By Jatin Dua · Broker of Record, RE/MAX Quantum Realty · Updated 2 November 2026 · 9 min read — Markham’s 2026 property tax rate, the City’s own average bill, the due date pattern for 2027 and how its 4, 6 and 11-payment plans work.

Short answer

Markham’s 2026 residential property tax rate is 0.722889% of your MPAC assessment. The City’s average home, assessed at $822,671, pays $5,947 a year. The 2027 rate will be set in spring 2027. Final instalments were due July 6 and August 5 in 2026, and interim bills arrive in early January.

This guide is for Markham homeowners and buyers who want the real numbers on property tax: the rate, the average bill, the due dates to plan for in 2027 and the cheapest way to pay. The figures come from the City of Markham’s 2026 tax pages and brochure, MPAC and TRREB sales data.

What is the Markham property tax rate for 2026?

Markham’s total 2026 residential rate is 0.722889%. It is one of the lowest residential rates in the GTA. Three governments set the three parts:

Part of the bill 2026 residential rate Share of the bill
City of Markham 0.177477% 24.55%
York Region 0.392412% 54.28%
Education (set by the Province) 0.153000% 21.17%
Total 0.722889% 100%

Source: City of Markham, About Your Tax Bill, 2026 tax rates table (residential RT/RH) and bill shares.

One thing to know if you research this yourself: the City’s property tax FAQ prints a total of 0.700278%. The three parts above add up to 0.722889%, the City’s own rate table shows 0.722889%, and its worked example only balances at 0.722889%. I use 0.722889%.

Notice how small the City’s share is. York Region takes more than half of every residential tax dollar in Markham, and education takes about a fifth. When you hear about a Markham budget increase, it applies only to that first line.

What is the average property tax bill in Markham?

Markham publishes its own average. The City says the average residential assessment for 2026 is $822,671, and that home pays $5,947.00 in 2026 property tax.

Average Markham home, 2026 Amount
City of Markham $1,460.05
York Region $3,228.26
Education $1,258.69
Total for the year $5,947.00
Per month About $496

Source: City of Markham, About Your Tax Bill (2026 average CVA of $822,671). Monthly figure is my division.

If your assessment is different, use this rule: every $100,000 of assessment costs about $723 a year in Markham. Here are a few more 2026 examples:

  • $600,000 assessment: about $4,337 a year ($361 a month)
  • $1,000,000 assessment: about $7,229 a year ($602 a month)
  • $1,200,000 assessment: about $8,675 a year ($723 a month)

For 2026, Markham Council approved a 3.9% increase on the City’s part of the bill. The City says that equals $54.99 for the average home.

Why is my Markham assessment lower than my home’s value?

The assessment comes from MPAC, the Municipal Property Assessment Corporation, and it is not today’s price. MPAC says 2026 assessments are still based on values as of January 1, 2016. The Province postponed the 2020 reassessment and extended that postponement, so the 2016 base still drives your bill.

Two practical results. First, buying a resale home does not reset the assessment, so the seller’s bill is a good guide to yours. Second, MPAC can still change an assessment when the property changes, such as an addition or a newly finished house. If you think MPAC has a fact wrong, you can file a free Request for Reconsideration by the deadline on your notice.

As of November 2026, I have not seen a provincial announcement of a new valuation date. My guide to Ontario’s 2016 assessments explains what a future reassessment could mean for your bill.

When are Markham property taxes due in 2027?

Markham bills twice a year. The interim bill is issued in early January and equals 50% of your previous year’s taxes. The final bill is issued in early June and adds the year’s budget changes from the City, York Region and the Province.

Bill Issued 2026 residential due dates (regular payers)
Interim Early January Two instalments, in February and March (see your bill)
Final Early June July 6 and August 5, 2026

Source: City of Markham, About Your Tax Bill and 2026 Final Tax Bill brochure. Interim months based on the City’s 4-instalment plan schedule.

The exact 2027 dates will be printed on your 2027 bills. Commercial and industrial properties follow a different final schedule, so if you own both kinds of property, do not assume the dates match.

This model doesn’t know that your neighbour’s identical semi went $80,000 over asking last month, or which two upgrades actually pay back in your area. That conversation is free and takes twenty minutes.

How this works — your estimate is generated by a model built on recent Toronto & GTA sale data, weighting area, property type, size, age, condition, lot and features. It is an automated estimate for information only. It is not an appraisal, not a Comparative Market Analysis, and should not be relied on for financing, legal or tax purposes. Real pricing depends on comparable sales, interior finishes and market conditions on the day — ask me for a written CMA before you make a decision.

