhood first, and the road access is good in every direction.

MiWay

The Meadowvale Town Centre Bus Terminal is MiWay’s second-largest terminal in Mississauga. It connects to Kipling subway station — the TTC link into Toronto — and to Square One. For a household using transit locally rather than for a downtown commute, this terminal does a lot of work, and living within a short walk of it is materially different from living 3 kilometres away from it.

Walkability: read the fine print on the score

For context, the Mississauga city average Walk Score is 49, so 84 is a genuinely high number for this city.

Here is the part that matters: that score is measured at the Town Centre. It reflects standing beside a 394,000 sq ft shopping centre with a major bus terminal attached. It does not describe a detached house on a ravine lot 2 kilometres into the interior of the community.

The single-family pockets of Meadowvale score materially lower — that is the nature of 1970s suburban planning, where housing is deliberately separated from retail by parkland and collector roads. If you are shopping for a freehold house here, look up the Walk Score for the specific address you are considering, not the neighbourhood headline number. The difference is usually large.

Schools: mixed, not premium

Meadowvale is inside the Peel District School Board’s Meadowvale Family of Schools, all in L5N: Meadowvale SS (6700 Edenwood Dr), Edenwood MS, Lisgar MS, Kindree PS, Maple Wood PS (2650 Gananoque Dr), Miller’s Grove PS, Osprey Woods PS, Plum Tree Park PS, Settler’s Green PS, Shelter Bay PS and Trelawny PS.

The Mississauga city average rating is 6.8/10 across 131 ranked schools.

The honest read:

• Plum Tree Park PS at 8.3 is genuinely strong — #260 of 3,052 ranked elementary schools puts it in roughly the top 9% provincially. That is a real asset and it is worth checking whether a given address falls in its catchment.
• Meadowvale SS at 6.1 sits below the Mississauga average of 6.8, and well behind Streetsville SS at 7.9 and John Fraser SS at 8.8. If secondary school ranking is near the top of your list, that gap is the single most important number on this page for you.
• Several local elementary schools sit in the bottom half provincially — Miller’s Grove at #2,090 and Plowman’s Park at #2,385 of 3,052.

Two caveats that cut both ways. Fraser Institute ratings are composites derived from EQAO test results, and these reflect the 2023–24 year; they do not measure teaching quality, programming, arts, athletics, special education support or how a specific child will do. They are one input among several, not a verdict. But they are also public, they take 30 seconds to look up, and any guide that shows you only the 8.3 and not the 4.6 is selling you something.

Catchment boundaries change. Confirm the assigned schools for a specific address directly with the Peel DSB before you rely on them.

Amenities

The recreation infrastructure is the strongest single argument for this neighbourhood, and it is not close.

Meadowvale Community Centre and Library, 6655 Glen Erin Drive, opened in 1982 and reopened in September 2016 after a $37 million, two-year redevelopment. It includes:

• a 25 m six-lane pool
• a separate warm-water therapeutic pool
• a fitness centre
• a double gymnasium
• a two-lane indoor walking track overlooking Lake Aquitaine
• three international squash courts
• a directly connected public library

A warm-water therapeutic pool and an indoor track are not standard in Mississauga community centres, and they matter to older residents and anyone rehabbing an injury through a Canadian winter.

Meadowvale 4 Rinks at 2160 Torquay Mews handles the arena side.

Meadowvale Town Centre, 6677 Meadowvale Town Centre Circle, is owned by First Capital REIT and runs to more than 394,200 sq ft. Anchors include Metro, Canadian Tire and GoodLife. The centre is BOMA BEST and LEED certified, and it houses the MiWay bus terminal — which is why the transit and retail conveniences cluster in the same spot.

Meadowvale Conservation Area, 1081 Old Derry Road, is City-operated on the Credit River valley and open from dawn to 11 p.m. Lake Aquitaine Park anchors the interior green space and connects by trail to Lake Wabukayne about 1.5 kilometres away.

For health care, Credit Valley Hospital at 2200 Eglinton Avenue West (Trillium Health Partners) provides emergency, maternal-child, cardiac, mental health, surgical, oncology and dialysis services. It also houses the Carlo Fidani Peel Regional Cancer Centre, which operates six linear accelerators and serves a catchment of 1.6 million people. That is a regional-scale facility, not a local clinic.

Employment: the 401 corridor

Mississauga’s largest business park runs along the Highway 401 corridor here. Employers in the corridor include Walmart Canada, Chrysler Canada, Siemens, GlaxoSmithKline, Magna, Microsoft and DuPont.

For a household where at least one earner works in that corridor, the commute maths changes completely — you are looking at a short drive rather than a 50-minute train plus a subway connection. That is the profile Meadowvale serves best.

What is coming: the development pipeline

Separately, the SmartCentres site at Winston Churchill Boulevard and Argentia Road, near Lisgar GO, was supported by City staff for residential conversion in September 2024 over more than 2,000 resident objections, with a framework including at least 10% affordable housing. That is the last public reporting we can confirm — as of September 2024 — and the current status is unverified.

The Meadowvale Neighbourhood Character Study was completed in 2021, with recommendations going to the Planning and Development Committee on 25 October 2021. Meadowvale Town Centre was explicitly excluded from that study and handled separately under the City’s “Reimagining the Mall” work.

The honest read on all of it: the pipeline is overwhelmingly mid-rise and high-rise apartment, plus employment and logistics floorspace. It adds meaningful rental competition — relevant if your plan involves renting a basement suite — while adding almost no detached or semi-detached supply. For freehold owners, that cuts in a specific direction: more neighbours, more traffic, more rental units competing for tenants, and continued relative scarcity of low-rise freehold stock.

Who Meadowvale suits, and who it does not

It suits you if:

• You want freehold space — a house, a yard, a driveway — with genuinely good public recreation infrastructure attached. The community centre and the lake trail system are the differentiator here.
• You drive. Access to the 401, the 407 and four major arterials is strong in every direction.
• You or your partner works the Highway 401 employment corridor. That is where this location earns its keep.
• Your weekday commute downtown fits inside the peak window, and you are comfortable using GO bus 21 the rest of the time.

It does not suit you if:

• You need all-day or weekend rail. The Milton line does not provide it, and the third-track constraint means you should not plan on it changing.
• Top-ranked secondary schooling is a priority. Meadowvale SS at 6.1 is below the Mississauga average, and Streetsville SS and John Fraser SS are meaningfully ahead.
• You want urban walkability. Outside the Town Centre, this is a 1970s car-oriented suburb, and the 84 Walk Score does not describe the residential interior.

None of that makes Meadowvale a bad place to live. It makes it a specific place to live, with a clear profile. The buyers who are happy here are the ones who checked the train schedule and the school ratings before they signed, not after.