When will Markham set its 2027 tax rate?

Expect the 2027 rate in spring 2027, ahead of final bills in early June. This is the normal sequence, based on how 2026 worked:

  1. Council approves the City budget, including the City’s increase for the year.
  2. Interim bills go out in early January at half of the previous year’s taxes.
  3. York Region sets its rate and the Province sets the education rate.
  4. The City applies all three rates, and final bills go out in early June.

Until then, use 0.722889% for any 2027 budget and leave a little room for an increase. On the average $822,671 assessment, a 3% rise in the total bill would add about $178 a year.

How do I pay property tax in Markham?

  • Online banking. Add “City of Markham” or “Markham” as a payee, choose taxes, and enter your roll number. The City’s brochure says it must start with 36, not 1936, and be 20 digits long. Pay at least five business days before the due date.
  • At your bank. Pay in person at your bank or credit union, also five business days early.
  • By mail. Send a cheque for the full instalment with the bottom part of your bill, and write your roll number on the front.
  • At the Markham Civic Centre. Cash is not accepted. Cheques can go in the drop box at the Thornhill entrance.
  • ePropertyTax. The City’s online account lets you view, download and pay your bill and get an email when it is ready.

A cheque that cannot be processed brings an extra fee, so check the date, amount and signature.

Can I pay Markham property tax monthly?

Yes. Markham’s Pre-Authorized Tax Payment Plan (PTP) takes payments from your bank account in 4, 6 or 11 instalments a year. The 11-payment plan is for residential properties only.

Plan Interim bill Final bill (2026 dates) Per payment on a $5,000 year
4 instalments February and March July 6 and August 5 $1,250.00
6 instalments February, March and April July 6, August 5 and September 8 $833.33
11 instalments February to June, 1st of the month July 1 to December 1, 1st of the month $454.55

Source: City of Markham, Tax Payment Options and About Your Tax Bill. The $5,000 example is the City’s own.

To join, your tax account must be paid in full. The brochure says to apply by December 4, 2026 for payments that begin in February 2027. You cannot use a line of credit or credit card cheques, and other charges added to your tax account must be paid separately.

What is the penalty for late property tax in Markham?

Markham adds a 1% penalty to an unpaid instalment, then charges 1.25% interest on the first day of each month the balance stays unpaid. The City says council and staff cannot waive these charges. A PTP payment returned by your bank gets the same treatment.

Watch out

Water arrears in Markham are added to the property tax account and treated like taxes. If you are buying, ask your lawyer to confirm there are no water or tax arrears on the account before closing. If you are selling, clear them early so they do not hold up your closing funds.

Is there property tax relief for seniors in Markham?

Markham has two programs. The Low-Income Seniors Property Tax Assistance Program is for low-income owners 65 or older, and the City’s criteria include receiving the Guaranteed Income Supplement. It forgives late payment charges on existing tax arrears and lets eligible seniors join a deferral that freezes future increases until the home is sold. For 2026, applications were due March 30.

The Seniors and Low-Income Tax Deferral Program helps seniors 65 or older who receive the Guaranteed Income Supplement, and some low-income people with disabilities, who are up to date on taxes. Deferred and unpaid taxes together cannot exceed 75% of the assessed value, and applications are due September 30 of the year. My GTA seniors tax relief guide compares these with other cities.

How does Markham property tax compare with home prices?

Markham’s low rate is paired with high values. Here are this year’s median sold prices:

Markham home type Median sold price, Jan to Oct 2026 Change vs same period 2025 Average days on market
Detached $1,420,000 -6.5% 29
Semi-detached $1,025,000 -12.2% 28
Freehold townhouse $999,990 -10.9% 29
Condo townhouse $750,000 -9.1% 37
Condo apartment $558,000 -13.2% 39

My take

Markham buyers often focus on the low rate and forget that the bill depends on the assessment. Two Markham houses at the same price can carry very different assessments, depending on when and how they were built or changed. Before an offer, I get the seller’s last final bill so the monthly cost is real, not a guess. And if you plan to stay on monthly payments, sign up for the 11-instalment plan early. It is the smoothest way to keep tax off your mind.

What to do next

  1. Find your assessment on your MPAC notice or tax bill and multiply it by 0.722889%.
  2. Note the 2026 final dates of July 6 and August 5, then confirm the 2027 dates on your January interim bill.
  3. If you want monthly payments, apply for the PTP plan by December 4, 2026 to start in February 2027.
  4. Check your home’s market value with my Markham home value guide.
  5. Use the estimator on this page to plan your full monthly cost of owning.
